March 20, Revdex.com Attn: [redacted] Euclid Avenue, 4th Floor Cleveland, OH 44115- RE: Complaint ID [redacted] *** Dear *** I'm a little surprised that Ms [redacted] has filed a claim so quickly with your office, being that we were only notified on March 8, that she had a high-water bill, possibly from a toilet that was leakingWhen Mr [redacted] came in to discuss the situation, he said they were not aware the toilet was leaking until the water company advised them to put dye in the tankThe only request for maintenance prior to this was submitted on October 6, 2017, and when the technicians called to schedule an appointment with her, she cancelled and said the toilet was fineEnclosed is a copy of the work orderWe called the plumbers the same day that Mr [redacted] stopped in, the appointment was scheduled and they did discover the toilet was bad and in need of repair and it was replacedAs far as the high-water bill, the tenants are responsible for their own utilities, including the water and it is their due diligence to report any issues prior to the issue being a serious problemThis is even stated in their lease agreementI did advise Mr [redacted] that once I received the completed invoice for the billing of the toilet, I would send them a copy so that he could to e to the water companyI explained that they often take money off the sewer part of the bill when they see the high-water issue was from a water leakI also advised him that once he had done that and if the water company does not take money off to let me know, that we can approach the property owners in regards to possibly crediting them part of the bill, but that we did not own the property and it would have to be approved by themMy re-solvement and settlement regarding this matter would be that Ms [redacted] refute her claim against us and try the above measures before taking adverse media issuesShe can also contact me personally if she would like to discuss the matterThank youRespectfully, [redacted] Landlord Leasing, Inc

Looking at Ms [redacted] s account, there are no reports or maintenance tickets about the weeds in back Per her lease, she was responsible for all lawn maintenance Looking at the pictures before she moved in the yard was in very good condition.She did not maintain it The reason she was charged a service call for the sewer cleaning is because after calling the emergency line, she would not let the maintenance people inThey asked for a good time to come back, she said that she would get back to them She called the office the next business day, we re-called Plumbers We charged her for the first service call because she didn't cancel after calling emergency line The owner paid for the next service call and repair These were the only items owner deducted from her deposit She was sent the rest Thank you.Jacky H***Executive Director

That is completely untrueMy call for service was not returned for weeks. I received a call (voicemail) out of the blue from a gentlemen claiming to be with Landlord LeasingI had never heard of this maintenance man in my life, and after a week period of no call or follow-up, why would I be comfortable as a consumer and individual answering a phone call and visit to my home when the individual didn't even have my name correct (it wasn't even close) and did not identify himselfIn todays world, never. Needless to say this person never came out to my home and since Landlord Leasing has sent another individual to my home (owners friend) who has been the best to date - in years that I have been there.Landlord Leasing has a terrible management staff and very poor communication periodThese people need to be replaced with professionals if there is any chance the owner wants to sustain a good reputable business

We are sorry that *** *** is having issues. Our maintenance do respond promptly. They set the appointments directly with the tenant and she is sometime difficult with her schedule. The office will contact her to see if she still has repairs that need attention and put her
in contact with the proper persons.Thank you

We have been trying to appease *** ***. We are sending out a different maintenance person and she refused to have him come out because he didn't know how to pronounce her name

Not sure why Ms*** expressed a rejection when we worked out a settlement on her deposit.If she still rejects, then we may rethink our settlement

In response to Ms. [redacted] complaint about not receiving her security deposit back.  Security deposits are held by the property owner, not the agents (Landlord Leasing).  The owner did provide a breakdown within the 30 days of receiving the keys to the tenants.  The amount of utility...

bill was quoted over the phone by [redacted] Utilities Department.  If a lesser amount can be proven, then the owners will credit the tenants back.  Tenants were in the unit for about 13 months and the whole place had to be re-painted.  That is beyond normal wear and tear.  The flower beds & yard were left unruly and not maintained.  This was part of their lease agreement.  We did forward letter from Ms. [redacted] to the property owner, but he still feels that he is just in the repairs that were deducted.  It actually cost him over $2200.00 to get this unit ready, so he did not deduct for all the cost.  Only what he had spent up until the time he had to get security deposit form ready and out.Thank you.Jacky H[redacted]

Our office is not open on Saturdays.  Therefore you called the emergency line about the sewer.   Please just put your disputes in a letter, mail to our office and we will forward to property owner.Our new address is 5075 Oberlin Avenue, Unit BLorain, OH  44053

Per phone conversation with the consumer:Complaint has been resolved to her satisfaction.

Looking at Ms. [redacted]s account, there are no reports or maintenance tickets about the weeds in back.  Per her lease, she was responsible for all lawn maintenance.  Looking at the pictures before she moved in the yard was in very good condition.She did not maintain it.  The reason...

I would like to know if they keep their voicemails of when tenants call with emergencies? They will clearly see that I never called during the week.
