Since I moved into the rental property managed by Larsen it has not been a positive experience. They were not honest about the move in condition of the house. They were not empathetic to the situation about the condition of the house (broken refrigerator, flooded dishwasher, dirty carpets and home). Then when I posted a review about the issues on [redacted] and [redacted] I received threats from Brad L[redacted] the owner, to remove the reviews or he would take me to court. He added an addendum to the lease that tenants cannot post reviews about his business online. Well, there's a little document called the Constitution it protects my Freedom of Speech. I also have the right to report to the Revdex.com.
Just recently we were attempting to terminate our lease early and we were corresponding with staff at Larsen Properties regarding the confusing lease and all the questions we had regarding the options. We have over 6 emails where staff from Larsen Properties did not clearly answer the ONE question we had about the lease - if we terminate early will we be responsible for the rent until another person moves onto the property - they were vague and shady. In fact, in one email they made it clear that we would NOT be responsible for anything once we pay the termination fee. However, when they sent the documents for us to sign it was clear that we would in fact be responsible for rent, utilities and more until a new tenant signed.
Furthermore, when I was on the phone to express my disappointment with that situation. Meagan H[redacted], a Portfolio Manager at Larsen Properties threatened me that she knows where I work and then hung up on me.

We do not subscribe to the Revdex.com complaint system for numerous reasons.  This is a security deposit complaint.  In the security deposit itemization letter that the tenant received, procedures were already laid out for them to initiate a review of the findings and inspections.  See the...

We are responding to this owner to close out their account once we settle out what has been completed with contracted maintenance improvements for their home.  We felt they were not a good fit for our business and have offered them an immediate release to seek other management...

services.  They own the home and have all means of access and we are not impeding them from finding another property manager, or renter.  They are free and clear to hire any representation they choose.  We expect to have their account settled in the next few days.

Had and continue to have a great experience with the folks at Larsen Properties. They take their responsibility seriously in looking out for my interest in my rental property.

Complaint: [redacted]I am rejecting this response because:As stated in the Larsen Properties response, I did misspeak and the application fee was $65.  That being said, as you can see in the attached reasons for denial of an application, the ownership of a pet is neither a factor nor was it mentioned in my denial letter as a reason for application denial (see attached [redacted]).  As [redacted] stated in his Revdex.com response, "the owner chose an applicant who did not have a pet."  This is the first I am hearing that my pet would be an issue.  Larsen Properties requested additional information about my pet and continued processing my application based on that knowledge.  The application should not have been processed as this information was made available to Larsen Properties on the 4th of February.  If the owner was going to discriminate against an applicatant because of their pet, they should not have advertised this property as "Pets Negotiable" and requesting a Pet Deposit of $500.  The property was falsely advertised through the MLS database (see attachments) as willing to accept pets.  Once again, I would not have paid to apply for this property if I was aware that a pet was a reason for denial and that the owners preference was a tenant without a pet.  I am still requesting that my application fee refunded based on the grounds of false advertisement and discrimination.  I will not accept any other responses at this time.Regards,[redacted]

Mr. / Mrs. [redacted] had their applications denied for sub-standard credit reports.  Per our signed and agreed to Terms of Service and Screening Criteria (attached), we require BOTH applicants to apply before making a final decision.  This is in order to give them a fair opportunity to rent...

the home because if ONE applicant has bad credit, and the other applicant has  good credit - we can make exceptions and possibly rent the home to them.  Both applicants had poor credit with Mr. [redacted]'s credit score below a 500. 
These applicants were given the Screening Criteria and Disclosure up front in the application process and they knew the application was non-refundable.  Here is a portion of the notice:  
STOP - MUST READ!!!   Before
going any further in applying for this home - you will be charged a $60 application fee per adult (18 or older) to complete this application.
Each adult over 18 has to complete a separate application form. It would be in
your best interest to confirm that your rental requirements are not outside of
our tenant criteria with multiple adult roommates, eviction history,
foreclosures, bankruptcies, job loss, minimal income, low credit scores (below
500), unusual pets, large pets, multiple pets, multiple families, large
families or anything that would cause your application to be rejected. In
addition, wanting to offer less than list price for the home will also be
grounds for delays in processing your application or to be rejected.
We do not prescreen Applications.  Applicants are required to pre-screen
themselves with the following criteria and will need to meet the requirements
below. If you feel you meet these minimum requirements, you are encouraged to
apply.
ONCE THE APPLICATION IS FULLY PROCESSED, THE $60 FEE IS NON-REFUNDABLE!
With this information, we ask this review be removed as frivolous and un-warranted.  Our score should not be affected because of disgruntled tenants with poor credit getting denied to rent our homes.  On the other side of this coin, we are doing a great and fair job by protecting our owners (our clients) from tenants like these - we should be rewarded for doing our job and not become subject to online negative reviews by poor credit tenants who feel they can complain for something they agreed to.
