This property management company does NOT manage their propertiesWe are currently renting one of their properties for over a year nowWhen we moved in, the house was disgusting, not upkept, blinds were broken, AC was broken, the previous renters had pets and there were pee stains throughout, the paint all over the property needed to be redone and the property itself was not upkeptWe alerted Robinson realty about the above and they were negligent to assist and their main excuse for not acting sooner was "We have to wait for the owner approval" Maybe I am confused as to what a Property Management company was supposed to doI do not believe they are supposed to let properties rot without upkeep and wait until new tennants arrive and sign a lease before maybe half of the issues are resolvedWe were out of AC for days after moving in during late March in 100+ degree weatherThey finally were able to "contact the owner" to proceed with repainting the property and fixing the ACOnce these items were complete, we still had broken blinds all over the property that were not addressed, nor did they provide a representative to inspect the property to ensure that our issues were addressedThey do not perform an "annual inspection" like they state, and have not addressed our broken blindsWe've submitted a request via their online portal Request #XXXXX-X informing them of the broken blinds and the walkthrough with an inspector to ensure the issues were addressedThey waited months, did not even provide a reply, and closed the ticketOur blinds are still broken, no inspection was provided AT ALL other than before any repair work was doneFor all they know, we could have this place torn to the ground and they wouldn't knowThey only respond when they receive an HOA notice, which they then forward to the tennantThey do not manage their properties nor do they care about their tennantsI tell everyone I know to steer clear from them, my real estate agent does the same for her clients

Rented for over 2 years with Robinson Management. It was very professional and they always handled things in a timely manner. Whether it was maintenance requests,upgrades or even just simple communication. I was always able to contact someone within a reasonable time to take care of my issue. Very easy to do business with such a great company.

This rental company is a nightmare to deal with. We pay over $1400 a month for rent and they can't even return a phone Call. We have had several small problems that could have been resolved in a day or two but instead they took months to years. I am going to file a complaint as well as take legal action against them. If I didn't have special needs foster children I would move when my lease is up but they don't deal with change well so I will just deal with them instead. The worst part is if your 1 minute late with your rent they have zero forgiveness no mater the circumstances.
