Revdex.com:Good afternoon [redacted] , I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution is satisfactory to me as I do not handle confrontation well.My biggest concern is that I have been fighting to get these things resolved for almost years now I moved in May and reported several of these items I was assured, verbally, that it would be taken care of; see some attached texts from 2015, I have several others Several of the items were a condition of sale which was started in June When I initially signed the papers to purchase the home in June it was agreed that several items would be taken care of(This was a rent to own sale so it took a year to sign the actual papers)It was not until June, July and August of that things were finally done (I pushed that sale of the home from June to July and my first payment was made August 1st as a result) Some of which were done as quickly and cheaply as possible The leaking porch roof; they placed tons of caulk under the lip which did not completely resolve the issue Then a metal flashing was placed on the roof and it helped; however, still not correct and I will have to take care of this myself at some point The same for the master bath faucet This was damaged at time of initial move in back in May and Tanya agreed to have this replaced It finally late last year and within a month the faucet began to leak I was instructed to call the manufacturer as it should still be under warranty No one will talk to me of course because the community purchased this and installed it So...I will have to replace this myself at another time.While this is NOT Tanya's fault directly, my expectations was to have things repaired correctly as not to give me an issue later This is my HOME, not just a house The comments about financial strain pertain to costs associated with repairs based on estimates that I received from contractors Tanya verbally advised that [redacted] admitted the home was not manufactured correctly and that they would resolve it Two folks came and tore up my floor, sanded down the wood to make it flush (Should have been screwed) then tried to glue it back I have several pictures of the "damage" that was left(To my surprise these guys were NOT from [redacted] )At this time, [redacted] homes did come out on Monday the 14th The original folks who came out to repair my floor I was told were from [redacted] I have since learned that those folks were NOT representatives from [redacted] [redacted] was able to resolve my issue but made comments that it was going to be a lot of work It took him almost the entire day to resolve and had I just accepted what I was being told my contractors were telling me that we would have to tear out the bathroom, repair it correctly and replace the floors Thanks to [redacted] , he was able to save the floor He told me he would have to replace it but my concern is that I really did not want to go through having my bathroom gutted [redacted] confirmed they would have had to remove the double sinks, garden tub and toilet to get to the floor correctly While I understand that the home was being sold AS IS, the original list of items that were a condition of sale was still expected Initially it was advised that the home still had a balance of the home warranty on it so I decided to buy the home based on the items they were to resolve as a condition of sale and this "warranty" I was finally put in touch with [redacted] in October 2015; months AFTER I signed the papers and learned that in fact there was no warranty.I am sure that you can understand where I come from with all the back and forth I just feel as though I was "bait and switched" when I was assured anything that I noted would be taken care of I did not expect them to half [redacted] the repairs just to get it done.Unfortunately, I trust folks and always strive to find the good in people While I was trying to be understanding of other residents, work and commitments I think that over a year later, going on was far too long So at this time, I do not want to pursue this further I will take care of replacing the faucet and repairing my roof; I had to fix the dryer vent which was NEVER installed Their worker just pushed it through the skirting without supporting it so I took it apart and redid that correctly so that it does not break from the stress The bathroom floor appears to no longer be an issue thanks to [redacted] .I hope that this incident was an isolated one; although, in speaking with my neighbors in the community I have heard similar stories where once you buy you are on your own and they won't help with anything It is what it is Regards, [redacted] ***

Hello [redacted], This is in response to the complaint filed by [redacted] ID#[redacted] against Laurel Woods Manufactured Home Community. The 2012 [redacted] home that Mr. [redacted] purchased in June 2015 was not a repossessed home. The first and original owners of this home bought it in October 2011....

This home was repossessed from them in July 2012. From October 2012 to November 2014 this home was a rental owned by Laurel Woods. When [redacted] began renting this home in June 2014 it was a rental home not a repossessed home. The first buyers had the first and only manufacturer’s warranty on this home. Laurel Woods offers no warranties and had none on this home. Mr. [redacted] was never told there was any type of warranty on this home whatsoever. In fact, [redacted] has been told several times both verbally and in writing there is no warranty on the home. Any issues concerning the home that Laurel Woods agreed to make to his satisfaction were a courtesy, nothing more. [redacted] states that he was told at the signing of the contract there was a warranty. This is false. In fact, Mr. [redacted] signed multiple documents at the contract signing stating there was no warranty and the home was being sold AS-IS. (See attached.) There is no warranty with [redacted] Homes. There was an issue under the home where staples had missed the 2x6 joist and the floor was moving up and down. Even though there was no warranty whatsoever as there was not on any of the repairs and extras we gave Mr. [redacted] as a courtesy, I called [redacted] at [redacted] Homes who is the service manager. As a courtesy Mr. [redacted] gave us permission to install Squeak Enders at their expense, on to the joists to pull them together which solved the problem underneath the home. Mr. [redacted] was still dissatisfied because his master bath floor was uneven. Mr. [redacted] gave me permission at their expense, as a courtesy, to hire a contractor to fix the floor. Again, this wasn’t done to Mr. [redacted] satisfaction. I have been working with Mr. [redacted], as a courtesy, to get this done to [redacted] satisfaction. Unfortunately, it isn’t as simple as Mr. [redacted] would like it to be. I didn’t want to hire another local contractor, I wanted [redacted] to deal with this themselves and they are based out of Tennessee. They are not in the area often so we had to wait until they were scheduled to be here. I made Mr. [redacted] aware of this. On Friday, February 26, 2016 I texted [redacted] and told him I had just heard from [redacted] at [redacted] Homes. He wanted to schedule service work with the resident for Monday, February 29, 2016 between 10AM-12PM. Mr. [redacted] said he was working out of town and this time would not work for him. He also said he had written to the Attorney General about the matter. I told Mr. [redacted] at this point I was out of the middle of trying to help him with [redacted] Homes and he needed to work with them directly. He asked for Mr. [redacted] contact info and I gave it to him for the 2nd time. He thanked me for this information. I just spoke with Mr. [redacted] via phone and he said he has service scheduled with [redacted] on Monday, March 14, 2016. My company will no longer involve ourselves with any issues between [redacted] and [redacted] Homes. We never had to do this to begin with but were as a courtesy. Laurel Woods has never taken responsibility for any issues that may have been caused by [redacted] Homes.  I have attached an email from the Manufactured Housing Program Administrator at Commonwealth of Pennsylvania, stating that any warranties and certifications applied to the home by the manufacturer extend to the first purchaser only. Mr. [redacted] tells me he spoke to this man himself several months ago and was aware of this. When we installed the Squeak Enders we had to cut the insulation underneath his home to do it. We left this open, in the month of June, until the contractor could come to do his work. After this work was completed we put all of the insulation back, covered it with plastic, and taped it with Gorilla Tape. Taping it is how it is done and is more than sufficient. We even fixed a few spots that were not part of this repair.  Even though all of our used homes are sold as-is we have tried to fix as many issues as possible that Mr. [redacted] has found as a courtesy. We have gone as far as replacing his hot water heater with a new, larger capacity one because he felt the smaller one did not keep his large bathtub warm enough. The original agreement was for the resident to pay for this upgraded hot water heater. The showerhead in [redacted] master bath he refers to as damaged had some of the plastic chrome peeling off. It was not “damaged”, it was normal wear and tear. In his words “it looked nasty”. We agreed to replace it but [redacted] was not happy with having it replaced with the same less expensive, chrome-look head, he wanted a brushed nickel head to match his other fixtures. We ordered this special order faucet that he found on the internet at extra cost, installed it, all as a courtesy. The original agreement was that the resident would pay for this upgrade. None of these upgrades were ever collected upon. If it leaked a month later it is not our responsibility. There is a manufacturer’s warranty on this faucet and he must contact them. We have fixed issues caused by [redacted] himself such as replacing 2 broken (by him) transition strips, at no charge. We re-routed downspout, cleaned his gutters, hooked up a dryer vent, repaired his skirting, repaired a hole in his subfloor that appeared to my workers as a new hole and installed new laminate flooring and trim in his laundry room and rear hall. We have removed limbs from his roof, replaced aerators in bath faucets, removed kitchen faucet, caulked around it, and reinstalled, installed flashing between main roof and deck roof, sealed all nails heads with roofing tar, had the propane tanks to the new home next to him moved because he didn’t like looking at them from his porch, and adjusted interior doors. We did everything possible to stop the water running down between the porch and home. Maintenance men were told by him it was fine. On June 30, 2015 Mr. [redacted] signed an Addendum A to the contract AS-IS document. See attached. This form states that he represents that he has inspected the home and is satisfied with the same in its present condition. He accepts title to this home with this express understanding. It also says Buyer can make no claim against the Seller for any damages to the home or any other claim whatsoever after accepting title at closing which he did.  On June 1, 2015 [redacted] signed the Purchase Agreement for the sale of his home as Buyer. (See Attached) It expressly says the home is being sold AS-IS. It also says on the reverse side “The Seller is not responsible for honoring manufacturer’s warranties. The property purchased does not carry any implied warranties of merchantability, fitness for a particular purpose, or any other warranties.”  As manager at Laurel Woods I feel that we have gone well beyond where we had to go to obtain customer satisfaction. I feel like I have been playing Whack a Mole with this tenants home issues. When one issue was resolved another one popped up. As far as the appraisal done on his home. It was explained to Mr. [redacted] and he signed a letter acknowledging (see attached) that this appraisal was based on the NADA book “base” value of the home. The base value does not take into consideration home options, upgrades, or other additions that could be included in the purchase price, such as delivery and set up, air conditioning, appliances, skirting, steps, upgraded flooring and baths, etc. Mr. [redacted] home has several upgrades such as a very large, covered porch, a deck on the rear, central air conditioning, and a shed. This type of appraisal also does not take into consideration comparables which was also explained to him. Mr. [redacted] had the option to order and pay for his own appraisal which would have included the extras but did not do so. I feel certain an appraisal including all of these things and comparables would have shown his home to be worth more than the purchase price. I have no idea why this is an issue to him now. Mr. [redacted] has told me in writing through emails and texts he is having financial issues. He said his roommate is not contributing to household expenses. He has said he has considered walking away from the home and his mortgage contract. He has asked me about trading the home in. Mr. [redacted] states in this complaint that he is finding himself “under great financial strain as a result of this” and “is being left to repair this home as a result of the poor repair attempts by their workers or [redacted] representatives that they brought in.”  I would be interested to see one receipt for any item he has bought or for a contractor he paid to repair anything in this home he has complained about. Mr. [redacted] has told me several times everything he wanted done that we did for him as a courtesy was done to his satisfaction. He also told my maintenance men the same. He has thanked me for all we have done and told me that he appreciates me working on his behalf between him and [redacted] Homes knowing I did not have to do this. There was no warranty of any type, none ever expressed to [redacted], and the signed documents prove he was aware of this. In an email on June 11, 2015 the resident stated that ordering his new shower head was the “last thing that was on the list. J”. (See attached)  We not only ordered his special-order showerhead and paid for it, we installed it. On June 30, 2015 the resident signed the AS-IS document attached. Laurel Woods will do nothing more to this residents home. Anything [redacted] Homes agrees or does not agree to do for this homeowner is exclusively between this resident and [redacted] Homes. Laurel Woods will not be providing anymore service work on this home. We also will not be “buying back” his home. Review: This references several options listed above. I could only select one. Sales, Repair, Guarantee and Warranty.

I purchased a 2012 [redacted] model from Laurel Woods which was a repossession from the original owners. When I signed the contract I was told there was a home warranty on the house and that some of the issues that I needed done would be through them. I was also advised that several of the items would be resolved by Laurel Woods as a condition of sale.

Leaking roof where the porch was attached to the house. This has been caulked and even a metal tin piece was added across the gap to stop this. I still get water down the face of the house where the roof meets.

The faucet in the master shower was damaged and replaced by Laurel Woods. Within a month it started to leak. I was told I have to deal with the manufacturer and get another. The manufacturer tells me to work with the place I purchased it from. Round robin and I need this resolved

The most disturbing is that my master bath floor started to separate and lift up. The manager at Laurel Woods got contractors to come in; tear up the floor and "repair" What they did was sand down the floor to make it level but did NOT fix the issue. The floor is since lifting again. I also have several places where the vinyl is lifting from the wall and exposing the wood floor beneath. I have been assured several times that they would resolve and they have not. I have been advised by Tanya B[redacted], the manager that [redacted] has admitted that the home was manufactured incorrectly in that the floor was not secured properly to the frame/floor joists and that they would send representatives out to resolve. They made the situation worse and the floor is not repaired.

In addition to this "repair" the underside of my home was gutted like an animal and then all the insulation was just stuffed back up and the plastic vapor/security barrier was just taped up with duct tape. This left my home exposed to the elements and the cold air rolls up into the master bath on windy days.

I am also finding that the cost of the home was $11,000.00 higher than the value of the home. The NADA came back at $33000.00 and I was charged $44,000.00 for the home. When I inquired to this I was told there was the costs of the porch and the shed that came with the home.

I am finding myself under great financial strain as a result of this and I am being left to repair this home as a result of the poor repair attempts by their workers or [redacted] representatives that they brought in. I have spoken to two contractors and I am being told that I have to tear the entire bathroom out to repair this correctly. I do not have the time or money to do this and should not have to for their mistakes.Desired Settlement: At this time I would like to have the home repaired correctly by a qualified technician or an offer to settle for a buy back of the home for the total due on the home at this time. There are too many issues with this house that they have not agreed to resolve and I am going on 2 years now of trying to work with them. I have copies of the text messages and emails for reference and have contacted the Attorney General who advised they could not help.

There was no warranty of any type, none ever expressed to [redacted], and the signed documents prove he was aware of this. In an email on June 11, 2015 the resident stated that ordering his new shower head was the “last thing that was on the list. J”. (See attached) We not only ordered his special-order showerhead and paid for it, we installed it. On June 30, 2015 the resident signed the AS-IS document attached. Laurel Woods will do nothing more to this residents home. Anything [redacted] Homes agrees or does not agree to do for this homeowner is exclusively between this resident and [redacted] Homes. Laurel Woods will not be providing anymore service work on this home. We also will not be “buying back” his home. Good afternoon [redacted],

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me as I do not handle confrontation well.My biggest concern is that I have been fighting to get these things resolved for almost 2 years now. I moved in May 2014 and reported several of these items. I was assured, verbally, that it would be taken care of; see some attached texts from 2015, I have several others. Several of the items were a condition of sale which was started in June 2014. When I initially signed the papers to purchase the home in June 2014 it was agreed that several items would be taken care of. (This was a rent to own sale so it took a year to sign the actual papers)It was not until June, July and August of 2015 that things were finally done. (I pushed that sale of the home from June 1 to July 11 and my first payment was made August 1st as a result) Some of which were done as quickly and cheaply as possible. The leaking porch roof; they placed tons of caulk under the lip which did not completely resolve the issue. Then a metal flashing was placed on the roof and it helped; however, still not correct and I will have to take care of this myself at some point. The same for the master bath faucet. This was damaged at time of initial move in back in May 2014 and Tanya agreed to have this replaced. It finally late last year and within a month the faucet began to leak. I was instructed to call the manufacturer as it should still be under warranty. No one will talk to me of course because the community purchased this and installed it. So...I will have to replace this myself at another time.While this is NOT Tanya's fault directly, my expectations was to have things repaired correctly as not to give me an issue later. This is my HOME, not just a house. The comments about financial strain pertain to costs associated with repairs based on estimates that I received from contractors. Tanya verbally advised that [redacted] admitted the home was not manufactured correctly and that they would resolve it. Two folks came and tore up my floor, sanded down the wood to make it flush (Should have been screwed) then tried to glue it back. I have several pictures of the "damage" that was left. (To my surprise these guys were NOT from [redacted])At this time, [redacted] homes did come out on Monday the 14th. The original folks who came out to repair my floor I was told were from [redacted]. I have since learned that those folks were NOT representatives from [redacted]. [redacted] was able to resolve my issue but made comments that it was going to be a lot of work. It took him almost the entire day to resolve and had I just accepted what I was being told my contractors were telling me that we would have to tear out the bathroom, repair it correctly and replace the floors. Thanks to [redacted], he was able to save the floor. He told me he would have to replace it but my concern is that I really did not want to go through having my bathroom gutted. [redacted] confirmed they would have had to remove the double sinks, garden tub and toilet to get to the floor correctly. While I understand that the home was being sold AS IS, the original list of items that were a condition of sale was still expected. Initially it was advised that the home still had a balance of the home warranty on it so I decided to buy the home based on the items they were to resolve as a condition of sale and this "warranty" I was finally put in touch with [redacted] in October 2015; months AFTER I signed the papers and learned that in fact there was no warranty.I am sure that you can understand where I come from with all the back and forth. I just feel as though I was "bait and switched" when I was assured anything that I noted would be taken care of. I did not expect them to half [redacted] the repairs just to get it done.Unfortunately, I trust folks and always strive to find the good in people. While I was trying to be understanding of other residents, work and commitments I think that over a year later, going on 2 was far too long. So at this time, I do not want to pursue this further. I will take care of replacing the faucet and repairing my roof; I had to fix the dryer vent which was NEVER installed. Their worker just pushed it through the skirting without supporting it so I took it apart and redid that correctly so that it does not break from the stress. The bathroom floor appears to no longer be an issue thanks to [redacted].I hope that this incident was an isolated one; although, in speaking with my neighbors in the community I have heard similar stories where once you buy you are on your own and they won't help with anything. It is what it is...
