This company took over our park year agoFirst thing they did was raise the rent, then went around threatening everyone if you didn't do this and fix that in days they would start evictionWe hardly ever have a manager, they have been through in a year and yet again there is no one in the officeNo phone #'s to reach anyoneyear later another rental increaseThey have done nothing absolutely nothing in this park no improvements at allNasty people to deal with arrogant and rude Every other sentence ends with " you will be evicted."The grass at the office and at the properties they own is knee high, but they want to charge us $if they have to mow our grassThis was a peaceful happy community until these people arrivedWith the arrival of the new lease people have fled from here many abandoning their homes This is not an affluent community, the majority are seniors on fixed income If you see these folks coming to your community...run for your lifeThey are only after the money they care nothing about the people or the park

I bought a mobile home in one of their properties *** *** *** from the owner and the manager didnt make a commission off my trailer and the manager *** *** has been discriminating against us since we moved in Aug6, It took her days to turn in our paperwork for background checks etcafter being threatened by the old owner with a lawsuit within hours we were approved but she held the paperwork for weeks unnecessarilyI am being harrassed by her for infractions of the "rules" but no one else in this park has to follow those rulesI had my car tire inches onto the dirt next to my driveway and she stuck a sticker on my car window that took a scraper to get off and scratched my window but other residents have cars parked completely on the grass and boats and campers parked on the grass beside homes that have been there since I moved in but they aren't getting stickers and threats of being towedShe doesnt make sure the trash pick up we pay for is actually being picked up instead of being left on the sidewalk for an entire week or more before its picked up (trash runs twice a week) I bought my son a car and she called code enforcement on me for the car being "inoperable" well I DROVE that inoperable car to Deltona last night to get this nasty woman off my case! There are many cars here covered by car covers with no tags and cars backed up to sheds with no tags BUT I AM THE ONLY ONE SHES CALLING PEOPLE ON can you say DISCRIMINATION???? Harrassment???? since my attorney and I drove all over this park and took pictures streets had over violations and a bunch are on the same street the manager lives on and some are as close to her home as houses away and none of them are being cited with violations! I am seriously considering paying my attorney to file a discrimination/harrassment suit, if this isn't recified

The owner of this business raises rent and does nothing for the residents of the parks he owns

Purchased a "fixer-upper" mobile home in Lutz, Florida from this company. I was told that they had just had the roof resealed. I did purchase it "as-is", however, within less than a month, I had mushrooms growing on the floor of the bedroom and mold over the entire house. I asked for assistance from the company to repair the roof (wanting a small loan to be able to get the roof fixed, not asking for anything more). I was told "no" by corporate office. I placed tarps on my roof to try to protect my investment while I worked on some of the inside and tried to get the money to fix the roof.
That was July 2015. Now, December 2015, I have been given 30 days to fix the roof. I do not live in an upscale mobile home community. Most of the residents are just barely "making it" (me included) and I do not have the $5000 to get the roof fixed immediately. I fix things when I have the money to purchase the materials, then I do the work myself (I am a 53 y.o. female who's husband is in a nursing home with dementia).
When the "regional manager" came by my home today, she was very condescending in the way she spoke to me and not the least bit apologetic that the company had sold me the trailer in this condition. Such a "fine" way to treat me, a resident who pays my lot rent in full and on time.

This place is infested with cockroaches. Our playgrounds are infested with red ants and wasps, and are never clean. There are constant thefts. Cops are always here. There have been three arsons on homes here in the last month. These were deliberately set fires. We live in Florida and the pool is only open in June and July. Lot rent as of now is $513 and goes up every year. There are like 600 homes here and ONE person working in the office. There is always a line going out the door. The woman in the office, Debbie is an absolute terror to work with. She will tell you to go away and that you are wasting her time. I would not recommend this place.

Greedy Company raising the rent higher then usual on retired communities , unreasonable demands and no added service Greedy alreay 3 raises in rent even after offering that 2017 there would not be, park un peaceful after this company bought [redacted] in [redacted], Florida , Residents have most sold their homes after financial burden of seasonal owners. Under paid managers
and pushy . and greedy , they also hire who they can pay less to do more older retirees so has to work more then one property at late age. inproper timing. and notices
aweful run don't buy or rent from Lake Shore , already has a bad reputation

This company is terrible!!! They only care about the money..they raise the rent every year and the sprinklers have not been working for more than 4 years so now all everyone has are weeds!!! plus the water lines break weekly!! Terrible terrible company!!!!!!
