Dear [redacted] , Thank you for reaching out to us regarding the bed bug issue (case number [redacted] )! The lease for the resident’s with the issue expired at the end of December We sent out the renewal letter about days before their lease expired in early OctoberWe never heard back from them on if they were planning to vacate or renew, so we emailed them to follabout their plans in late OctoberThis is when they made us aware about the bed bug issueFrom there had a reputable Exterminator come out to inspect the apartmentHe found bed bugs and the apartment was fully treated! We followwith the residents to make sure everything had been taken care of and again asked if they planned to vacate or renew their leaseThe resident was never told they would be let out of their renewal if the bed bugs returnedThey let us know they would like to renew, so they completed and signed the month lease renewalThe renewal was signed through the end of June The release of lease terms are very clear in the lease and residents can always ask any questions and always receive a prompt replyIn early March, we were made aware that the bed bugs were again an issueFrom there, we had the same exterminator come out to inspect the apartmentHe did not find signs of bed bugs, so we followed up with the resident and the residents let us know the bugs were definitely still an issueFrom there we scheduled to have a second reputable exterminating company come out, as is our policyThis exterminator let us know there was in-fact an issue, so we scheduled treatment through this exterminating companyThe pest issues were addressed and handled as soon as we were made aware of themThe lease clearly states that to break the lease, we require days notice to vacate and an early termination fee of two month’s rent or the remainder of rent due for the lease term (whichever is less)In this case, it is less expensive to provide the days written notice to vacate and pay the early termination fee of rent through the end of the lease termWe have a lengthy email chain and are happy to forward any and all emails regarding the bed bugs / lease renewal to you all! We have addressed the pest issues promptly after being made aware of them and been in communication with the resident throughout the processThe building does not have any other pest issues we are aware ofWe take all issues seriously and handle them as quickly and thoroughly as possible!
