We closed escrow on ***'s refinance on October 25, 2016. The refund check to *** was sent out on October 25, in the amount of $26.90. She did not receive any other refund since her taxes for first half to Pinal County was due in the amount of $570.26. New lenders
require us to pay the taxes at close of escrow. So there is no other refund due to the borrower

Hello! Mr*** received his refund check which we mailed out on May 3rd and he cashed it on May 11th in the amount of $1600.82. We attempted to mail his refund check on April 19, and we had to issue a stop payment on it and cut another check to him on May 3, 2017. The loan
docs from the buyer's lender was not even received by the lender to us until April 18, so we could not close escrow. The lender has control of the closing date and escrow officers do not I hope this helps! Thanks, Angela M***

Yes, I spoke to *** *** and so did our Escrow Officer, Patty M*** There was no fraud here and we did not lie to her at all. We have to pull a title commitment to tell us what needs to be cleared on title in order for us to issue clear title to the buyer and their lender.
On this particular closing, *** *** has judgments against her and two liens. These are all recorded with Maricopa County Recorder and I can provide those to you, if needed. MsRichert got upset with us because she claims she had no liens on her property that she was selling. She would not cooperate with us in getting the information that we needed. Her agent even stated he did not want to work with her any longer and the escrow ended up cancelling. Driggs Title did nothing wrong as we have the proof that she has liens and judgments recorded against her. We were just doing our job letting her know what was recorded of public record and she just did not cooperate. Let me know if there is anything else you need from me on this.
