Marketing Issue
On July 13, 2022, I submitted two requests via this company’s online website for the instructions on filing a consumer complaint. I never received a response to those requests. The reason for my requests is because my email address was provided to an unknown source for marketing purposes without providing me with the opportunity to opt out. I’ve used the third party source several times and have never had an unknown source email me regarding my interest in apartment communities. Typically, all communication comes from the known property. This is the first time this happens and the app does not give your information to third parties per their disclaimer and guidelines.

On 7/26/2022, I contacted the Park at Live Oak which is a property that this company owns and spoke to a Wendy who gave me the contact info to the owner as this is a private business. I informed her that I had submitted two requests via the portal regarding how to submit a consumer complaint to this company but I had not received a response. Wendy advised that the owner Elizabeth would respond if I emailed her so I did. I emailed Elizabeth and explained to her that I received a few emails from an unknown source related to her property, Icon at Yorktown, but when I began questioning where they obtained my contact info from, the source stopped responding and I just simply wanted to confirm if this company was associated to the unknown source or if it was spam. Elizabeth never responded. I requested a response three times and on my final attempt I notified her that I would be seeking legal ramifications and filing complaints with my state agencies. Elizabeth finally responded confirming that they never provide prospect applicant info to third parties. Then she confirmed that the unknown source to me, contacted me based on my interest my interest in her property but that it would not happen further. Then she went on to say that she is glad that I will not be living in her community as I would be a headache.

Stayed at this establishment for two nights (8/17-18/2018) and right off the bat there was no way to have both the mini-fridge and microwave plugged into the same outlet at the same time due to the plugs being too big for bothMy wife then tried to get onto the internet but was never able to connect with her laptop but she was able to connect with her phone The main problem began on the second day-the stopper for the bathtub did not come open part-way, it came out all the way and was the only way for the tub to drain properlyWe left for the day and when we returned we found the following: the trashcan was still full, the bed had not been changed nor even made, the coffee maker had not been replenished and the floor needed either a sweeping or a moppingThere also was no "Do Not Disturb" sign but fortunately the room next door had two on their handle so we borrowed one
My stepdaughter, her fiancee and their two small children had it even worse for the one night they stayed (8/

On I traveled to Detroit MI for a family event with my boyfriendHe and I stayed at the Red Roof Inn hotel for nightsmy perfume bottle was stolen from my room and and I believe the housekeeper stole itI left my room on 1pm to visit the mall which was across the street and when I returned around 2pm I noticed the housekeeper was in the room next doorI grabbed my charger from the room and as I was leaving she kept looking at meI returned around 645pm and I was looking for my perfume bottle I noticed that my bag was openedI looked inside the bag to make sure everything was in it and I noticed that my perfume bottle was missingI immediately notified the front desk to speak with a manager and I was told by a man that the manager wasn't there and wouldn't be back until MondayI then went up to the office and spoke with the same man who was very rude to me when I showed up and said that all he could do is leave a note for the managerI went back up to the offic

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint I do not have a copy of the $rent renewal because I apparently did not receive one, but I did sign one If it was swapped out or thrown away, that is a management errorAgain, the $rent renewal offer does not sspecify an expiration date and I did specifically ask Flora if the $offer would be honored and she said yesI have had some financial issues with paint rent on time for some months, but the previous management was understanding and worked with me I've lived here for over five years with little to no issuesThe right thing to do is honor the $rent price as was offered upon renewal I do not want to have to take legal action, but I will if I have to What this new management has done is illegal You can't increase the rent without prior notification nor swap out or throw away a signed lease agreement because they want you to pay more money

Dear Ms. [redacted]: We have no Lease Contract for you reflecting the $600 monthly rent. Though we’ve requested that you provide your copy with this amount, you have not done so. You are correct that our employee, Ms. [redacted], did not include the expiration date of the renewal offer. However, the notice DID say, in bold letters, “Offer is Limited”. We do not have anything in writing from you stating that you would renew at the $600 per month rent. When you signed the Lease Contract, we pointed out the terms of the Contract. You initialed each page and signed the last page. The terms are quite clear in the Contract and are highlighted in a red box at the top of the signature page. On that same signature page, you will notice that the box for a Rent Concession Addendum is NOT checked. This means there was no concession on the rent. It was only after your account became delinquent again and we attempted to collect past due rent that you began to contest the amount of the monthly rent on the Contract that you signed. If you have additional documentation to offer, please do so. We remain committed to an amicable settlement of this matter.   Cordially,   Elizabeth [redacted]

sans-serif;">To Whom It May Concern: In July 2016, Ms. [redacted] was given a notice encouraging her to renew her Lease at $600 per month by Ms. [redacted], then the Assistant Manager, who is no longer with the company. The notice should have included a deadline by which to respond, but did not. It does say “Offer is Limited”. Special offers like this are not available indefinitely, but only for a limited time. According to the terms of her then existing Lease Contract, Ms. [redacted] needed to advise us in writing at least 60 days prior to the expiration of her Lease if she was going to renew. Since her Lease ended September 30, 2016, she should have advised us by July 31. We did not hear anything regarding the matter from her. She came in to sign her new Lease Contract on August 30. At that time, she was given opportunity to read the Lease prior to signing. She initialed each page, including the first page right underneath where the new lease amount of $725 per month is clearly stated. She also signed the last page where a “Summary of Key Information”, including the rent amount, is clearly and prominently displayed in a red box.  Please see the attached. When new Lease Contracts or renewals are signed, our policy and practice are for the staff member processing the paperwork to point out the key terms of the Contract, especially the rent and fees amounts. Residents are given a copy of their Lease Contracts after signing. There was no Contract signed for $600 per month. Neither she nor we are in possession of one for $600 per month. Ms. [redacted] unfortunately has a history of late payment and eviction as well as lease violations. Because of this poor rental history, Ms. [redacted] should not have offered to renew the lease. We sincerely regret that this matter has progressed to this point. If we can offer additional information, please feel free to contact us.
