I have tried to get my bathroom fixed. I have been here since XX-XX-XXXX I put it on my fix sheet when I moved in.I have called several times.I have called several times I have also been out their to see Mr.[redacted] n he wouldnt see me said I would have leave my name n number he would get back to me. I still havent heard from him or noone else at this company.I showed them pictures of the bathroom. It's rusted and knobs falling off.It is really nasty and thats my visitors bathroom. There was a blockage in the sewer line, which caused my downstairs bathroom, as well as my next door neighbor's bathroom to overflow.On Sunday, April 10, 2016 at approximately 10:30am water began to leak into my dining room, kitchen and living room from the downstairs toilet. I texted my next door neighbor who is also a tenant of Leco and ask if she was experiencing the same problem and when she went down stairs water was everywhere in her home also, coming from the bathroom toilet. My first action was to call Leco. First my fiancé called and left a message. I left a second message from my phone. I then called Memphis Light Gas and Water, who stated that they weren't responsible for any plumbing and that I need to call my landlord. Due to the excessive water, I called a local plumber and had him to come out. He brought a machine that was able to stop the blockage. There were a bunch of roots and grass when he kept pulling the "snake" out. After that we could see the water go down and flow properly. He charged me $300 and wrote out a receipt. Leco did not respond to our voicemails on the following day. On Tuesday, April 12, 2016 my fiancé called Leco and they told her that they didn't get any voicemails from her and that we should have called MLGW. I called later that day and spoke with a man who told me to call City Sewer, in which I did and they told me the same thing that MLGW said, only they did say that they would have sent someone out to see where the blockage was coming from but they don't do plumbing. I called back and let the guy know what was said and he told me to call back the next day because the accountant was out for the day. I called back and spoke with one of the women who had previously spoken with my fiancé. I explained to her what happen, what actions were taken on our behalf and the damage that was done to the laminated floors to secure that we were not responsible for that damage. She told me that she would send someone to look at floors and get in touch with the owner of the property to discuss possible reimbursement. However, she still stated that "we couldn't have called because they didn't get any voicemails". I explained to her that this was the second time they claimed they didn't get messages from us. The first time was in November and December of 2015 through 2 emails, in which I had to physically go to their office and their excuse when I got there was that they didn't get the emails that I sent through our login on their website and that their server may have been down on those days. My neighbor also said that she never hears back from them when she calls. I started sending emails to document, starting Wednesday, April 13, 2016. I sent copies of my receipt, pictures of the damage, and the machine pulling the roots and grass out that was causing the blockage. The last email I got from them stated once the following:Mr. [redacted],I received your message about the plumbing issues at 497 Dickinson, April 10, 2016. I am responsible for monitoring voice mail messages that come in over the weekend. I never received a voicemail alerting LECO to the blockage in the sewer line that would have led to a back flow from the toilets in the premises. No messages were received from your neighbors in 495 as well.It is standard policy to dispatch a technician when an emergency call comes into our office voicemail. Had I received the message, I would have dispatched a plumber to take care of the issues at your property.When sewage is present in the yard, we always have our tenants contact City Sewer Department to come and run an industrial routing device from a clean out valve (if present) in the front yard to the street sewer. The service is free and often times corrects the stoppage. If there is not a clean out valve in the yard, or City Sewer cannot access the sewer line, we would promptly send a plumber to correct the issue.I understand your frustration with the situation, but I cannot reimburse you for any plumbing costs incurred with a plumber not associated with LECO Realty.As for the flooring, please let me know a gooDesired SettlementI would like to be reimbursed for the money that I spent on the plumber, which was $300 cash or get it deducted off of my rent, which I already asked of them. Calling a local plumber out to fix the problem saved both my place and my neighbor's place from further water damage, by getting it resolved in a timely manner after not being able to talk with Leco. I also would like for them to apologize for saying that we didn't call and leave messages. THAT'S RIDICULOUS AND UNACCEPTABLE. We've never missed a payment and always pay on time. We have phone records from when we called on April 10th. The fact that I'm grown and know what I did as well as my fiancé, in which I'm sure they got the messages; upsets me on another level. One of their staff made the mistake of telling my fiancé that they check messages every Friday, which makes no sense since this incident happened on a Sunday. They later tried to change their story saying that they check it daily. These people are liars and have no problem telling a like to cover their own faults and I do not appreciate it. If I have to, I will contact a lawyer. I am just that irritated and disgusted. We've done nothing but be good tenants and deserve to be treated as such.Leco address:3707 Macon Rd, Memphis, TN 38122Business Response In regards to the complaint issued by Mr [redacted], we still maintain that we did not receive a voice message on Sunday, April 10, 2016 concewrning the overflowing toilets. Our office manager, Kristie N[redacted], checks the voicemail multiple times on saturdays and Sundays. When an emergency call is received, she will contact the necessary vendor (in this case, a plumber) to handle the issue. When there is an apparent sewer stoppage, our weekend message gives the phone number for MLGW as well; when there is a clean out valve in the front yard, City Sewer will unclog the main sewer line at no cost to the tenants. Regardless, from the time we receive the phone call, we allot a 24 hour response time for the issue to be resolved. We did not hear from the tenant until Tuesday, April 12 about the events that took place on Sunday, April 10.We did receive photos of work being performed by an individual with a plumber's sewer coil. We also received a photo of a generic invoice ticket for services rendered. Unfortunately, we cannot verify and agree to reimburse a cash ticket. Without proof of services provided by a qualified, licensed plumber, we cannot be sure that the stoppage was completely cleared.LECO Realty will certainly send a qualified plumber to run a line through the clean out valve in front of the house, as well as check for any stoppages in the sewer lines from the house to the clean out valve. As for the flooring, LECO is more than willing to send a contractor to examine the flooring in the house and make repairs if deemed necessary.We regret that our tenants had to endure this unpleasant situation last month and are prepared to make sure that it does not happen again, but cannot be held liable for services provided by an individual other than one of our vetted and qualified vendors.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)I simply don't accept it because I know that we did call and both myself and my fiancé left voicemails. They were the first number we called. Why would we not call them first?! That just doesn't make any sense! Why would I voluntarily call anyone other than Leco first. They are liars! I've spoken to other tenants who have said that they never hear back from Leco in a timely manner. I still have two emails saved that I sent in last year through their portal that didn't get a reply two months in a row, until I finally took some time off work to actually go into the office and they said they didn't get those messages and if I did send it that their server must have been down. I still have those saved. Common sense should say "Why would I voluntarily call a plumber and spend any type of money out of my own pockets?" If I would have not taken action there would have been a lot more damage to both my place and my neighbor's. Also, my second call was MLGW, who were no help and did not refer me to City Sewers. They only told me that they don't do any plumbing and that I should contact my landlord. It's still in my phone when I called and also when my fiancé called from her phone. POOR CUSTOMER SERVICE FROM[redacted] THE OFFICE MANAGER.ON FEB 4,2014 MY MOM CALLED LECO REALTY AND SPOKE TO [redacted] AND TOLD THEM SHE HAD A LEAK IN HER KITCHEN THAT IS HEAVY. MOM WHO IS ELDERLY CALLED ME TO CALL THEM BACK AND VERIFY THE MESSAGE WAS GIVEN.[redacted] THE OFFICE MANAGER ANSWER THE PHONE AND STARTED ARGURING WITH ME AND STATES WE DONT HAVE TO TALK TO YOU, WE SPOKE TO YUR MOTHER AND SHE STARTED TO HANG UP ON ME AND THREATEN TO CALL THE POLICE ON ME. IVE ALWYAS CALLED AND SPOKE FOR MY MOM WHEN SHE HAS ISSUES WITH HER HOME.[redacted] PRECEDED TO CALL MY MOTHER CELL PHONE AND DISRESPECT HER AND WHEN I CALLED BACK SHE CONSTANTLY HUNGT UP ME. I FEEL THIS IS DISCRIMINATION AND LACK OF RESPECT FOR TENANTS. MY MOM HAS ALWAYS PAID RENT ON TIME AND RARLEY HAS PROBLEMS OR COMPLAINTS. Business Response Ms.[redacted] called our office about a minute after her mother, the lease holder, called for her maintenance request. Ms. [redacted]'s demeanor was extremely volatile and demanding. I explained that we had the maintenance request called to our repairman and they would contact her mother to gain access. After continuing to speak with Ms. [redacted] and recognizing her attitude was only getting more confrontational, I explained to her that we would no longer speak with her in regards to her mothers rental unit. After Ms.[redacted] made threats to come to our office I did let her know the police would be called. In regards to her being discriminated against because of her race, I was specking to her by phone and have no way of knowing the color of her skin nor do I care. That is a blatant, derogatory and inflammatory statement that I demand an apology for. At this time, per Tennessee Landlord/tenant Act, I am insisting that all maintenance request for [redacted] be remitted to our office in writing. Let me be clear-no phone calls from Ms [redacted] will be responded to. [redacted] is not the lease holder and we suggest that she not come to our office or we will call the police. My attiude was a result of Ms.[redacted] not letting me speak and as far as mecalling after my mom the lease holder I always do such things. I have always handled all of my moms personal and business affairs due to her work schedule and health issues. Futhermore I can concirm that Ms. [redacted] has been disrespectful not only to me but to other people who I refered to the company. Ms. [redacted] has been disrespectful towards my mom the lease holder she always over talks people. As far as discrimination yes I feel like she is performing such act due to her knowing my mom and knowing my moms race which I am my moms daughter so I amafrican american also.If she demands an apology so do I as well as my mom. Also the maintenance people did not call my mom they just showed up without any notice. Also I have pictures on how my moms kitchen still looks. Leco has yet to send anyone back over to fix rthe inside of her kitchen ceiling. True I am not the lease holder but I DO SPEAK FOR MY MOM THE LEASE HOLDER!!!!!!!!!!!I also can obtain documented proof that I can and am able to speak for my mom something like a power of atty. Thanks [redacted] Final Business Response As for the ceiling repairs, the lease holder needs to call us once we have had a good hard rain to make sure the leak has been repaired and at that time we will repair the ceiling. The roof is leaking. I have called on several times, spoke with [redacted] and the manager has been on sight. In line request. I have been in the office and showed them pictures of the damages. All they do is send out a old man with a ladder, bucket of tar and two shingles of roof. When it rains again I call them it rain I. The house I have to put pans down to catch the water the feeling is cracked and when they say he said he has fixed it they don't follow up. I. The kitchen Sheetrock is falling on my stove. It falls when I'm cooking and when I'm not cooking :: Sheetrock is not a choice of seasoning for my food. So when I called today u spoke with [redacted] and she advise me to call code enforcement , and the health dept . So this is my first step and I will do that in the am of 6/18. That d man has been out their several times I have pictures and tex messages that I have been requesting that this matter be corrected . They can collect the rent but will not fix the problem. . Desired SettlementFix the roof, fix the damages in the house that the leak has caused Business Response We have responded to Ms [redacted]'s complaint in regards to the roofleak in her house. Our roofing technician has been there twice before the complaint was filed. Apparently, the roof is in good condition, but someone has hammered nails into exposed shingles which, over time, will allow water through. Our roofer will go back to make a thorough examination and repair to the roof. Once we are sure the leaks have been fixed, we will make necessary repairs to the ceilings.Consumer Response This is a follow up: Leco sent a repair man by the name of [redacted] on 6/28. I still have problems with the roof leaking & no attempt in mold issuesI did a walk thru with the repair man that Leco sent out on 6/28 the roof still leaks it rained on July 4 and u could see the leak in the living room. I showed Mr. [redacted] the mold in the closets. That was never addressed . I have tex messages and pictures of his work.Final Business Response I made an appointment to meet with Ms [redacted] to re-inspect the property Thursday, July 16, 2015. I will check the work done by our repairmen and determine what extra work needs to be done to close this case.

Failure Reimburse Deposit on Lease that Ended October 2015 and Bush Trimming Receipt I moved out of a LECO Realty property in Oct 2015 and have not been refunded the initial deposit amount of $500. I have spoken with the staff (Patrick, Susan and Tina) who's explanations changed from "its in the mail", "come by the office to pick it", "it will take 6-8 weeks" to my most recent answer, "the deposit is on hold." I passed the move out inspection (except for trimming the bushes in the backyard) and have yet to receive reimbursement of refund or a receipt for the bush trimmings.Desired SettlementI am requesting a refund of my deposit.Business Response We moved the tenant from [redacted] to a new address at [redacted] both of which are in the Memphis City limits. The move was initiated by the tenant, who wanted a larger home. Prior to our release of the deposit at [redacted] the tenant was responsible for a grease fire at [redacted] resulting in damage to at least 3 rooms in the property, leaving the property un-inhabitable. The deposit is being held pending a final investigative report of the damages at [redacted]
