I am in receipt of your letter dated June 10th of this year regarding the above mentioned case.Mr*** lived at Ravello Townhomes and had occupied different units in the years he residedwith our company.The first apartment he lived in was located at Centennial Centre Blvd #from
6/1/2014-2/28/2015.Upon his move out of #there were no issues and his full deposit was refunded.He then relocated to a different unit at the same property which is located at Centennial Centre Blvd.##At the time of his move in, ##was a brand new unit and he was the first occupant.Although there were a few late payments here and there, his occupancy was otherwise uneventful untilit was time for his lease renewalIn November of he was sent a letter letting him know what hisrenewal options were for the upcoming renewal date of 2/29/There was no response.A second notice was sent to him on 12/14/with the same options, and this one was returned withthe selection of "months at the rate of $1,per month with a lease ending date of April 30,2017."At that point he was mailed leases; one for a month period of 3/1/2016-4/30/at the rate of$1,150, and the other for a year period of 5/1/2016-4/30/at the same rate.He and his wife *** only signed the month lease, but did not sign the additional year lease tocomplete the month lease option that they agreed toOn 3/25/they gave their written noticeto vacate 5/31/They were sent written notice that their failure to return a completed lease packetwould result in rent charges at the month-to-month rate of $1,beginning 3/1/2015.A Day Notice to Payor Quit was issued on 5/10/for the amount of $($month-to-monthcharge for March, April and May =$plus late fee of $= $650)On May 11th Mr*** came toour office to dispute the month-to-month charge for March and AprilEven though his failure to signboth leases resulted in an incomplete lease agreement and therefore qualified for a month-to-monthtenancy, in good faith we removed of the month-to-month fees due to the month lease for thesedates having been signed(Resident Services also credited him a $late fee, so the only amount heowed was the $month-to-month charge for May 2016.) Mr*** paid the $in full that day.Lexington Management LLC /N Kimps Court / Green Bay, WI/ / 920.662.1611On 5-31-a move out inspection was performed on #by the site managerMr*** wascharged for minor cleaning, supplies, light bulbs and maintenance to the refrigerator doorThe totalof these charges was $The final water bill of $was charged against his security deposit asagreed upon in the signed Water Addendum (enclosed)I have also enclosed copies of the maintenanceperformed on the freezer, which was repaired by an appliance company and done so under warrantee.Mr*** did not return a move in inspection report, and his apartment was brand new when hereceived keysWe were unaware of any damage to the refrigerator door so it was therefore his damageto pay for upon move out.Lexington Management emphatically denies any and all statements made in this complaintThere wasnever a phone call from any attorney, everything we do IS in writing (nothing is "made up"), we do notsuper glue things to fix them, nothing was caulked on his freezer or refrigerator, and he chose not to bepresent at the time of the move out to learn what still needed cleaningI have enclosed copies of allsigned documents you may need to further verify this responseIf you need anything else, I'm happy toprovide it to you.Should you have any other questions regarding this account, please do not hesitate to contact me at

1)  There wouldn't have been late fees, if prices didn't change without warning.  They changed the cost per month from 1 place to the other without telling us! (NICE).  We were disputing charges at the end (rent was on time).  Disputed payment was late!  2) The two month lease was promised us from the first lease!!  I was surprised we had this option because they lie all the time what you can do.  I paid $250, so they didn't waive the 50 dollar fee (THIS IS JUST LIE AFTER LIE!!!)  (They should run for president!!)3) I didn't ask them to take my water bill out??  I always paid this to!!! (I called the city of Hobart, my water bill is still not paid)!!!4) I have a video (I'm going to try to attach, it is large).  Show the damage to my refrigerator.  Video (.mov) will not upload!  BUT I have it..In closing, nice they "lost" my move in papers that stated the apartment was not clean and the door on refrig was damaged.  Flooring had glue all over it that we cleaned off as best we could.  Saw dust was all over!!  My wife and mother in law worked for 4 hours to clean the place.  They are LIEING LEXINGTON!!!!
