I'm Chris and I worked with my team as Sub-Contractor for LCS Master Construction during 8 months on a big project in BOCA RATON. I want to do a review because it was so comfortable to be managed by LCS. Lorena was present and attentive to the needs of each company which made for a smooth running of work.
The schedule was respected and the site delivered on time. All city permits were validated at the first visit ! For me that showed the professionalism of her management and the choice of her Teams !! Her secretary was also reactive and very present to follow each step of the project.

LCS was extremely helpful and professional in providing top quality construction for my remodeled home. Lorena was always quick to answer any questions that I had and the work was done on time and we even saved some money. The vendors she had were always courteous and we never had any issues with cleanliess or damage to my home. The project site was extremely organized and clean. I look forward to working with LCS again for future projects.

My experience has been A+ Would recommend LCS Master Construction. to anyone looking for top quality work at a fair/reasonable price. Very knowledgeable staff who are helpful and informative. Lorena was able to address all my questions and concerns immediately. Overall, very pleased and would recommend them over and over again.

LCS was paid 10,750K and never purchased any supplies or materials except the cabinets and granite. Her vendors have come to my house trying to get their money because she never paid them. LCS is still trying to collect another 8k. LCS provided and installed different vanity in guest bath than agreed to "because she thought it would look better" and never finished custom cabinetry behind toilet. Nothing in the contract was finished or delivered EXCEPT the cutting and install of the cabana door (we custom ordered/paid for door). We purchased all materials as the wall remover and builders came completely unprepared with no supplies also borrowing my husband's tools. Walls in kitchen never sanded or smoothed; I could hardly put on the light/electric plates. Kitchen cabinets were not installed correctly (inspection pending). Workers present more than twice as long as discussed and caused many damages. No floor coverings, plastic put up for dust, etc. to avoid damage to my property; destroyed my 25K wood floors. GC ***/LCS conducted no inspections of the work and was hardly seen at my home. My husband lost over two weeks of work overseeing her vendors. Granite counter person used scrap wood he found in my backyard to use underneath the granite in and used no ventilation for fumes putting my animals and children at risk- smell was unbearable for 48 hours! Tile work: left baseboard tiles in both guest bath and master bath with no grout. Threshold into the master shower never addressed. Thin set was set so high that bullnose has to be removed and reinstalled. When shower door person came to install he could not fit between the tiles that the tile guy set too high bc GC measured between our existing tile. He left after installing one glass panel, securing it with silicone (crooked- have photos) as well as chipping my existing tile. He used glass shards as shims underneath and left them there. There is so much more but I am out of room on the form.

Desired Outcome

Refund All money I paid returned except for door cutting, cabinets and granite. Vendor work was not done correctly so LCS can pay We have many texts from LCS indicating her job was "done" and insulting our "complaints". Due to the high volume of damages incurred we would not be open to her or any of her vendors returning to our property. I need the money returned so we can: 1.make right all the projects done incorrectly 2.fix the damages caused to my home and property 3.purchase items never provided

The contract between LCS Master and ***'s was delivered on time with professionalism. Also, LCS Master complete 95% what in the contract. On June 19th I send e-mail ***, saying I need go over the pouch out list in order to finished this job, never got a responded. They took a Family vacation with no explanation creating delay on project and opportunity to over the job. In Addition, They delay the job for not trust me or any my workers to be inside the house alone. All the Payments amounts according the contract was never reach, always paid lower amount.

It is unfortunate that the business owner is such a novice that she believes anything contracted was delivered on time or professional. It is even more unfortunate that such a young business is starting out on this foot when this could have been a good opportunity for her to learn how to oversee her vendors and a thing or two about customer service. As a small business owner ourselves, we took a *** on LCS but quickly found out she has no idea how to communicate effectively, plan ahead, control her employees or inspect work that has been done. When you bring a problem to her she dismisses it complaining and even installed a vanity we never agrees to because she felt it "looked better". While it is true that LCS sent an email on June 29, they were kicked off my property on June 8th after demanding payment for "finished" work (which was not finished and not even what we ordered or were promised) and not addressing all the damages that her vendors caused to my property. In fact we were met with statements like - your floors were old any way or we complain too much. By the time I received the LCS email for the "punch out list" I was already contacting the Florida Department of Business and Regulation, a new contractor and attorneys. As for the unexplained vacation, I made the LCS aware of the trip I needed to take to handle matters re: a recently deceased relative bc they had run over their timeline. I had no choice; I don't make a habit of telling strangers and their vendors that my house will be unattended in the future when there work was supposed to be completed already - there was no need to disclosue the information when the contract was signed in early May and a timeline established. She had well over a week notice that I would be leaving and kept assuring me that all would be done. Well "done" is not leaving grout work unfinished in the bathroom bc he "ran out of time" and leaving my toilet in the back yard after tiling the floor. It is very clear in texts between myself and LCS that we were having to go out of town so I am unsure why this was a surprise... not like I wanted to let strangers know my home would be unattended but I had no choice when they ran over their deadline. Any delays were not due to us not allowing workers in the home unattended but due to the fact that so much had to be done and redone again due to faulty workmanship (plaster in electrical sockets, walls not straight, no use of proper tools, incorrect measurements taken). In addition, most of her subcontractors never cleaned up after themselves so we constantly had to clean every night and all weekend long (with two small children, after working all day). At one point contractor actually asked us to go without any sinks in our home for almost a week, which we refused. If that was necessary, it should have been conveyed in advance or suggested we relocate as living with no sinks and two kids is not just inconvenient but impossible. When my husband was home it was to address other projects not contracted by LCS (plumbing and electrical) so it was known he would be there. Regardless, I am unsure why a contractor would be against a homeowner being home. What is it they didn't want us to see? The workers were left plenty of times unattended and every time they were we came home to another problem, no GC overseeing the project, and more mess. When my husband was there doing other work not contracted (electrical, plumbing) My husband was constantly interrupted by her workers needed more materials or complaining she took bad measurements or to address faulty work. Since the GC was barely ever around to do so nor did she ever inspect the work of these various subcontractors, he could barely get the stuff he was supposed to get done completed. Lastly, she never paid the subcontractors the money she owned them that we paid her and have proof of paying her. LCS even sent these subcontractors and vendors to our home and had them harass us via phone and text. The only way we got them to stop was by showing them the proof that we paid her. Her claim that we paid the lower amount is just more lies and in fact we have been advised that her draw schedule is not industry standard; we never should have paid so much upfront for what we got. Further, we never haggled or asked to pay lower, we paid exactly what we were asked to pay and only withheld payment once the work was not done and had many damages done to our home. Nothing about dealing with this contractor was professional as you can see for yourself by the attached photos and text messages between the contractor and myself. I have also attached the new estimate from our new contractor for all he work that needs to be redone or even just to fix what was done so poorly but I now can't afford to completely rip out and start over, nevermind damages to other parts of my home. Ten years I saved to renovate my house and now, even once the new contractor attempts to "fix" I will never have what I truly wanted. I can't believe I worked and saved a decade to be left with such a horrible result. But live and learn. It is too bad that as a fairly new company LCS was not interested in being more customer friendly and listening from the very beginning that the work was being done so poorly. LCS could have learned a lot. As a small business owner, we had our growing pains too in the beginning. We are all human and understand that mistakes can be made, its how they are handled and how you learn and grow from them that counts. LCS refused to acknowledge the problems. The owner may have taken tests and have a piece of paper that say they are a "general contractor" but when you have a vendor cut and install a hurricane cabana door and don't know that industry standards or Miami- Dade code was not used, then what good is the paper? Dealing with LCS was a nightmare and anything but professional. After being treated so poorly and damaging so much of other parts in my home, I wouldn't let her back in to try and fix it if she paid me.

The homeowner's complaints are without merit. LCS has paid its subcontractors and suppliers in excess of the amounts paid by the homeowner and a single subcontractor's invoice is still outstanding due to nonpayment by the homeowners. As President of LCS, I was personally on site daily to oversee the work. The project was slightly delayed to unforeseen conditions and homeowner interference with the work. As the homeowner admits, they were performing construction on their own simultaneously with LCS's work on their home. The homeowners' work, which was outside of the scope of LCS's contract, caused many of the issues the homeowners now complain of. In addition, the homeowners constantly interfered with and damaged LCS's work. Finally, the homeowners refused to allow LCS access to the property to complete its punch list.

The complaints have plenty of merit, which just displays the company's lack of customer service. Further, it does not address the many, many damages caused to my home. I have receipts for all we purchased from special ordered doors to grout to all the tiles - pretty much EVERYTHING. LCS furnished nothing but cheap $1500 cabinets so not sure why she did not pay her granite company out of the over $10K we paid. If she paid that much for horrible laborers than that just further shows her inability to budget or oversee workers. As LCS states, the homeowners work (not construction) had nothing to do with LCS -so how did it hold up any of their work? Just more lies. The punch list was suggested only after LCS demanded final payment because "they were 99% finished". I have multiple texts stating that she was "done" and demanding her money, even above and beyond the original quoted price, trying to charge me twice for labor that wasn't even finished. A punch list should have been done in advance of such demands. I have documented photos and timelines of communication so the courts will determine the rest. I am just happy I can account for things here so that the public can know what they are getting into when they research this company.
