We are working to resolve the construction issues and receive the final building approval this week

Landmark Garages will discount the final invoice $ This is for the roof not being an impact resistant shingle We will call for the final inspection by November 18,

As we have stated previously, Landmark Garages was not contracted to do the electrical work that is necessary for his house and his garage This is outside of the scope of the contract and the homeowner needs to contract with an electrical contractor to do that additional work

The concrete problem has been turned over to the concrete company for repair. The electrician had failed inspections and had work that needed to be re done. He has since passed his inspections, the repair work completed and has been paid. All of the work the customer had
requested us to repair has been completed

I am rejecting this response because: The electricity was installed in my garage and had things that "I" felt was unacceptable First, there was no switch to turn off the back lights into the yard and, second, the back yard light was a motion detector The light went on and off all night long The only way to turn it off was to turn off one switch which turned off ALL the electricity to garage or unscrew the bulb When I talked to the electrician he said it was code In speaking to *** about this his response, *** barked at me, "Don't tell me what the code isI know the code I have been building garages for years'' My conversation had nothing to do with his knowledge I simply wanted the lights corrected and a switch put on the back lightsI even bought the lights for the electrician who came unprepared to install them as requestedThey left a huge hole over the garage door which I repaired After a few weeks I called him with a threat to file the complaint with the city He then called and said the 'FINAL' inspection would be on Monday I told him no inspection would be signed off on until the work was done the way I want it *** said ''He would wait and see what the inspector wanted done and do what the inspector told him to do." The reason it failed is because I had a conversation with the inspector about what I thought was wrong and told the inspector it was unacceptable to meI explained my issues and pleaded with him to help meThe inspector told me that it wasn't his job to make the company correct the work only to inspect the work and make sure it was safe but because he saw I was having problems getting things corrected, he made a list on the inspection for *** to correct That's how I got *** to do the job "I" requested YES, the electrician was paid after several months and several attempts to receive payment and only after he was forced to proceed with a mechanics lien on my home When the Electrician showed up at my home I called *** while the electrician was here and that's when he was paid I told *** that if the electrician wasn't paid I would be taking him to court *** makes it sound as though everything was done correctly and in a timely manner but it took several actions of force to make it happenSeveral months of fighting with him on the subjects and honestly, that's not the way I enjoy doing business. The cement company has NOT contacted me and I have asked the owner times for the phone number to contact them myselfI never asked *** to do the repair workI have ONLY asked him for the number of the company that did the work I do not think they have been notifiedI believe it is once again, his standard answer ''I will call them and get back to you Or, They've been given the work order, let me call them and see whats going on and I'll get back to you'' *** has never called me back and I honestly do not believe he has reached out to them at all Lets give the cement company a call and ask them if *** has done what he says here in this response I would venture to guess the answer would be 'NO' They have not been contacted about this job When I looked at the Revdex.com rating on this company and did a search for reviews, this company seemed to be in good standing My concern is that there are people who do not have the construction background that I do and will end up in tears over a similar situation This review should be public knowledge The fact that I sat with *** for hours in my kitchen and discussed with him my expectations about 'doing what you say you are going to do' Honesty and pride in workmanship I had been saving for years to get this garage built, etcand I was told it's a family owned and operated business The people who work for him are his sons, daughter, nephewwhoever, was far from the truth He hires subs from everywhereNOne of them are related and therefor I feel I was mislead The prices in his website are for the 'garage' only The other work is all extra Electric, flat work, engineer, roofing are all additional Even the clean up crew left a huge mess that I am still cleaning up After this mess came up I went back to the Revdex.com and saw several recent complaints I want my review to be public Landmark Garages needs to own their problems and work to correct them If they want a good rating they should deserve it

The customer states that his concrete is "Cracking, breaking, chipping, or fraying"The contract states that "Landmark Garages does not guarantee concrete - cracking, chipping, pitting or flaking." This lack of concrete warranty is standard
in the industryThis is what his concrete has doneThe likely cause of this is road deicer and rock saltThe concrete suppliers have stated that they are seeing a much greater incident of this type of damage to concrete in the past several years due the increase of deicer application on roads and then being carried into garages and driveways
However, as I have told the customer, we will repair the drivewayThe concrete crews are very busy and have been delayedWe hope they will finish his job soon

I am perplexed by this response simply because *** and Landmark Garages have again promised to fix the concrete and have done this since April but have no clue whenI don't trust *** or Landmark Garages, all I am getting is lip service and promises not resultsI keep hearing excuses and have been dealing with lack of communication since they agreed to pull out and replace the concrete in AprilI understand Landmark Garages and *** will fix the problemAs of today July 16,I have not received an approximate or Estimated Date of Completion for the work by ***
So I propose a solution: I will have a different concrete crew I trust come out and fix the concrete issue Monday July 20th for $2,I would like *** to Pay for the repair which will be done properlyThis is my final attempt to resolve the issueYou have hours to respond

We have contacted to concrete company that did the work and they are reviewing it for repairs needing to be done

the other day, but you may not have receive my replyHere is the problem: The electrical service co"does not" do the additional work neededThe work is done by the general electrical contractorThe fact that the "rerouting" was not done at the same time as the general garage electrical means there will be a substantial, to additional costAs an average citizen, I had no way of knowing thisThat's why I hired a building contractiron out those detailsThe fact that the "additional" electrical would be needed to "reroute" the wiring, to complete the project, was not mentioned in the contract as an "add on"Any additional work needed to meet final inspection approval was not mentioned by Landmark GaragesAll I knew was that Landmark Garages was to complete the garage, including the electrical within a couple of monthsNow it's been yearsIf Landmark Garages doubts the that the general contractor does the "rerouting", they can contact *** at ***Thank You, *** ***

The customer owes us $11,for work completed. We are collecting the money through the court system. They state a permit was never pulled. That is false. Adams County has a record of the permit online. They want to use our permit even through they have not paid
us for the work. The damages they claim were discussed in advance with the owner's husband and adult son and they understood the damages that would occur

This disagreement is over whether paint was included in the job or not
On the contract there is a box that says "Paint by owner"It was not checkedIt also does not say Landmark is to paint itNowhere does it state that paint was
includedThe original estimate sheet that was provided to the owner at the first appointment does not include paintIf you read the original estimate sheet, it is clearly not includedThis estimate sheet was used to prepare the contract
The owner has been blackmailing us over the paintHe has known from the original meeting that paint was not includedWe have repeatedly asked him for a copy of the estimate sheet that he says includes paintIt is real simple, if paint was included, then it is listed on his original estimate sheetEvery time we ask for that document, he does not have itWe have said, show us the estimate sheet and if it is included, we will paint the garage immediately
Even though paint was not included in the price, we made a mistake on checking the box, we will therefore paint the garage

The business owner has misrepresented the discussions we have had, but he has nevertheless painted the garage so I am satisfied

We agree with the customer and we will propose an adjustment to the price. Since we are not putting a new roof on the garage, we will get the final on the job scheduled.

As we have stated previously, Landmark Garages was not contracted to do the electrical work that is necessary for his house and his garage.   This is outside of the scope of the contract and the homeowner needs to contract with an electrical contractor to do that additional work.

The customer has requested additional work be performed that was not part of the original contract.  Additionally, the siding for the garage was not available except from Canada.  It took months to order the Cedar Shake house siding.  It arrived last month and is being installed this...

week.  The customer has asked for rock to be placed on the garage and an attic floor to be installed.  These were not part of the contract.  We will work with them to reach a change order on these items.
