Lawrence Canning, House Inspector Reviews (3)

From: *** ***Date: Tue, Aug 25, at 6:PMSubject: This message is regarding Complaint ID # ***- Muncy Homes, Inc.To: [email protected], Please reopen this case per the information found on the attached letter and blank warranty. Please follow up with Muncy Homes as to their reaction on the photos. As they clearly show a crushed peak vent and the lack of light entering the soffits in the attic. Their claim that moss is growing on the roof because of lack of sun, my neighbors shed is in many hours less sunny light them my roof and there is no moss growing on the roof. It was also brought to my attention that the black streaks on the roof are a virus because the shingles contain no zinc. Please see attached image ***, third paragraph “ You indicated that you could get pictures and a list of problems that your inspector found. Please forward that information.” Please see attached *** second page of letter, “Please feel free to submit your inspector’s list of issues and we will review to determine if Muncy Homes failed to do something in the construction process that caused your problem.” I sent emails on 8/with plus photos to the Revdex.com in hopes you would forward to Muncy. I sent them to Muncy on 8/after receiving a message on the *** compliant and found that they had not been forwardedThe emails included the information that the inspector told me about cause of the problems. Please see attachment ***- the warranty that was mailed and post marked 8/and never presented to me at the time of purchase by ***. As you can see it does little go as there is no information as to the style and amount of shingles installed on the roof. I have to question since they were able to find out the date of the installation and take the time to send me the warranty why they did not fill out the form as they would know exactly what information I would need to submit a claim. In the email I sent Muncy on 8/I suggested that an independent inspector come to my home and if they find that Muncy did not do anything wrong they I will walk away and pay for the roof. If the inspector finds they did then they pay for my new roof. I am sorry if Muncy Homes did not send you a copy of this letter I was under the impression they had. Please contact me for additional information or photos. Thanks for your help!*** ***###-###-####***@***.net

August 31, 2015Dear ** ***:We have received the pictures you emailed to usAs detailed in my previous letter, the Manufacturer's Limited Warranty was in effect for one year from delivery date of April 2, 2002.Regarding the issues you raised, the matter of roof leaks would fall under homeowner maintenance.About the ventilation, Muncy Homes installs the insulation at the side overhangs in a manner to allow the ventilated soffit to function properlyMuncy Homes did not install the ridge vent on the homeThe ridge vent would have been installed after the modules were placed on the foundation and joined together.Enclosed is an informational release from the Asphalt Manufacturers Association website discussing moss on asphalt shingle roofs, cause and removal solutions.Pertaining to the condition of the shingles, we previously sent a copy of the *** Limited WarrantyEnclosed is a copy of the “Homeowner's Inquiry Survey” with an instruction sheetWe have filled in the information the survey form, except for a couple lines you will need to complete.Since this can be a protracted process, we are attempting to arrange a visit to your house by an *** representative to make observations regarding the condition of the asphalt shinglesHopefully, if warranted, he would be able to expedite a determination from the shingle companyWe will be in touch if we can set this up.Sincerely yours,Richard S.General Manager

July 30, 2015Dear ** ***:Our company extends a Manufacturer's Limited Warranty of one year from delivery date of the home, in this case April 2, The consumer received a copy of that warranty in addition to warranties for manufacturers of various components used in the construction of the
consumer's home.To our knowledge, no warranty claim was filed pertaining to the roof shingles or ventilation system. The ventilation design for the roof meets established code requirements for air flowNo detail is provided in the complaint regarding the determination by her repair person of “improper ventilation”.The claim is generally vague about the source of the issues which makes it impossible to respond. There is a shingle limited warranty and a procedure for filing a claimWe will provide guidance to the complainant in filing a claim with the manufacturer of the shingles.Sincerely yours,Richard S.General Manager
