Lakeview Construction

Went with Steve at Lakeview Construction per recommendation of Gutter Topper. I did my due diligence on the gutter guard product, but made the mistake of assuming that a premium product manufacturer would align itself with premium contractors. I won't make that mistake again. Strongly recommend that others stay away from doing business with Steve and his company. Issues we had to deal with:
- Steve underestimated the required materials by 33%. He requested that we cover the full material shortage even though we had a fixed price contract. He would not proceed until we reached an agreement. After weeks of back-and-forth, we finally agreed to give him back the 10% discount we had negotiated upfront.
- Signed contract in November with a gentlemen's agreement that we would be his first project out of the gates as soon as the temperatures warmed up. It was supposed to be a 2-day job. Project wasn't completed until September of the following year.
- He tried to pressure us into switching from the factory's preferred installation method to an alternate method even though we stated a clear preference upfront. We even had him test before starting work to ensure the preferred method was feasible based on the condition of the roof. He wouldn't provide documentation from the factory explaining the trade-offs between the installation methods. I had to call the factory directly and inquire about the process. I found out additional materials were recommended to prevent seepage that Steve had not mentioned.
- In the end, I found out that the sub-contractor he brought on for the topper install had no prior experience with the product. We eventually agreed to allow the work to proceed under Steve's continuous oversight. To his credit, the gutters and toppers are working well so far. We can only hope the work continues to hold up.
