Larry collected rent from my tenants and never turned over the money to me the ownerLarry was hired as a property manager for one of my rental homes in April 2013. He was to collect the rent then direct deposit it into my fathers checking account. [redacted] would never answer phone calls, text messages or emails. I hired a private investigator who found him operating under a new company [redacted] Realty. We looked through the bank records and [redacted] had NOT been depositing the rent money. I contacted MPD, filed a police report and found out that he has done this to numerous people in the Midsouth. My daughter and I went up to his office and he admitted he stole the money and said he would give us the check right then if we didn't call the police. We of course did call the police. His wife [redacted] Little helps him in his fraud. Everyone needs to stay clear of Larry Little Properties and [redacted] Properties.Desired SettlementI want a return of all of my tenant rent from 2013- present to me and for [redacted] to be sent to jail.

Mr. [redacted] breached property management contract and failed to deposit my house rent $1345 and $1000 deposit. He has not returned my appliance. Mr. [redacted] and I signed a property management contract in which his responsibility was to lease and manage my single family home in [redacted]. The contract clearly stated Mr. [redacted] charges 10% of monthly management fee from the rent. Mr. [redacted] rented my house to a tenant on December [redacted]. The monthly rent is $1,495 and he took $1000 as security deposit. In August [redacted], he did not deposit the rent for August [redacted] to my bank account. After many e-mails and calls, he promised to deposit the amount he owed to my account. But they were all broken promises and he never made deposit to my account and he did not return the security to me when the tenant's lease expires in December [redacted]. As I found out recently after the tenant left my house, Mr. [redacted] also moved my washer, dryer and freezer to his storage when the tenant moved in. He never disclosed that information to me and I always believed the tenant was using my appliance when they moved in. I texted him and left him voice mail about getting my appliance and the money he owes me. But Mr. [redacted] basically ignores my calls and message and has not returned mu appliance and the $2,345 he owes me (1000 deposit, and $1345 rent for August). Desired SettlementMr. [redacted] needs to return my $2,345 (including one month's rent of 1,350 and $1000 security from the tenant). He also needs to return my appliance such as my washer, dryer, and a freezer.

Larry Little Properties has owned me 2 month rent along with tenants deposit since Sept and October. Plus tenants deposit since I had to fire his compNow he has changed his name to [redacted] Group and he still has not paid me my rental income nor deposit he has collected from my tenant. He left my tenant without a dryer for 6 months. He knew the problem yet fixed a different part of the dryer causing the dryer to still not work. The tenant has called me on several occasions wanting Larry Little Properties to fix things with months waiting period. I ended up having to install the dryer myself using local store. [redacted] stated he would not charge me anything towards the dryer yet he has not refunded the money he said he repaired before I replaced the dryer with a new one myself. Our contract states a certain amount per month to manage it yet he charged me twice 35.00 more for 2 months without refunding this money to me. I have had to call and beg for my rental income for over a year now. He has ruined my credit now and yet I can not get the monies due me to keep my home out of foreclosure. I had to hire an attorney but nothing has been done yet. I need my money asap. He collected both months before the 3rd of the month yet he continued to get slower and slower depositing it into my account. One other month it was the 2 of the next month before I even got my money for the previous month. I am still trying to get my 2 months rental money and tenants deposit back to me. I have tried to file a complaint with [redacted] Group but Revdex.com won't allow me to do this without their email address and they still have not paid since August 28th. I was told by my mtg foreclosure was going to start on the 7th of Nov 2014. I borrowed enough to pay one months rent but am still behind due to Larry Little NOT paying me what he owes me. He also installed carpet in the entire house and really messed up the master bedroom and master bath carpet and before I left it in his hands I told him these two rooms need to be replaced due to the 7 or 8 seams his workers caused by mis-installation. I paid him over $1,300.00 to do this and replace some soffit. The carpet still has not been replaced so I would either like my money back on it or he needs to replace it.Desired SettlementMy 2 months rent 1,150.00 for 2 months, 800 deposit tenants gave him, 209 for dryer work done not fixing the problem and I had to spend over 400.00 to replace it. Attorneys fee's to get tenant out of Larry Little contract with them. My attorney's fees to get my money back in court. There should be something in the law that if a property management company ruins a owners credit some sort of compensation for punitive damages because I can not get another home or credit card anywhere. [redacted] is now operating behind the law as [redacted].

Property Manager will not deposit fund for rents collected from August, September and October.[redacted] of Larry Little Properties LLC, has collected rent monies from the tenant at my property since August. To this date he has not made a single deposit to my bank account. I suspected that there was a problem when in August of this year, when I was told that the tenant would be moving in at the end of August, and that he would prorate the rent and make the deposit. I was told that the money would be deposited, along with deposit no later than the end of August. When the money never arrived, I began calling, texts and emailing Larry Little. When I did receive a reply, it was to the effect that he was not sure if the tenant paid or not, but that he would look into it and get back with me. This went on for several weeks, and no reply. Sensing that Larry Little Properties LLC may be in financial troubles, I looked up the company on the Secretary of State website to see if the business was active. To my surprise, I found it had been dissolved. I later discovered that the company has changed it's name with the SOS to [redacted] Reality Group PLLC. On October the 7th, I received a notice in the mail of compliance from the City of Memphis stating that I was in violation of the city code due to overgrown grass and hedges. I immediately sent a text to [redacted] and was surprised by a reply stating that he would have it "take care of". I Drove to[redacted] the following weekend of the 11th, to confront [redacted] and ask for the rents he owed and check on my property. Unfortunately the office was close, and [redacted] would not reply to the calls or texts that I sent. I was further appalled to find that no yard work was done as promised. I paid $250 for someone else to do the job as the deadline to comply was Monday the 13th. I also found out from the tenant that the August and September rents were paid in advance and a fee for the yard was also charged in the rent.I have tried repeatedly to contact [redacted], but to no avail. I sent him a certified letter asking for the The sum of $2800.00, what I am owed and to also inform him that I have ceased all business relations with him.I am requesting your help in the recovery of what I am owed before resorting to litigation, which may be the final remedy.Desired SettlementI am looking to recover the Deopsit, rent for August, Sept and October as well as the yard work bill that totals the ampount of $2800.

Larry Little Properties have been helpful to me. I know I haven't had any problems with this company thus far. Whenever there was a issue with property I alerted Larry and he followed thru. ","pos-1

Business has not returned security deposit.As the tenant, I had to call and request that our security deposit be returned after 3+ weeks of vacating the property. The business sent the check through certified mail. Unfortunately, my husband and I both work hours that conflict with the operating hours of the post office. Moreover, our jobs were also 30 miles from home so there was no possibility to 'swing by during lunch' to retrieve the mail. I called and notified the business and was told it would be taken care of. My husband spoke with the owner/CEO of the company and was assured that the check would be sent out that week. It has now been almost FOUR months since we were told that a check would be reissued. Desired SettlementWe would like our security deposit back in the amount of $1,000. This is the full amount of the security deposit and the amount I,[redacted], was told will be returned/refunded.

This is a company that my wife and I have had problems with from the beginning. We have had multiple problems in which maintenance men(each time a new) have come and only fixed part of the problems, the first of which was installing appliances in the kitchen and damaged countertops, the 2nd managed to step straight through our living room ceiling. The appliances that were replaced have now sat in our garage, prohibiting full use, for a year now. The main reason I have decided to reach out to Revdex.com is because for months now we have had to deal with our kitchen completely flooding. We have been told it's the dishwasher and the dishwasher was originally replaced, the flooding continued. Now some has come and "fixed the dishwasher" and both it and on occasion our sink, continue to flood the kitchen. Despite multiple, multiple, phone calls, we have yet to seen this very inconvenient problem fixed. This has gone now for 3 months and finally about a week and a half ago we get a call from [redacted] stating that another dishwasher would be put in Monday Feb. 3 2014, which was 5 days ago and we have tried to call, only to get no response. I personally dropped off the rent for this month on Wednesday Feb. 5th 2014(which has always been paid), so that I was able to ask about this problem being fixed, only to be treated by the front desk employee as if I had nothing to be upset about, all while staring at her computer during conversation.Desired SettlementWe just need our kitchen and home to be usable. We pay a hefty price for that, and morally/contractually deserve it.Business Response We were first made aware of the maintenance concern that water was leaking from the dishwasher 11/18/13. We responded same day and repaired the leaky fittings. We received a second call from the tenant almost 2 Months later on 1/24/14 for the same issue. We again repaired the problem immediately. The tenant called on 2/4/14 stating they were still having problems with the dishwasher. It was determined at that time that a new dishwasher would be ordered and delivered to the property. We ordered a new dishwasher 2/5/14 and it was delivered the following week on the tenants requested day. The function of the faulty dishwasher did not in any way hinder the tenants ability to use their kitchen and no safety or sanitary concerns were present. A discounted rent was offered to and accepted by the tenant for the inconvenience of the repair concerns and the inconvenience of the property being for sale by the owner. At no point were the tenants concerns ignored and we made every attempt to resolve the issue. After speaking with the tenant again, there are no additional maintenance concerns present at this time.
