I am in receipt of a letter in regard to a complaint submitted to the Revdex.com from one of our tenants. Thank you for bringing this complaint from our tenant to my attention. I appreciate the opportunity to respond.I have reviewed the complaint and in order to ensure I address it properly I would like to state it as I understand it. It is a continuation of a former complaint and she is “rejecting” the response she received, which is not listed in the letter. Her complaint as I understand it is that the house was not exterminated before she moved in. She states that it is our responsibility to eradicate pests. She is speaking of insects, like roaches or ants. She claims that over-the-counter remedies do not work in an apartment of this size. She claims that professional exterminators must be a part of the general upkeep provided by the owner. She claims that if she is not allowed to hire a professional exterminator, she will make a complaint to the health department in order to inspect our entire property for “all violations”, assuming there are any. Lastly, she implies that perhaps she is not getting her needs met because she is a senior citizen and an African American and suggested we release her of her lease obligations.This complaint was resolved within a week of receiving the letter from Revdex.com. We purchased commercial grade insecticide and used it according to the directions printed on the label using a professional spray apparatus we use for all our properties. We sprayed this tenant’s apartment as well as all other apartments in the complex and we sprayed the outdoor perimeter as well. This satisfies our lease agreement. The tenant spoke to the office manager after the spraying and let her know that shewas very happy in the apartment and wished to stay.For the record, the apartment was sprayed prior to the tenant’s move in.Also, Karine’s Boarding Homes and Rental Properties practices equal opportunity housing. Complaint: [redacted]I am rejecting this response because: The house was NOT exterminated professionally before I moved in. It is the property owners responsibility to continue to eradicate pest as an ongoing health issue.  I moved in three months ago and the landlord told me his prior customers that lived here set off "Bombs" by using over-the-counter products, which does nothing in an apartment this size, professional exterminators must be part of the general upkeep of the owner.  If they refuse to permit me to get it exterminated I will have to contact the Health Department in Terrell Hills to inspect the whole property for ALL violations.  I t should not be this hard to get landlords to take proper steps to ensure their property is up to standard healthy proper standards.  I have had so much trouble with getting the smallest details taken care of since I moved in perhaps it is because I am a Senior Citizen and I am an African American person that causes this landlord so much ire at my exspense. He personally told me he would hate to discriminate against me but he wished he had, I imagine this is one way to not give me proper and effective courtesy with my very valid complaints and within reason accommodations.  I do not know of any landlord that refuses to take an active, ongoing duty to provide safe and healthy living space to any tenant, except in this case. I would accept since giving me proper courtesy is so difficult that they issue me the permission to break my lease and allow me to find suitable places elsewhere where extermination is a necessary part of the upkeep without being so backwards with my request. Please request the landlord to answer this directly instead of sending in a "DONE" list back to me.Regards,[redacted]

I am rejecting this...

response because: Most of the items have been accomplished.  However, I have ongoing problem with my toilet. The toilet lid is ill fitting and it causes the handle to not swing properly, YES it was replaced, however it is still not in working condition.  I would prefer a certified Plumber would be called in to correct this once and for all.Secondly, this apartment was never professionally exterminated for roaches. I am being overrun with roaches in the throughout the apartment, the kitchen is of particular concern for health reasons, the roaches fall into my food that I am preparing and I have purchased over-the-counter remedies to no avail, I have even used aromatherapthy such as peppermint oils, but to no avail.  I called and outside independent professional exterminator and received a price quote which I gave to the Assistant [redacted], to which he said he would give it to the owner.  He always asks me wjhen I bring up roaches whether they are big and if so they are just "waterbugs", which I know however since the building was reproofed I have had an influx of small, medium and large roaches invade the property. It is a HEALTH concern and it is the responsibility of the owner to provide timely pest control. I really do not like to cook or use the kitchen due to roaches falling and climbing in my preparation and food. Please ask them to resolve the Toilt issue and extermination of roaches.
