12 month lease Residential Lease  for rental period from 11/01/15 to 10/29/2016.April 29, 2016 - tenants issue written 30 day notice to vacate. Per request Landlord for Larch LLC places a phone call and talks to [redacted]. Larch LLC sends to the [redacted]’s a letter to summarize call.May 1 – 6 Larch LLC closed for vacationMay 5th- [redacted]’s text request for copy of lease.May 7th – Larch LLC sends copies of lease via text to [redacted]’sMay 8th – [redacted]’s text request zerox copy of lease.May 9th _ Larch LLC makes zerox copy of lease and text it is ready to pickup. [redacted]’s ask for meeting at Library and to get lease copies and talk. We settle on May 13th meeting at Library at 4:00.May 13th -  Val , Rich O[redacted], [redacted] , [redacted] attend meeting. [redacted]’s have letter written on the hope we can end on good terms, 1. [redacted]’s said “they have loved renting from Larch LLC” and want to meet in hopes of parting on good terms.2. We left believing we were addressing their concerns and considering a lease buyout.May 15th Larch LLC receives letter from Revdex.com with the [redacted]’s making accusations on May 6thLarch LLC pride themselves on prompt customer service. We do not operate on verbal contracts ,we do not sign incomplete documents, and we do not offer month to month rentals. Our Niche is one year residential leases , no pets, nonsmoking units. 30 days before a lease expired we contact tenants to sign another one year lease.Larch LLC has had 3 signed-written, one year leases with the [redacted]’s. We have never had verbal, month to month lease with the [redacted]’s . Each lease has had a start date and end date. 30 days before the end date Larch LLC has contract the [redacted]’s to sign another 12 month lease.We believe: 1. [redacted]’s have obligations under a signed- legal and binding lease.2. This lease does have a default clause addressing the issue of unpaid rent and utiliites3. Larch LLC only legal obligation is addressed in this lease agreement4. Larch LLC has gone above and beyond in executing its obligations.5. [redacted]’s could have waited until the end of the lease term to move to another location6. [redacted]’s could have contacted Larch LLC before they started. 1. shopping and viewing new homes, 2.  signing a lease on new property7. [redacted]’s could accept the fact they had control over the situation they find themselves. As to rumors, and their fears of us changing pages of documents ,these are unfounded accusations. We were surprised to read this complaint as we thought we were providing excellent service and communication. And since the [redacted]’s had just told us they loved renting from us on May 13th we felt validated in that belief. As to demographics. We fall into the 59 and 65 year olds that make a living on residential rental income. We do appreciate the Revdex.com bringing this problem to our attention.
