Sadly, I wish I could select several complaint type words as just repair issues are not enough, but I guess it will have to do. I could however choose advertising issues, service issues, customer service issues, contract issues, delivery issues, product issues and sales issues; all would apply. I am not the complaining type and for almost a year, my husband has performed the brunt of professional correspondence nice to the point of ridiculousnesswith several people from Lennar. Those several are the ever-changing Construction Managers, Quality Control Managers, Customer Service Managers or whatever title they become. Early on, we understood their MO. Move people around different Lennar Communities because they will soon be overwhelmed, never be able to hold up their CONTRACTUAL promises due to no corporate support, gradually make mistakes, never be able to oversee any of the abysmal sub-contractors of sub-contractors and eventually, will have to be moved because of the hatred and distain the new homeowners have for them. After [redacted] in the Lennar office of Morrisville FORGOT to send in the upgrade (and expensive) requests for our paint colors, tile preferences, etc. for our under construction townhome, it was painted the wrong color inside; all three floors, molding and all. It had to be painted again, but this time, after the molding had been finished and there was NEVER any tape used and sub-par brushes and rollers; it was a horrendous job, with waves of darker paint sort of touching the lighter molding in places on all three floors and spilled paint on the new hardwood floor. It took 3 months, finally under our own personal supervision, to have the detail painting along the ceiling and floor molding done and while it was 80% OK, never was correct. Many, many other stupid things happened, and other much more damaging things to neighbors (one never had any heat registers installed in her entire third floor, another had water streaming out of her living room light sockets, and other had her wood floors replaced 3x until SHE realized it was a wrongly attached water hose from the dishwasher that was leaking, etc.) Now, after 3 botched attempts to repaint all the outsides of our doors (dirt and dust in the paint on the doors, bubbles from painting in 98+ degree heat, very visible brush marks from sub-par tools), and waiting 4 months for them, they were finally installed yesterday, March 19, 2015, upside down. Yes, the one side of our French doors were delivered without the panes that were supposed to be with them, but drilled and hung UPSIDE DOWN. I will be requesting from Lennar, funds back for the lack of a skylight wall open that was never installed in our upgrade, the Glamour Master Bathroom and the wrong tiles that were installed, twice in our kitchen that were to be the same as the master bathroom. We paid for something extra and we didnt get it all. I let this go for a few months but now, all bets are off. I have been patient, but this is too common of a [redacted] occurrence and Lennar cant even fix their original mistakes, with themselves or their sub-contractors. It has to stop and the Revdex.com is just my first stop. Do not spend your hard earned money on Lennar. Our home is beautiful and our community is great and we will get this finished IN SPITE of the [redacted] weve gone through with Lennar and their it team. They do not deserve any respect at all.Product_Or_Service: Lennar Townhome -Desired SettlementI will be requesting a discount, rebate, return of funds, whatever they want to call it, in the amount of $1000 for not building and finishing the upgrades for the master bath and kitchen.I will be demanding new French doors that are painted correctly, have the panes installed and are hung UPRIGHT. Structural issue more than 1.5 inch crack on the floor from front to back of the floor and cracks on the wall.We have a 25 year structural warranty We bought our home from Lennar in August of 2008 and during the one year inspection we had a visible crack in the floor.so Lennar came with their structural engineer and he stated there is no issue on the structure and partly they removed the hardwood and installed new hardwood.Since last year the floor started to move and had visible crack so I hired an independent structural engineer and they gave us written report stating that the structure is moving and needs to be fixed.On January fourth 2016 I send the engineers report to Lennar and was contacted by Ms.[redacted] from Lennar again she came with same engineer came for the first year inspection.He walked around my home and inside the home he never measured anything and goes back and send me a report that there is no issue and I was wondering how can an engineer without taking any measurement parameters can come up with a conclusion.Now after almost eight months of communication (almost 40 mails) [redacted] said she is going to fix my home.Three weeks before I asked her to write a contract and let me know when they will start the work and finish,but she replied me she does not know when they will start the work or finish the work.Now I've send multiple message asking for the reason and she has stopped responding to my mail.This has bought me depression and had to visit my physician I hope Revdex.com can resolve the issue.Please I need help I'm worried on my familyDesired SettlementFix the home according to my Engineers report and reinstall the hardwood flooring inside the home and reinstall the tile in the patio.Fix the visible cracks and fix anything that is destroyed during the repair outside and inside the homeBusiness Response Lennar has hired an engineer to investigate. Lennar's engineer reviewed the situation along with [redacted] Engineering report. Mr. [redacted] mentioned that he had his own report done. Go forward actions include Lennar's engineer review of site notes, [redacted] Engineering report, Mr. [redacted]'s report and written remedies for the situation with timeline for completion. In addition,[redacted] Flooring measured the floor to create an estimate for replacement. Lennar will report back to Revdex.com once the resolution is established, commenced and then complete.

We purchased a home/lot from Lennar in Nov. 2013. Since then, Lennar has not followed through on promises and has yet to start any work. We purchased a lot/home in Nov. 2013. Were told work would start in Dec. 2013. To date, work has not begun and there is no date given to when the house will be completed. Additionally, there were numerous promises made to us in the beginning -- none of which are occuring now. Specifically, a diagram was given to us of septic lines being put in the front yard. Now they will be placed in the backyard and Lennar will not change that. We purchased the lot on the assumption we can place a swimming pool in the back. With the septic lines there, it challenges us to figure out how to squeeze a pool in the back yard. One way it to have the pool more on the side of the house but that would require additional ground clearing which Lennar will not pay for. There are many more issues and the ground hasn;t even been cleared yet. We believe Lennar practiced a bait and switch on us and are now delaying us. We have had to turn down an offer on a purchase of our current home because we don;t know when (if ever) Lennar will start on our home. Desired SettlementRefund of $10,000 deposit and reimbursement costs of storage facility (pack rat) if corrective action is not taken immediately. Lennar did offer to return/refund their earnest money and the homebuyer elected to remain under contract and move forward with the building of the home. Lennar has stated for 2 1/2 years they would send someone out to fix my driveway and install a downspout on the garage next door and I have left numerous messages and they have recently stated that all that communication from 2.5 years ago has been lost. In the meantime my concrete has started pitting away. Lennar has denied any responsibility fpr this stating, "We are not responsible for pitting concrete because we do not put a protectant in the mixture like they do where they have snow". As you know, we have snow here too. The lack of a downspout on their garage is washing the dirt from under the posts on my fence causing my fence to sink and the difficulty latching my gate. These downspout with hoses have been installed on many of the homes but only after there has been property damage. Some of them have been installed and left on top of the ground creating a safety hazard.Product_Or_Service: New HomeDesired SettlementI want the driveway to be cut and poured, the downspouts installed with rock the remainder of the way between our homes and have the fence raised back up and stabilized. I only want them to fix those items they have neglected; I'm not looking to bring negative exposure on them but they should want to have a satisfied customer. Consumer Response /[redacted]/The day I filed this report I was contacted by a Lennar customer service rep who came out to assess the issue and informed me the problems would be fixed and has stayed on top of the issue since then. The driveway is fixed but the garage downspout issue has not. They did replace turf and diverted the spout but this only half way removes the water. As with every other issue with Lennar they try to fix it half way and hope the homeowner will accept that. Suggestion: Extend and bury the downspout all the way to the alley, letting the water empty onto the asphalt and put river rock all the way up to the back of the houses to insure the mulch and dirt will stay in place. This has been done by Lennar at some of the homes on my street (including the neighbor on the other side) and works well. I can't figure out why they just won't fix it right and save so much back and forth.Final Consumer Response /[redacted]/ they did as little as possible and left but the biggest complaint I had was taken care of. Since closing on my home 4/14, I have had huge quality issues and missing upgrades that have made my first time home buyer experience a nightmare. Since closing on my West Cary home, I have documented my experiences with Lennar. They are evasive, continue to switch upper management around so that no one is accountable, switch quality control people around so promised repairs have to be continually revisited, and the list goes on and on. When I purchased my home, I was provided with a dated 'What's Included List' which states what I would be getting in my home. Since I have 3 pets, I wanted to purchase upgraded carpet but my sales person showed me IN WRITING DATED printed marketing materials dated 6.13 (same month and year as my SIGNED CONTRACT) that I was already getting it. He boasted about all of these great features that come with my home. "A fully sodded yard with irrigation" was also on this list. Lennar continually bullies their customers. After a 17 month battle which included a news trouble shooter being contacted, letter to CEO, Attorney General, etc., we finally got that promised irrigation this week. No buyer should have to go through this. My home is a train wreck. The town confirmed that my home was closed without 2 required HVAC registers (4 ENORMOUS holes had to be cut into my home absolutely heart breaking). Besides this mess, many windows were scratched or broken, floors had to be replaced due to uneven surface, my granite feels like sandpaper (confirmed that it wasn't covered so tools created extra pits, over spray and glue was all over it....still isn't right today), marble in bath replaced 3 times, wrong paint throughout my home, wrong carpet throughout my home, lighting was damaged, my siding on my home melted and had to be replaced, dead grass and trees due to lack of irrigation, MAJOR SUBFLOOR ISSUES (one still pending), my walls had to be floated down (huh? what? ...they were uneven!), HVAC issues, with each repair....they broke something else and left my home a disaster (got glue on my custom couch because they wouldn't cover it....they don't apologize or care @ disruption of home), the roofer put my flashing on wrong so they just ripped it off and damaged my bricks (it took a battle to get this fixed)...I could go on and on but will run out of space.As a result of my diligence, Lennar staff has repeatedly spoken about me to other residents and during those early months, contractors blocked me into my home with trucks even though the models were a few feet down (all documented). My latest issue involves a DOCUMENTED subfloor issue. You see, my neighbors have been talking about the quality issues and unprofessionalism of staff, so I document EVERYTHING. I have photos where Lennar tried to fix the issue by putting nails into the joist to stabilize it (carpet guys told me in front of Lennar quality guy that this voided my warranty) and it didn't work throughout home so they had to come in and cut HUGE holes in my home, put in extra support and then cover up (pictures galore). Their guy said that this needed to be done to the spot that won't stop squeaking....can be heard on floor below. So...here comes the best part....I get an email from upper management saying that it was a new issue and since my year was up, they would fix it in the 'spirit of partnership' if I would sign a release....okay...UNETHICAL! :/ When I informed her that I had pictures, she is now going to 'do some research as she didn't have first hand knowledge'. She also asked for my pending issues. After wasting more of my time, I sent her the list outlining issues, and documentation. That was days ago...not even an acknowledgement. UNPROFESSIONAL! Warranty issues must be repaired per signed contract. I am tired of this treatment. Neighborhood got a letter from the president 11.14 saying that improvements need to be made here. Hasn't happened to date. To quote her directly, "we are committed to making improvements with a particular focus on: Com. appearance, delivery of quality homes, enhancing overall cust. service exp, and protecting investment"Desired SettlementI actually ran out of characters for the complaint summary. I have an extensive amount of documentation..emails, pics of repairs in progress, items broken during repairs, shoddy work,etc.#1 fix documented subfloor issue properly as advised by quality control guy on July 24, 2015 cut hole in floor to stabilize with minimal disruption to my home (that I live in)#2 either clean up repaired siding glass door properly or replace as promisedI understand you want to save costs, but you can't promise a customer one thing, and then do something else. When you try to cut corners, wouldn't it make sense to do so in a manner that the customer can't tell? For example, if you are only going to replace the glass, CLEAN UP THE AREA WHERE CONSTRUCTION DIRT GOT ALL IN THE GLUE before inserting the new glass. That is just common sense.#3 My deck door was promised to be replaced as well. Once again, RUN AROUND....MONTHS LATER....glass just replaced. When they replaced the glass, they ruined the paint. In attempt to repaint it, they screwed up and the paint.. continues to bubble (read your own warranty manual....that isn't acceptable) Fix it or negotiate a resolution. #4 I didn't get the upgraded carpet I purchased. The manager and lead field guy from the carpet company confirmed that it is not upgraded. I also got confirmation from an outside company. You also voided my warranty with the nail in carpet subfloor repair attempts (which didn't work anyway). The carpet was also STRETCHED multiple times since it was cut too short, there was tile grout in it (when removed, left little holes. How was that fixed? With a glue gun......can't make this up. I questioned if that would hold up after vacuuming with my [redacted] and they said it would. WRONG ANSWER, AGAIN!) I was verbally and IN WRITING told I was getting upgraded carpet. I NEVER would have closed on a home without it. I want a REFUND for the amount it would cost me to install myself. You all have damaged too much of my home. I want a refund to move on. #5 I want to be reimbursed for my professional granite cleaning that I had to hire after you all repeatedly made it worse. My realtor also contacted you about this issue so documentation is thorough. It was $85. I actually paid for this 'upgraded' granite and it is full of pits, had glue and overspray all over it, and today is still not smooth. I was told that it was rough due to the color. Seriously? How do people sleep at night? My friend has the same color that I do and hers is smooth. Explain......the explanation is that this stone had so many pits that it shouldn't have been installed. When I would check in on my home as it was being built, it wasn't covered and tools were laid all over it. Hum.....perhaps that is the reason. Whatever the explanation, it isn't fair. #6 Stop saying disparaging comments about me and my neighbors. People have said things about my neighbors to me and friends have repeated comments verbatim said about me by Lennar staff. It is unprofessional. We honored our agreement by showing up to closing with a down payment. Lennar needs to honor their agreement of building a quality home according to the dated "What's Included List" provided when we signed our contracts. The bottom disclaimer states....We reserve the right to substitute equipment, material, appliances and brand names with items of equal of higher, in our sole opinion, value." Hum.....NOT PROVIDING items violates that statement. #7 Confirm that my crisscrossed pipes under my office sink will continue to function properly over the years. Your quality control guy confirmed that my home was 'roughed wrong'. The hot and cold water were coming out of the wrong knob. To avoid another major repair, he just crossed the pipes. Documented! #8 Make amends for a horrific experience as I am a teacher buying my first home. You have repeatedly stated that "I have been patient". Stop taking advantage of me.Business Response /[redacted]/Response to request for resolution: 1. Subfloor issue - Lennar will contact homeowner to set up time to repair. 2. Sliding glass door - We have repaired. If the door needs to be cleaned, Lennar will remit a check to Ms. [redacted] for $150 to have her entire home cleaned including the door. 3. Deck door - glass has been replaced. Paint meets specifications. 4. Upgraded carpet - The standard specifications for Ms. [redacted]'s home include a higher grade carpet than is required by code and FHA/VA standards. She did not pay for a higher upgrade carpet per the options available but did get an above base grade carpet and pad as part of the standard specifications in her home. 5. Lennar will reimburse Ms. [redacted] $85 for the cleaning of her granite. 6. Lennar has sent an email to the entire Raleigh Division Team reminding everyone of Lennar's Policy regarding discussion of customers. 7. Crisscrossed pipes - If Ms. [redacted] would like to have a third party plumber give her an opinion on the future viability of her "criss crossed" lines - Lennar will reimburse her for the plumber visit up to $150. 8. Warranty requests have been continually addressed and accepted. Consumer Response /[redacted]/1- Great! I do expect the repair to be performed correctly without creating additional damage to my home. 2- There is no way to 'clean the glass door' as I have already addressed this with multiple quality control people. You all were supposed to REPLACE the door. Since you took the cheaper approach (one in which was not in line with what we discussed), you should have CLEANED the dirt and construction debris BEFORE you inserted the new glass. In an act of partnership and compromise though, I will accept the $150 to close this issue. 3- Again, [redacted] said that he would REPLACE the deck door. I am also aware that [redacted] is no longer working for Lennar. Same old story here. Incorrect statement....'paint meets specifications'. [redacted] stated that he could not fix the paint on my door after an attempt to try. On page 44 in the warranty manual you supplied me, it states, " interior paint or stains that peel or deteriorate during the first year of ownership are deficiencies." During his repair attempt, he had to stop as he stated that if he continued to try to fix it, it would actually look worse. This isn't acceptable. Had you replaced the door as promised, this wouldn't be an issue. Since you didn't honor your word; yes, it is a deficiency. I will accept a compromise. I know the door, work, and labor would be costly. In an attempt to close this issue, I will accept $150. It is a focal point in my dining room and you all did not act in good faith since you all reneged on the replacement. When I challenged this decision, I was told by [redacted] that 'if it didn't look right when they were done, it would be replaced'. Well; again, this didn't happen. [redacted] is your best employee. He advised against continuing as the paint was peeling off the door as he was applying it....please ask him. I will state this under oath.4- This is not an accurate statement. I am not going to waste a ton of time tonight. You all know that I have ALL 'Yes! It's Included' marketing materials. When I purchased, I worked with [redacted] I had lots of issues since day 1 but he always blamed inconsistencies on 'management'. I did believe him and he seemed sincere. When things didn't add up, I spoke with [redacted] one day. I did express how he was a nice guy and how he was always trying to be positive through the building process with continued issues. (As background info, [redacted] told me by phone that this neighborhood had issues since day 1. It wasn't smooth sailing at any point here.) [redacted] mentioned that it was good to hear good things about a new employee to the company. Well....that explains it all. HE WASN'T TRAINED PROPERLY. This is why he repeatedly gave out wrong info to me and my neighbors. Two sets of neighbors even have an email from him acknowledging their experiences from [redacted] and that he 'accepts all responsibility'. Well....when I sat down with my list of intended upgrades...he told me how I was getting them all already (irrigation, prewired master and living room for ceiling fans, granite option, stainless steel appliances, upgraded carpet). The only items I wanted that were not included was a painted garage (he said that you didn't offer it) and washer/dryer. Now....please do go back and check your paperwork as he OBVIOUSLY didn't know what he was doing. The washer and dryer he told me to purchase that day was WRONG. He actually had to contact me as the one I needed with my floor plan stacked upwards and cost double. CHECK YOUR RECORDS. He had to amend my paperwork signed that day. Now, I specifically wanted UPGRADED CARPET as I have 3 animals and would NEVER consider a home without it. He said IT WAS FREE.........INCLUDED. Now, my document states 'upgraded carpet in family room, bedrooms, and study' and then over the course of this journey....you all have changed those marketing materials (I have them ALL...ALL DATED AS WELL). It changed from UPGRADED, to premium, to finally CARPET (no adjective). [redacted] said that to eliminate all misunderstandings, you all decided to change the wording. Hum....it isn't a misunderstanding when you HAVE A CONVERSATION with your sales agent and he says....YOU ALREADY GET IT FOR FREE. I am not going to even waste my time tonight quoting [redacted] and [redacted] with [redacted] floors. I also verified info with an outside company. I am tired of dealing with Lennar. There are so many new employees. Even the head of Customer Care is new. CHECK YOUR RECORDS as you have not been privy to this experience since I signed my paperwork. If you are unwilling to make amends, I will proceed with my documentation. I am not asking for anything more than what I paid for. If someone made a mistake along the way, that shouldn't be my burden. I asked TO BUY UPGRADED CARPET and was told that it was UNNECESSARY as it was INCLUDED. [redacted] also no longer works for Lennar. Same old story. 5- Great! 6- Great....I have been told this many times though. True story....this weekend I was working in my garage and my neighbor came by to compliment how it looks. She told me that Jason Krear said that I was crazy. He supervised my train wreck (aka home) and allowed my walls to be crooked, allowed my home to close with MISSING air registers, ETC (lots to read in my original statements). Since I am a kind person, I felt bad to hear that he was hospitalized from Crohn's disease due to the stress from opening up my neighborhood. HE IS RIGHT....it was 'crazy' of me to give him a Starbucks gift card with a message of good health and relaxation. Apparently, kind gestures are an anomaly here. Very disrespectful and I expect it to stop. 7- As a nationwide builder, you all should know the going rates for a plumber to come out to review this situation. In an effort to sever ties with Lennar, I would like for you to send me a check for $150 and I will pay the person I hire. If he deems the 'criss crossed pipes' unsafe, I will submit his report. I do not trust Lennar to 'reimburse me' as I have lived this nightmare for 18 months now. I would like to hire someone immediately. Please clarify. 8- Now, although I didn't expect an apology as you all don't seemed concerned with sincerity or your reputation as a builder here in the highly desired West Cary area, that statement is FALSE. If all of my warranty repairs were addressed, I would not have needed to submit a Revdex.com complaint at the 18 month mark and now will have to endure a subfloor repair. I ask that my home is respected as we move forward as I now living in a fully furnished home. When [redacted] was actively supervising a repair, he made sure that the repair area was circled off with plastic from ceiling to floor to prevent as much of the drywall dust and other materials from devastating my home. I also ask that a qualified and trained person complete my final repair. Kindness goes a long way with me. Had you all been honest, admitted mistakes, quickly and efficiently rectified them, I would have felt closure; instead, I feel bullied. Let's move forward so that I can enjoy my home. I will look into available dates after the holiday weekend as I expect that I will need to take off another day of work. Please let me know if the entire repair can be completed in one day. As an elementary teacher, it is difficult to miss work so I will choose dates that work best for my students. I appreciate how this repair is a priority. Thank you. Upper management needs to take a moment and review how they conduct business. Their homeowners are their 'bread and butter' and should be treated with respect. It was raining yesterday for my final repair. I removed my decorative mat and placed it away from the entryway and laid down a red towel. Their quality control guy took it a step further and laid down plastic to further protect my home. HE is a stand up guy....the rest however, are not. His boss, head of customer care, proceeded to come into my home behind him. She started off wiping her feet on the red towel laid in the place of a door mat. As I stood there, she glanced around, saw my nice mat (which was against the garage door wall....away from entryway), walked over to it, and wiped her feet dry on it. Now, she was just standing outside in the rain during my siding repair. Besides getting to experience first hand our grating and drainage issues here at Fryars Gate (she stood in MUD), she then decided to clean her feet on my mat.....not the red towel everyone else used as a mat. I chose to be the adult and ignore her behavior as I wanted yesterday's repair to be peaceful. No worries though.....I will buy a new mat with my settlement check. :)

The contract says granite countertops but quartz was installed. They have refused to change it.I went under contract 4-27-2015. The contract and all corresponding states that the countertops will be granite. I was shown a white countertop at the design area and told I was getting a level 3 granite. The company has installed a beige quartz countertop. My agent and I have tried to resolve the issue with Lennar but they refuse to correct the situation and put in the granite countertops as stated in the contract. They said the paperwork reads incorrectly and they will be changing the paperwork so going further it will not read granite. I explained that per the contract granite is expected in the home and they should stand by the signed contract and install the proper countertops. I have been contacting Lennar about the condition of yard for over 3 months. It does not drain properly and multiple patches have slid.I purchased my home from Lennar in November 2015. I first contacted Lennar about my yard through their customer care website on 4/4/16 about fixing the drainage of my yard. They initially responded quickly and assured me that my yard would be fixed. Initial contact was made by[redacted] Since then, I have 2 additional warranty requested through the Lennar customer care website. I have been contacting them almost every two weeks to get an update because they do not keep me informed of the status.My yard is basically a swamp. It is very difficult to maintain due to the condition. My lawn mower constantly gets stuck and I can't walk on one side of my house without ruining a pair of shoes. They have continuously promised that "Preston Sod" would come out to address the issue, but this never occurs. I've tried finding contact information for "Preston Sod" and a quick search for the North [redacted] area yielded no results. I was planning on contacting the company directly. The builder representative ([redacted] rarely responds to emails and never returns phone messages. On 7/21/16, I received a violation from my HOA [redacted] Management) for the appearance of my lawn. I explained the situation to the HOA representative [redacted] and she also forwarded this issue onto Lennar.I have been trying to have a fence installed for the past 2 going on 3 months and I have had to postpone installation 5 times. I am paying for a fence that I can't even have installed due to the drainage issue. It would be best if the yard was fixed prior to installation, but I really can't postpone the installation any further.I have even reached out to my realtor ([redacted] and he has also contacted Lennar about this issue. He has spoken with [redacted], who has also called the builder representative ([redacted]) about this issue.Dates that I have contacted Lennar by email (either [redacted] and/or[redacted] 4/4/16, 4/17/16, 4/21/16, 5/6/16, 5/10/16, 6/1/16, 6/5/16, 6/13/16, 6/14/16, 6/21/16, 6/27/16, 7/7/16, 7/15/16, 7/20/16, 7/21/16, 7/22/16, and 7/25/16. The majority of the contact was one sided and neither [redacted] nor[redacted] responded.Desired SettlementMy yard needs to be fixed. Preston Sod is unreliable and unprofessional. A different company should be hired. Business Response Lennar met with homeowner to clarify yard issue. The repair covered under the warranty has been scheduled for completion.Consumer Response Lennar representatives came out and discussed the issue. The repair has been scheduled. Final Business Response Landscaping corrections have been made. Mr. [redacted] thanked us for the work.

Lennar has not met their obligation to make repairs to my home per their LIMITED 1-2-10 YEAR WARRENTY.Since I closed on my home on March 28th 2013, I have battled with Lennar to fix deficiencies they are obligated to fix. Their customer service has been terrible, and has experienced turnover. Their field reps constantly try to get out of fixing things, and have tried to convince me not to get things fixed. Their strategy seems to be, "tire the home-owner out so they will give up."All I want is Lennar to make good on their word, and "give me the house they sold me".The first thing that needs to be fixed is my floor. I have documented in my inspection report prior to closing and my one year inspection report major flooring deficiencies as defined by their workmanship standards in their own "LENNAR 1-2-10 WARRENTY". As soon as you enter the house you can see two major humps in the flooring. The two workmanship standards described on page 26 (page 22 printed) of Lennar 1-2-10 Warranty.pdf that Lennar failed on are: "Wood floor is out off level" and "Uneven Wood Framed Floors". This is also documented in my OneYearInspectionReport.pdf, on page 9, "Section 5.3 FLOORS (Structural)" and my original inspection report on page 10, section 5.3 FLOORS (Structural).On Oct 7th 2014, [redacted] from Lennar and [redacted] from [redacted] came to look at my floor. They admitted it was a deficiency but they colluded in an effort to talk me out of fixing it. They emphasized all the bad things that could happen if they tried to fix it. For example, they kept saying that the new section may not match the rest of the floor, and that I would be worse off than I currently am. Basically I could end up with a floor that is two different colors.At the end of the meeting they finally agreed to fix it, but only after my two landings were addressed.The landings have been "fixed"... poorly...They still have not fixed my floor.I have not been able to chase Lennar down for the first quarter of 2015 due to personal matters. I contacted the customer service department on May 29th 2015 and spoke to [redacted] She said she had no knowledge that the floor needed to be fixed. I have emails since I closed on my house in 2013 disputing this issue. I believe Lennar is trying to make me "go away" by their obvious poor customer service.I still also need fixed:-Crack in downstairs shower floor-Floor loose in front of 3rd floor stairs-Light fixture in dining room not level-Light fixture not level in foyerThere have been many problems that Lennar has fixed. But for every single fix, I have had to "hunt them down" and be completely relentless. The fixes than have been performed have been shoddy at best. I don't feel like I bought a new house. For example, all of the dampers in the AC unit failed. They left me patched up duct work, instead of whole pieces that I originally had. Another example of a poor fix is there was major issues with the grading of our front yard. It was out of specification per building code. Because of this we had major flooding issues. They tore up our front lawn and installed new drainage. Now our front law looks like it has been fixed. There is a major swell right in the middle of our lawn. Basically they didn't build the house up high enough, and the street is higher than the property. I believe they paid off the inspectors, because it was clearly out of building code. I am extremely disappointed with Lennar and I feel like I have been cheated.Desired Settlement-Fix main floor so it is LEVEL and looks like new. The major humps that are out of specification per Lennar's performance standards need to be fixed. The color of the new floor section needs to match the old section. If not they need to replace the entire floor. After the fix, it cannot look like it was fixed. -Crack in downstairs shower floor-Floor loose in front of 3rd floor stairs-Light fixture in dining room not level-Light fixture not level in foyer-New duct work. Not cut and taped-up duct work.When I purchased this home from Lennar we made an agreement. They need to fulfill their contractual obligation. For the sake of scope on what I am trying to accomplish, I have left out many details that would further decrease the credibility of Lennar as a decent company to do business with, but I would be happy to provide further details upon request. New construction -2.5 months to have house repaired due to dishwasher leaked improperly installed, mold, bugs/flies. No use of a dishwasher still...I purchased a brand new home on March 28,2015 in Summerdale, Fuquay varina-NC 27526.I noticed during walk through the hardwood floor by the patio door was different from the rest of the wood around it. It had wrinkles in it. I mentioned it to [redacted] the customer service guy and he told me to just keep an eye on it for now. About a month later I noticed the wood begin to bubble around the edges and the baseboards around the patio door had brown water stains. I notified [redacted] to let him know the wood is now beginning to crack and obvious water stains around the baseboards. The boards had mold growing, and were damp.The trim was removed around the pation frame with exposed nails. Also there were different types of flies around the house , killing close to 20-30 a day. [redacted] came and lifted up the wood only to find mold growing underneath. He took apart the dishwasher and we found moisture underneath. He and another Lennar worker moved the dishwasher to the study which still sits there today( July 21). I have not used the dishwasher in close to 3 months. I also have 3 small kids in the home. [redacted] noticed the hoses were not put together correctly which was squirting water everytime I ran the dishwasher. Since there were so many flies and pests in the home due to the mold we had not choice but to eat out for dinner. The cabinets were wet at the base, and smell like mold. Still have the cabinets in the home. The cabinet company came out to look at cabinets and were to be ordered that day. That did not happen either. When I asked [redacted] about the cabinets he told me they were now on vacation and not to worry but the cabinets were ordered and on their way. I then had to lived with torn up hardwoods, because After disaster a water and fire company had to come and dry the walls, and flooring and also remove the hardwoods. They ran 3 huge commercial fans for about 14 days, 24 hours a day. I had concrete with green tape around it for about 3 weeks. Which I have pics of. I am Very disappointed with the way this was handled, especially since I caught it early on. The service claims were called on May 28 and june 25th, also with a variety of texting and voicemails to either [redacted] and [redacted] customer service warranty dept. The 2nd part to this is that all walk through items have yet to be fixed as well. Also a second auxillary cable was never put in in the home, and have had to cancel and reschedule with my cable company to come out and install my internet service 2 times...Desired SettlementI am seeking reimbursement of my time taken away from work, compensation for taking my kids out to eat due to the mold, and flies around the kitchen. Time spent waiting around and at times no one ever showing up after waiting 3-4 hours for someone to show up. Reimbursement of internet bills being paid due to not having the 2nd auxillary cable, and having to reschedule, and again waiting close to a month to have it installed. Also reimbursement of energy and water bill due to the leak and energy of the fans running for 2 weeks 24 hours a day.Business Response /[redacted]/We have come to a resolution with the customer but because some of the product is on order, the actual completion of the work will not be done until approx. 4 weeks.

Damaged pipe installed when home was built. Negligence by Lennarhomes and they will not reimburse for repair costs since it's outside of warranty.We are selling our home and during inspection a leak was discovered. The plumber determined that the pipe was cut prior to being installed by Lennarhomes. Since it's been over 3 years since being built Lennarhomes will not reimburse the repair costs of $755. This should not be a warranty issue but a negligence issue by Lennarhomes. The right thing for them to do is pay for the mistake. We also have pictures of the damaged pipe.Desired Settlement$755- this includes pipe/plumbing repair of $375, drywall repair $175, wallpaper $80 and wallpaper repair $125.Business Response /[redacted]/This home closed on May 6, 2012. The attached complaint was received 8/9/2015 from the Revdex.com. No correspondence prior to this complaint was ever received by the homeowner. At Lennar, there is a process communicated to all homeowners as to how to log a service request or complaint with the Lennar customer care center. At the time the referenced leak occurred in the home, Lennar was not contacted nor given an opportunity to inspect the pipe or render any type of decision as to fault or resolution. As a result, we were not allowed to be involved in the resolution, did not even have knowledge of the situation and are being asked to reimburse a situation for which cause cannot be known. Because the home is outside of the warranty period and Lennar was not allowed due process to inspect, we respectfully deny the request for reimbursement.
