I am rejecting this response because: in no way or form did she tell me what the cancellation policy was prior to making the reservationI am now aware what the cancellation policy is by the letter I have receive by her lawyer The only reason I am requesting my full or partial refund is because the lady that showed me and my husband our room indicated to us we would receive our money back if it's to not our standards At this point in time, we still haven't receive any gift certificate

I made this reservation and I always go over the policy each time I do.  We also discuss the rooms and what is included in the reservation.  This is one of the outside rooms, with a clear view of the gulf. All rooms come with a microwave, small refrigerator, and coffee station. ...

The smaller room was chosen by this guest.I was out of the country when they arrived.  Upon my return I had a note to call the guests .I arrived home the end of October and left them a message soon after.  I then received a few calls from their daughter, I chose to speak to the guest which I did. I first spoke to the wife who handed the phone to her husband who demanded a full refund and threatened to sue me and call his attorney.  I repeated that he would be receiving a certificate in the mail, not a refund.  My manager informed me that when they arrived there were 4 guests, not 2. This is the smallest room we have and sleeps 2 only.  The larger rooms were occupied. In a effort to please them, my manager unknowingly showed them the apartment which was not available to rent at that time. Out by the sea is a S2 corporation with shares, and policies.  The policy is clearly stated on my web-site, outbythesea.com.  It states that if a reservation is cancelled prior to 2 weeks  to the reservation date, a cash refund is credited back minus a $15 cancellation fee.  If cancelled less than 2 weeks, a certificate for the full amount is awarded.  In this situation the cancellation was the day of arrival.  A certificate in the full amount for $371 and no expiration date was sent.  A letter of explanation was enclosed.  Thank you,[redacted], OwnerOut By The Sea B & B1-888-522-5926 Toll Free409-684-1555 Local

I am rejecting this response because: in no way or form did the owner explain  the policy from the bed and breakfast Out By the Sea.  She never stated my options if I were to cancel in our first phone call before I made a reservation. At the time of my arrive, the other people that were with me were just there to see the location and were not going to stay there.  I am requesting a full refund but I am willing to take  a partial payment of what we would both agree upon.  I will not accept a certificate (in which we haven't receive) because it was a one time visit to that location. I have advise this information to her and she hung up on me.
