This letter is written in response to the recent and above-referenced Better Business...

Bureau Complaint (hereinafter the "Complaint") filed by Ms [redacted] (hereinafter the Complainant") of Danbury, Wisconsin on January 9, 2016.
Lake Homes, Inc. is a licensed construction and design company incorporated in Minnesota and Wisconsin that has continuously operated as a reputable contractor for over twenty-two years throughout the region. We sincerely value our customers and our business reputation. As a result, we are responding to the Complaint with a complete and substantive response that will demonstrate Lake Homes, Inc. has undertaken every reasonable effort to address Complainant's concerns and will prove that the Complaint is meritless.
RESPONSE TO COMPLAINT
Lake Homes, Inc. (hereinafter "Lake Homes") strongly disputes the factual characterizations contained in the Complaint. In particular, Lake Homes wishes to stress that throughout our business relationship with Complainant, we have provided clear written estimates. All contracted work was authorized in advance by Complainant and/or the co-homeowner (hereinafter the "CoOwner"). Further, Lake Homes provided all agreed upon services for the specific projects referenced in the Complaint at, or below, the rate that was quoted to the Complainant or agreed upon by the parties. Finally, all contracted work and materials met and exceed commercially standard levels of workmanship and quality for similar work in the area.

In the interests of client privacy, Lake Homes will not unnecessarily disclose the identity of our customers or other similar customer specific data. All of the specific information provided in this reply was referenced in the Complaint. In some cases, Lake Homes has elected to provide summary information pertinent to replying to the Complaint because such information was out specifically disclosed by Complainant.
FACTUAL BACKGROUND
In July 2014, Lake Homes initially met with Complainant and Co-Owner to discuss the construction of a screened porch and garage at their residence (hereinafter the "Residence"). After several meetings, the parties agreed to terms involving the two projects. At the onset, a correction was made to an initial estimate that contained a typographical error. The error was communicated to the Complainant prior to engaging in any contract work. Ultimately, Lake Homes quoted, and the parties agreed, to a cost of $27,690.00 to construct a 12" x 22' screened porch, and $27,856.00 to construct a 24' x 28' garage, or $41.00 per square foot.
After embarking on the garage-related work, the Complainant and Co-Owner made a modification request and asked Lake Homes to build a 24" x 36" garage. The parties agreed to the modification with the implied understanding that the additional footage would cost $41.00 per square foot, as initially quoted.
Lake Homes completed the requested work on the garage and porch. Next, final billings were provided and accepted by the client. As noted in the Complaint, the Complainant and accepted by the client. As noted in the Complaint, the Complainant provided Lake Homes with $10,000.00 in check payments, indicating acceptance of these terms.
The check payments issued by Complainant were partially rejected by the issuing financial institution. Legally and ethically, the responsibility for issuing valid checks with sufficient funds belongs with the party writing a check. However, upon receiving notice of rejected funds. Lake Homes acted in good faith and provided notification to the Complainant in an attempt to allow Complainant to take the steps necessary to correct the problem.
Lake Homes also completed authorized project work at the Residence for the entry, window installation, and siding in accordance with the terms and conditions mutually agreed to by the parties.
While working at the Residence, Lake Homes has undertaken ail reasonable efforts to correct any legitimate or reasonable concerns about or workmanship. For example, after being notified by the Complainant and Co-Owner in October 2015, Lake Homes promptly completed minor repairs to garage siding resulting from a subsequent contractor placing a cement slab adjacent to garage. Although the damage at issue was not the fault of Lake Homes, Lake Homes repaired the siding at no cost to the Complainant or Co-Owner.
Since August 5, 2015, Lake Homes has met personally with Complainant and Co-Owner in a good faith effort to discuss and resolve any remaining billing issues. A written response was issued to Complainant on December 22, 2015.
SUMMARY
Lake Homes strongly asserts that all work and materials used for Residence projects, as referenced in the Complaint, meet and exceed industry and commercial standards for craftsmanship / workmanship and quality.
In direct response to the Complaint, Lake Homes has again mailed all applicable estimates and invoices related to the referenced projects to the Complainant. Lake Homes remains open to discussing a reasonable resolution of the issues raised by the Complaint. However, Lake Homes cannot agree to a refund as Lake Homes has not received sufficient payment for the ordered material or work that has already been completed in accordance with the terms and conditions agreed to by both parties.

Lake Homes Inc has not responded to any of the questions we have asked of them. We would like to have the material and labor cost details that we were told we would get at the end of the project that should justify the monies we paid. None of the invoices that were provided are signed and I was asked to sign all of the invoices to show we had seen them. The invoice for the garage that Lake Homes provided a copy of is not the same dollar amount as the invoice I signed. The copy they provided is $5,000 more than the one I signed and we have asked for an explanation of this dollar change several times and never received a response. We did not agree to an $11,000+ increase for the garage work. This was told to us on August 5, 2015 for the first time and payment was demanded at the same time.
On August 5, 2015 Lake Homes also took the drawing that went with the estimate for the front of the house. I asked that it be returned as soon as they made a copy for themselves. We have not received the drawing back and we need that to substantiate our claim for work that was not done.
In the letter from Lake Homes it states they have met with us since August 5, 2015 in a good faith effort to resolve any remaining billing issues. That is not true. There has never been a meeting to discuss billing issues since August 5, 2015. Can Lake Homes provide details of this meeting as far as date and time? It also states that a written response was issued on Dec 22, 2015. That written response does not address a single issue I raised verbally or in my letters. It only states that they feel we can work something out.
Please have then read my letter and address my specific issues. I am not satisfied with the quality of neither the work that was done nor the price that we paid for the work that was done. There is not much that can be done about the quality at this point so I would like to stay focused on the price charged for the work.
