Initial Business Response / [redacted] (1000, 5, 2016/07/21) */ Resident resided in the apartment just over monthsResident terminated the lease early and gave proper notice; however, resident only had a $deposit with our companyAt the time Resident moved in to the apartment, the carpeting was brand new--installed approximately days prior to Resident moving in (invoice sent to Revdex.com)Upon move-out, there was extensive damage to the flooring in the unit (pictures have been sent to the Revdex.com)There were a lot of stains and based on the pH testing of the stains on the carpeting, the pH was consistent with that of urineThe stains had penetrated the concrete subfloor which required a sealingIn addition, the apartment was not cleaned upon move-out (photos submitted to Revdex.com)Resident also incurred charges for a remote control that was not returned and resident's final utility billUnfortunately, the deposit was not sufficient to cover the damage to the unit in excess of ordinary wear and tear The only service call with respect to the washer was the replacement of a lid switchThere was no indication on the Moinspection sheet that there was a mildew smell (inspection sheet forwarded to Revdex.com)Resident did have two service calls for issues regarding her water heaterThe pilot light was out on the first call and a check valve was replaced on the secondEach service call was completed the same day it was called in to maintenanceWe are unaware of any issues with Resident's neighbors smoking marijuana and presently have not received any complaints from the current residents residing in the apartmentThe reason Resident gave the leasing office for terminating her lease was to purchase a new home not for the reasons stated in this Revdex.com Complaint Initial Consumer Rebuttal / [redacted] (3000, 7, 2016/07/22) */ (The consumer indicated he/she DID NOT accept the response from the business.) Our General Manager had reached out a few times to the prospect and was finally able to discuss this matter on the evening of September 14thThe result of their discussion is that a refund will be issued

Resident resided in the apartment just over 11 months. Resident terminated the lease early and gave proper notice; however, resident only had a $600 deposit with our company. At the time Resident moved in to the apartment, the carpeting was...

brand new--installed approximately 4 days prior to Resident moving in (invoice sent to Revdex.com). Upon move-out, there was extensive damage to the flooring in the unit (pictures have been sent to the Revdex.com). There were a lot of stains and based on the pH testing of the stains on the carpeting, the pH was consistent with that of urine. The stains had penetrated the concrete subfloor which required a sealing. In addition, the apartment was not cleaned upon move-out (photos submitted to Revdex.com). Resident also incurred charges for a remote control that was not returned and resident's final utility bill. Unfortunately, the deposit was not sufficient to cover the damage to the unit in excess of ordinary wear and tear.
The only service call with respect to the washer was the replacement of a lid switch. There was no indication on the Move-in inspection sheet that there was a mildew smell (inspection sheet forwarded to Revdex.com). Company did not address the fact that they lost my documents for the 30 day notice which I find very suspicious. Company did not address the fact that my car and several residents in the building car was broken in to. I could understand keeping the security deposit for stained carpet, but there were other unfair charges for things such as $300 for concretete treatment. I have tried to address the issues directly through emails and phone calls and still have not received a call back. It is very unprofessional and I am unsatisfied.

The 30-day notice was not at issue so it was not addressed. We honored the original notice date, but requested another notice be filled out so that it could be documented in the file. There is nothing suspicious about that.
