When I estimated *** [redacted] 's he asked for new steps and one sidewalk slab exactly the way it was but newHis existing steps were cracked and fallingHe wanted plenty of pitch so the water would run away and the same amount of rises and treads [redacted] was home the day we set up and poured the stepsOnce the steps were formed and ready to pour I had [redacted] approve the formsHe looked at me and said yes that's what I want go ahead and pourAfter the pour we finished the steps and we're ready to leave and [redacted] said good job looks good, he also said good job to the three other workers I had there.Three weeks later he calls swearing and upset demanding a refundI think what he's trying to do is get a refund and keep the money, then the stairs will be freeIf you read his comments on Facebook and compare them to the ones on the Revdex.com they contradict each otherComments he wrote on Facebook and to the Revdex.com are not based on fact and are falseThe job we did for [redacted] is fine, meets all codes, looks good and was done to contractHe will not be getting any type of refundI'm considering legal action for loss of opportunity and defamation of characterOn his street alone in the last years I've done five neighbors housesAfter his job another neighbor hired me to do concrete stamping for a sidewalkDuring [redacted] 's phone call to me for a refund he alluded I would not be getting his neighbors jobI don't know how somebody can lose a job for me, make accusations on Facebook, and fill a complaint with the Revdex.com against me for a job I did to contract on time, had approval of the forms before the pour, was told by homeowner he liked the jobHow can he do that with no proofNo pictures, no report, no breech of anything I wrote in contractI sure hope a unfounded complaint isn't posted or affecting my Revdex.com ratingI wanted the city inspector to look at the steps and [redacted] refusedI then suggested a concrete contractor I know and he refused that as wellI told [redacted] I would redo the work and he refused I even said I'd refund the next contractor the money, he refused, he wants cashHe said he had someone look at the steps but won't tell me who or has anything in writingI've been in business for years and have run into customers like [redacted] before, like I said I believe he's running some kind of scam to get the job for freeOne would think then" why just not pay" Because then I could sue or put a lien on the workHe's complaining anywhere he can, saying "I'll stop slandering if I get money." I did not approve them . I got home around mid afternoon that day , and started questioning things right away. the first question was how did he pour the footings and stairs in the same day , which is when he admitted to not doing the footings , as is in the contract. I also questioned the finish , which was and is still wavy . the original reason he was hired was to fix the crack at the top of the stairs ,which is STILL there ,that was the original problem ,so he didn't even do what he was hired to do. No two stairs are the same size , I guess he is going to say I asked for every stair to be a different size with a different pitch. Every single person that has walked on these stairs has said the same thing , it feels like you are falling forward as you walk down. [redacted] is the only person trying to say the stairs are okay , because he doesn't want to admit the job went wrong. Not a professional in my opinion ,but a scam. he took our money , did a bad job , and now wants to walk away. If he is so qualified , why aren't there any expansion joints? why didn't he fix the crack? why is everything wavy? why does the slab drop 5.5 inches to the right , oh that's right , I asked for this to be wrong according to him. If that's the case , a true professional would have advised me otherwise , stating the safety aspect of such a severe pitch. Its just too bad that he wont take responsibility for the very poor work he did here. obviously not a man of his word, but someone who knows how to skate around law , knowing without a permit I would have a very hard time proving the poor and incorrect work. All I can say at this point is my wife and I have learned to never trust another contractor.

[redacted] jr hired us to remove his garage floor, patio and driveway then re-pour. We worked for a couple weeks and got down to the last $800 of concrete to pour. Everything else was done. Garage floor, patio, and 3/4 of the driveway. There was a $4000 balance due. The last day of work he called...

the police to remove us. Now all he had to do is have someone else pour the $800 of concrete left and be ahead $3200. His dad paid the down payment and I don't think he had the rest of the money. Why else would someone do this. He was a problem from day one. I'm not going to be like jr and go nuts. He's a conman that will have to answer for what he did soon. In court. I'll get paid, I always do. Sometimes it takes a while. Shame on him for screwing over a couple hard working Joe's.

I've had 2 contractors tell me the whole job is not up to code , the slab he poured slants 5.5 inches in 3 feet. I'm not running any scam, that is a joke. I hold three different licenses, I am fully insured, can get a bond for any job needed.[redacted]'s job required no permit. The work I did violates no codes that's why he's having trouble. There were three workers with me the day we did the work. They saw and talked to [redacted] plus heard him approve the forms. He was there, he approved the forms, when we were done he said good job. I gave him exactly what he asked for and he verified that at various stages throughout the day. The set of steps is 3 feet in the air, by code two handrails are required on both sides. We were on a moving deadline, and he knew it, and promised the projects

would be complete by August 12th, 2012. He didn't even start until the 20th

of August, and that was the GOOD news of our experience!

He always had some reason to not show up, and to need more and more money

from us. We could hardly ever get hold of him. When we refused to make

the final payment, which showed as NOT due on the contract until all

projects were complete, he refused to finish! In other words, he wanted

ALL the money up front! What it would agree to that, when he kept

stalling on finishing as is? He left the attic unfinished,the dormer

not done at all, our house a MESS, the stairs unfinished, and actually

kept some of the supplies WE bought! He even was going to have us have OUR boys do some of his work for him, because the first drywaller he hired was a [redacted] who ruined the hanging of the drywall and walked off the job.

He stiffed his next drywaller subcontractor, who we had to pay,and when the subcontractor ran out of drywall WE had to buy and deliver it, because [redacted] of Lake West Remodeling said he didn't have any money to do it.

After all the dust has cleared, [redacted] (Lake West Remodeling) has ended up with more than 13,000.00 of the 15,640.00 quoted of our money, as well as us having to pay the electrical charges that were supposed to be included, and as I mentioned, the subcontractor, but still wants MORE to finish the project...in fact ALL of it!

Also, when he tore out the old cement basement stairs, he discovered the

sidewalls are dirt. He should have known they would be, since where

the garage the stairs lead from is only a slab foundation. He wanted

MORE money to fix the sidewalls! He also cut our phone line, never even

told us til we asked, and then made US have it repaired! BEWARE! He

seems nice and does good work WHEN he works, but clearly doesn't keep

his word. We found out he's running a bunch of projects concurrent to

ours, and it appears to us he's robbing peter to pay paul, so is hard-core pressuring us for money he's not even due yet! His story is he's afraid we won't pay him the rest (which after credits for what we had to pay subcontractors, etc. that we weren't supposed to, wouldn't be much anyhow, though of COURSE he claims more!) but has no foundation for that claim and it's just another dodge of his to get more money out of us without doing what he owes us. Clearly we've paid him all along, on schedule.

He will tell you what he thinks you want to hear to get you off his back for awhile and then do whatever he wants anyhow, and will absolutely pressure you for money every time you turn around. Our project is SEVEN WEEKS past deadline, we've had to pay more rent to stay where we are, and now we will have to hire someone else to finish what he promised to, but clearly did not, finish.

He told us that he regularly tells clients he is "ordering supplies" so they won't know he's just behind on everything. NO integrity.

Most stressful, frustrating, disappointing experience I've ever had with any service person.

We're going to court.
