Review: We rented a home for a one week rental through Landis Realty. Upon entering home on agreed date, home was NOT what was advertised on company website. The rental unit was dirty with trash throughout the house and inside furniture. Kitchen appliances as well as laundry facilities were rusty and dirty as well. Kitchen cabinets were broken. Worst of all, health/hazard issues include mold and mildew in bathrooms as well as black mold coming from air conditioning vents. Other vents along with smoke detector were hanging out of walls covered in rust and dust. We did not pay to stay in a deplorable, misrepresented home and because of the mold, did not stay there and returned home to Pennsylvania that evening as the owner of the home, [redacted] or Landis Realty did nothing more than offer to take an hour to clean it. From the condition of this property, it has been neglected for quite some time, and should be inspected as a potential health hazard. We paid to stay in a clean, well maintained beachfront property and this is not what was delivered to us.Desired Settlement: We would like to be refunded in full for amount paid to Landis Realty. In addition to this, the rental license of the owner should be suspended until his rental units are inspected by a certified health/hazard representative. Landis Co Realtors needs to be fined for not keeping up with the condition of the units they continue to rent, as well as not standing up for their client when the situation unfolded. Two agents from Landis even came out to the home and saw the condition first hand and agreed it was not livable, but yet did NOTHING for us.

This letter is to acknowledge receipt of letter of complaint in reference to Tenants who rented the property at [redacted]

Approximately 2: 13 PM on Saturday August 24, 2014 Tenant came into the Landis Office after checking into her rental property located at 6701 Pleasure Ave South-Side unit in Sea Isle City NJ. She was directed to Rental Agent [redacted], who is the Listing Agent for the property. Mrs. [redacted] directed tenant into my office after a brief discussion with her concerning the rental property.Tenant at this time continued to tell me of certain male personal items found in one of the bedrooms where her children would be staying and that the property had not been cleaned. She was very emotional because of the personal item (condom) left in this particular bedroom. Shortly thereafter the rental agent [redacted] arrived back in the office and joined the conversation. At this point both Mr. [redacted] and I drove down to the property to do an on-site inspection. Property was neat but did need to be cleaned. We found some surface Mold in Master bathroom however wall and ceiling were completely dry. We also noticed that the air vents near the ceiling in certain areas had what appeared to be a dark substance but could not ascertain if it was merely dust or something else. The washer and dryer was located on the ground level in the garage which did have quite a bit of rust spots and under lid needed to be cleaned. At this time Mr. [redacted] and I returned to the office and called the owner conveying the wishes of the tenants that they would like their monies to be refilnded in full. The ownerstated that he would get a cleaning crew to go over to unit to correct any problems and would treat the Tenants to dinner while the cleaning crew was in property. The Tenants at this time stated that they did not wish to stay in property and wanted the refund. The owner stated that he was not willing to refund the rental amount since the tenants were not willing to give him time to do a thorough cleaning. The tenants then asked Mr. [redacted] if he could find another rental for them. Mr. [redacted] informed tenants that since the owner of their rental had the monies and not The Landis Company and told the tenants that they would have to also pay for the new rental, which tenant agreed too. Mr. [redacted] took them to a few places of which were either rented or was not suitable to Tenant. The broker of the Landis Company offered the Tenants a Five Hundred Dollar refund and allow the cleaning crew to clean subject property which the Tenants refused and stated they were going home.At no time did Mr. [redacted] or I ever make the statement to the Tenants, that the property was unlivable. The week they rented was a prime time rental and The Landis Company did not have a lot of choices for rentals and the properties that were presented to the were unsuitable in their opinion.
