We have received your notice of a complaint against our company submitted on 3/25/16, ID number [redacted] Our response follows belowPlease note that the copies of the first two pages of the rental agreement are copies of the agreement signed by the customer The name and address of the customer have been blanked out, but we can provide a complete copy of the agreement reflecting the customer's information and signature should you need it.Customer rented a 5xclimate controlled unit on August 7, Monthly rent on the 5xis $55, Customer paid $in rent which paid them up on the unit for the remainder of August, or until September (all units have a due date of the first of the month).On August 31, 2015, customer paid $rent for the month of September.On October 1, 2015, rent for the month of October came dueCustomer did not pay on 10/1/15, but came in to the office on October and wanted to move from the 5xto a 5xat $per monthWe did not charge the customer a late fee of $as allowed for in paragraph of the rental agreement (see copy of page attached)Customer paid $rent, representing days at $per month and days at $per monthThis paid the customer up until October 31.Customer did not pay another payment until November even though it was due on November Customer thus paid $rent plus a $late feeThis payment paid the month of NovemberAnother payment became due on December 1.Customer did not pay another payment until January 13, Total due at that time was $($rent and $late fees) but customer paid only $50.On February 5, 2016, customer was mailed a notice of lien proceedings and impending auction of the contents of the unit on March 9, Customer was again more than days late with payment, but we did not assess an additional lien sale fee of $as allowed for in paragraph of the rental agreement.Customer did not make another payment until February 26, which paid the unit up through February 29.Rent for the month of March was not made until March Again, we did not charge the customer a late fee of $as allowed for in the rental agreementThis paid the rent for the month of March.Customer came in to our office on March 25, and advised she was moving out of the storage unit that dayShe requested a refund of rent for the days she would not be using in MarchWe advised her that we do not give rent refunds on move outsThe rental agreement states in paragraph "Rent paid for month in which Occupant moves out early shall not be refunded." Monthly rent on the 5x10 is $55, Customer paid $44.35 in rent which paid them up on the unit for the remainder of August, or until September 1 (all units have a due date of the first of the month).On August 31, 2015, customer paid $55 rent for the month of September.On October 1, 2015, rent for the month of October came due. Customer did not pay on 10/1/15, but came in to the office on October 3 and wanted to move from the 5x10 to a 5x5 at $35 per month. We did not charge the customer a late fee of $10 as allowed for in paragraph 3 of the rental agreement (see copy of page 1 attached). Customer paid $36.29 rent, representing 2 days at $55 per month and 29 days at $35 per month. This paid the customer up until October 31.Customer did not pay another payment until November 30 even though it was due on November 1. Customer thus paid $35 rent plus a $10 late fee. This payment paid the month of November. Another payment became due on December 1.Customer did not pay another payment until January 13, 2016. Total due at that time was $100 ($70 rent and $30 late fees) but customer paid only $50.On February 5, 2016, customer was mailed a notice of lien proceedings and impending auction of the contents of the unit on March 9, 2016. Customer was again more than 31 days late with payment, but we did not assess an additional lien sale fee of $50 as allowed for in paragraph 3 of the rental agreement.Customer did not make another payment until February 26, 2016 which paid the unit up through February 29.Rent for the month of March was not made until March 4. Again, we did not charge the customer a late fee of $10 as allowed for in the rental agreement. This paid the rent for the month of March.Customer came in to our office on March 25, 2016 and advised she was moving out of the storage unit that day. She requested a refund of rent for the 6 days she would not be using in March. We advised her that we do not give rent refunds on move outs. The rental agreement states in paragraph 8 "Rent paid for month in which Occupant moves out early shall not be refunded."
