Review: hi have had him come in and do a home in HOME INSPECTION at a house I what to get and he did a bad inspection on the house where I have to have someone else come and do it for me and have to pay for that to I pay him $460.00 to do the inspection on the he did not give me receipt and he did not send me my inspection report are pic up the radon on so I need some help so if you can help that wood be goodDesired Settlement: I wood like a full refund of my money of $460.00

Review: On June 8th, 2015, Omni Home conducted a home inspection on my property I contracted to purchase. A very vague home inspection report was provided to me on June 10th, 2015.

Page six under “Exterior – Miscellaneous” states the “awning was not operated, unable to determine if it is controls or operational ignorance”. In negotiations with the sellers thereafter, it was determined the sellers would repair the electrical switch to make the awning operable. During the final walk-through on the day of closing, July 30th, the awning was functioning properly.

However, on the first day I moved into the property after closing, August 1st 2015, the awning ripped off the roof. The awning landing partially on my boyfriend, who was able to catch it, and partially on the deck railing. Fortunately no one was injured in the incident. Had it been my younger children, serious injury could have occurred.

I have received two quotes from local awning repair businesses between $800 and $1,000 to reattach the awning (which is still electrically functioning) and repair the holes in the roof with tar. Both business claim the awning was not installed properly with three main defects:

- It did not include long enough bolts to reach the joists in the roof (which, I agree, cannot be determined in an inspection)

- It did not have enough bolts for the weight of the awning; bolts were clearly missing from holes in bracket (12 holes in brackets for bolts – only 7 bolts in roof)

- Bolts were not aligned to where the joists would be had the bolts been long enough

These three defects caused the awning to detach and damage the roof. Two of these defects should have been pointed out during the inspection and Omni Home was negligent in doing so. Had a simple visual inspection of the roof occurred, the defects would have been caught and brought to the attention of the seller. Because they were not, Omni Home Inspection should be responsible for the cost of the repair. It has since been repaired for $800. In his contract he states he must see the claim before it is repaired unless there is an emergency. I consider holes in my roof an emergency and so they have been fixed.

There have been other items I have come to discover that should have been pointed out during inspection:

- Multiple spots on the deck that are very soft & dangerous from rot (including one stair rafter that also DID break off the day of move-in which also could have led to serious injury). Omni Home should have noted these so I could negotiate with the seller pre-closing.

- Water in garage in sheet rock & on support beams from improper driveway water draining towards garage/garage doors (estimate for driveway repair is $5,600). Rain has since pooled in garage and come in through foundation crack that he claimed was nothing to worry about. Said to "keep an eye on it" instead of have it repaired.

- Shelves in garage not bolted into studs; caused dents & paint damage to car when the shelves and tools/tile/paint cans fell on hood (estimate for repair TBD). He should have been able to point out this is a hazard.

Omni Home Inspection’s website claims his business “prides ourselves in attention to detail” and “structural integrity is key”. These issues should have been pointed out with a simple visual inspection with no special equipment necessary.

Regardless, I am only asking only for the repair of the awning and roof. I sent him a demand letter already to asking to please send me a check or money order for $800 plus a 50% refund of your $460 inspection fee ($230) on or before September 30th. I stated that if I don't receive payment by that date, I'll promptly file this case in small claims court citing negligence, as well as contacting the Revdex.com to file a complaint. I have had several email discussions with him that he claims he did nothing wrong. The facts are that he missed MANY things during the inspections that I could have negotiated with the seller to either be repaired or to get reimbursed for. His lack of professionalism and his negligence during the inspection have cost me a lot of money.Desired Settlement: $1,030 in refunds.
