This is to acknowledge the receipt of your letter dated March 9th, regarding *** ** Complaint against our companyEnclosed here with are the series of repairs carried out within the first days of *** *.A moving into the propertyThe unit in question is a 2-bedrooms and 2-bathrooms unit
condominium in a 12-Units Condominium *** BuildingWe have been managing this unit since 2012, and in the same building we have been managing other units for home owners in the last yearsWe currently manage of the units in the same building for different home owners and different tenant's occupancy.Before *** *.* moved into the property, the unit was occupied by someone else that stayed in the property for almost three years without a single complaint about toilet issuesWhat we have experienced with *** *.* is unbelievable in the plumbing maintenance of her unit.In the last 9-years we have never had any complaint from other unit owners in this building with respect to toilet issues, since she moved into the property it has been one problem or the other emanating from her unit since June 5th when she moved into the property, Below outlines the visits by plumbers sent out to clear the series of calls created by *** *.*How long are we going to keep on wasting home owners money on unwarranted repair's that are created by the tenant based on the feedback received from the licensed plumbers sent to repair the toilets in the unit?Based on her request calls to repair or replace plumbing issues in her home, the following plumbing services were rendered to her unit which the home owner paid for:• On June 9th, 2015, a plumber was sent to unclog the toilets.• On October 10th one of the toilets was replaced with a brand new complete toilet system based on her coercing the plumber to change what could easily be repaired.• On Dec18th plumber was sent to unclogged one of the unit toilet.• On Dec23th plumber sent out again to clear another clogged toilet • On Dec28th plumber was sent to unclogged the toilet and installed a new toilet again.• On January 22th a different plumber was sent to review and ascertain what is going on in this unit and un-clogged another toilet• We have noticed that on occasions, if the tenant is hosting people or has a party going on in the unit, the toilet will be are always clogged in that particular month.• Tenant had a birthday party of February 22th and after that event, a new plumbing request for the toilet to be repaired and while we are trying to find a plumber that will look into her issues she took matter into her hand.We have been giving advice to the tenant on how to maintain or keep her toilet from getting cloggedWe also made her aware that the former tenant in that same never unit never complaint about the toilet been clogged for over two years plus and for your notice this is a second floor unitNone of the other unit has complained about their toilets been clogged.Within the first months of moving into the property a minimum amount of $was spent on toilets repairs for herWe even advised her to change the kind of tissue she is using in her home, but she will not listen to our adviceShe cannot bankrupt the home owner based problems created by her and guest based on frequency abuse of the plumbing system in the homeWe will be glad to provide the names of plumbers that were sent to repair the toilet in the home and they will confirm what we have experienced with her tenancy.On the issue of calling me to come and fix toilet in the property and she said she tries to reach me, there is a procedure of contacting us, so even if one toilet goes bad, there is another toilet in the unit that she could use, while waiting for the plumber from our company to fix the problem for herShe was trying to reach me, when I was far away in Africa, carrying out my father's final funeral rite burial.The lease she signed is for one person occupancy, the million dollar question “what is she doing creating toilet problem issues in this home or whom are the people coming to the house unit and damaging the toilets." The lease is for one person occupancy and not for multi-person useOn previous calls made, I hardly interface with *** *.*., she deals more with my office staffs and not me on day to day management needs of her unitI have spoken to her on at least one or two occasions as to why it is not necessary to replace a complete toilet system and that is just a waste of home owner's funds based on the feedback received from the plumber sent to the unitWe are a very responsible company and responding to tenants request or needs is our priorityThis is a licensed unit and it is inspected every year by the City of Greenbelt and they can also testify to the unit inspection record and other units we managed in the building.Enclosed herewith, are the receipts of repairs carried out since she moved into the property If you need further information or clarification, I can be reached directly at ###-###-####.Regards,Ola F*, MBAPrincipal Broker/Manager

I am rejecting this response because:From: *** ***Date: Mon, Apr 11, at 10:PMSubject: Re: Leeds Realty responseTo: ***@myRevdex.com.orgHello ** ***,Thank you for your email sent today in response to my complaintsI'm going to just go straight to the issues or the reasons listed by Mr Ola in his reply to the complaints and I'll give you only the facts: Mr Ola stated that the plumber came to my unit several times and on two occasions like 10/10/and 12/28/15, new toilet systems were installed. FYI, the toilet commode in the master bedroom was replaced only one time and I did not "coerce the plumber" into changing the toilet systemThe plumbers that have come to the unit are usually people sent by him and they do as they're told by Mr OlaThat's what they tell me when they come hereIf the toilet systems were replaced twice as Mr Ola is claiming, I would know because I was always around when they come in to check and they always tell me that they would inform him of their recommendationsTherefore, saying that the toilet system was installed twice since I have been here is not only inaccurate but totally misleading.According to Mr Ola, he (they?) has (have) "noticed that on occasions" when I host people, the toilets are clogged...Unbelievable!! When I first read this, I was dumbfounded that he would even speculate thisI mean this man does not even know me, he hasn't the slightest idea about my personal life, or how often I'm even available at the unit, not to talk of who or how many people come in here to my unitI strongly recommend that you ask Mr Ola for proof of people that "they" have observed coming in and out of my unit to make him come to such conclusionI live alone, don't have kids here that may be clogging the toilets with funny stuffs, and I have a crazy work schedule that won't even permit me to stay around to host people contrary to what he wants you to believe.Mr Ola also stated that I had a birthday on February 22nd and after that event, a new plumbing request...Well, that shows how much he really knows me meaning that Mr Ola is very clueless about meMy birthday is neither in February nor on the 22nd as he saidMy sister was the one who needed a venue to host for her birthday and we wanted to rent the multipurpose hall at the community where I live and I was told to ask Mr Ola to sign for approval as evidence that I live in the propertyThen, my sister later changed her mind and got a bigger venue that best met her needsHence, the venue at my address was changedIt was never usedAt no time did my sister or any of her guests stay with meSo the question of whether or not guests are coming into my place and messing up my bathroom does not arise.The other reason mentioned in his response to the complaint was that while they tried to find a plumber for me, I then went ahead to fix it myselfVery ridiculous!!The toilets were backed up on Saturday the 5th of March last month, I called him and as usual, he did not respond to my callI was going to my family to use the toilets for that weekend and on Monday the 7th, I followed up with his office again and I was told by Liliane from his office that a technician would be at my place in the eveningI explained to Liliane that morning that I would leave work early and be available by 6pm, which I did but nobody ever showed up to fix itI even called the last plumber who was here because he gave me his biz card, to find out if he was the person comingThe guy told me that the office called him and discussed the problem but they did not approve for him to come in and fix itIt was then I knew that this was going to be a waiting game and I could not live in the place with the toilets all clogged, so I started looking for help elsewhere and on the following day the 8th of March, I got a plumber to come in and unclog the toiletI still did not hear back from Mr Ola or from his office to tell me if someone was still going come or notAgain, I find it misleading that they were trying to find a plumber for me for so long before I found someone myself when in actual fact, he or his office did not even bother to contact me about the situation until I forwarded the repair invoice to their office and I then requested for a bill adjustmentMs Liliane later claimed that her email was not working and so I then sent them all the documents in the mail which I'm sure they received because USPS has confirmed that.With that said, I know that Mr Ola had to say something to defend himself and so decided to come up with these storiesI have attached here copies of the actual venue of the birthday mentioned for your record. If you need my call history to prove all my calls to Mr O and his office for reporting issues, I can also provide you with thatI have provided him the invoice and I'm not owing him anything as I have paid all my bills up to dateHe should adjust my bill accordinglyI have been trying to get this matter resolved with Leeds realty company but they don't appear to be interested in resolving anything with me hence I'm involving youIf you need to contact me, I can be reached at ###-###-####.Thank you. *** ***@***.comRegards,
