We are in receipt of the detailed messageA response was sent on 9/12/stating we would like to review all of the information and timeline of events.At this time without completing a full review our initial offer of $which is based on what the cost of having the apartment professionally cleaned would have been plus additional dollars for the inconvenience experienced at the time of move-inWe do not agree with the additional $concession that is being request- the lease clearly states If resident(s) agree to the $concession - we can generate the addendum and have it available in the leasing office for review

We have received and reviewed the above complaintWe do agree that at the time of moon August 15th the moinventory did reflect various issuesThe initial complaints were the general cleanliness of the overall apartment, ants and the condition of the washer and dryer closetAt that
time our team addressed the complaintsOn Sunday additional complaints were received - at that time it was explained additional supplies were needed to complete the repairFollowing the moissues an offer was made to credit the residents account $150 with a signed and accepted concession addendumOn August 29th the residents came in to finalize the concession addendum they decided that they were not in agreement with the amount of the offerThey also submitted additional maintenance requests on August 29th and again on September 2nd at this time all maintenance requests received have been addressed aside from having the air vents cleaned which has been scheduledThe following week I personally reached out to the guarantor to see what could be done to resolve the issuesAt that time the guarantor expressed concerned about the concession addendum, I explained that the addendum is required in order to process the concessionShe also stated that she didn't feel that is was enough for the issues they had experienced - I explained that the amount was based on what the cost would have been to have the apartment professionally cleaned and for the inconveniences they had been throughShe still did not agree and also stated that they had paid for a full month and had only actually been there since the 15thI explained the terms of the lease clearly state that it is an equal installment leaseI asked what she thought would be a fair amount and she stated two months rentI explained that was a large figure and to my understanding all issues were being addressed in timely manner and that we felt our offer was fair.At this time we are willing to offer a $concession with a sign concession addendum

I am rejecting this response because: I sent a detailed message to Shannon Nichols, the Director of Property Management, explaining the terms which would be acceptable at this point. In reference to the two weeks that were paid without receiving a service, the apartment was in no way ready for move in on the 1st or the 15th of August when they actually arrived. Paying for a service without receiving one may have been in the contract however, morally wrong under these circumstances. My son has agreed to a settlement of $650.00. $500for a service not received and $150.00 in restitution for some of the cleaning and supplies they were forced to cover during move in on the 15th.

We do not agree with the additional $500.00 concession that is being request- the lease clearly states If resident(s) agree to the $150 concession - we can generate the addendum and have it available in the leasing office for review.
