In June 2017, I signed an agreement with Liberty Exteriors to re-roof my home and replace the guttersThe decision to contract with this company was based, in part, by the A+ rating on the Revdex.com’s web siteSoon after signing, I discovered errors in the calculations on the agreement, and spoke with Liberty Exteriors contact Robert T***I was told I would receive a revised agreementTo date, I have seen no new document
What I have received is a re-roof job with buckling shingles and re-used flashing and drip edge on both the house and garage, as well as areas of unattached shingles and flashingThese are only some of the known issues with this jobMany problems were identified when I hired a roof inspector immediately following being informed the re-roof was complete, as I was concerned by what I could see from the groundMore issues have been discovered since that inspectionAlso at that time, I told Robert we could not replace the gutters until I und

I am rejecting this response because:Liberty has the insurance estimateIf they look at the document attached to my last response and refer to the lines indicated on the estimate, they will see the goods and services either not accomplished or not contracted forFor example, line states: prime & paint roof vents, $No vents were painted nor primedAlso, Liberty's final invoice (attached) states that all metal was removed and replaced; Liberty admits this is not a true statement as they now assert that the insurance company did not pay for drip edge replacementDrip edge replacement is line #on the insurance estimateMost metal was not removedIt is wrong to expect payment for goods and services not provided; I should receive an accurate and true invoice

The homeowner states that most of the metal was not removed on her houseThat is not true at allWe replaced all of the drip edge per the insurance summary with the exception of approxfeet that we couldn't because of the venting that the insurance company didn't pay to replaceAs far as the priming and painting of the vents are concerned it is true we did not prime and paint her new ventsWe spent the extra money to buy pre-painted vents that last a lot longer than galvanized vents with spray paint on them.This homeowner is being unreasonable on her expectations on a discount for the work we have already doneAll items she is complaining about have been addressed in our last In Person Meeting and she agreed to let us fix themNow she won't let usIf this is not resolved we will move ahead with our other remedies to get paid for the work we have done

I recently had Liberty Exteriors help me fix an emence amount of damage to my house from a hailstorm that came through last summer My home was in shambles and I had no Idea where to even start with having everything repaired but knew I needed to do something I started asking around and a friend had recomended I call Liberty, I am SO glad I did!
They sent out an inspector the same day I called to look at the damage on my house, he showed up on time, took pictures of all the damage, helped me file the claim with my insurance & even met with the insurance company adjuster to make sure they addressed everything that was damaged It turned out we needed a new roof, gutters, and windows replaced Once we recieved payment from our insurance company the work started within a week & they had everything completed within a few days of starting I can't recommend these guys enough! Top notch service & rock solid work!

Our offer to deduct $from the bill of $is still valid for this homeowner but we will not reduce the bill by another $We are still willing to make necessary repairs to try to make the homeowner satisfiedWe have done the work and expect to be paid for itThe homeowner states that we didn't install Ice & Water Shield- $1591.62, didn't install new pipe jacks-$111.70,didn't install turtle vents $and we did all of thatThe roof would not have passed inspection if we hadn'tThe drip edge was installed except in the areas where she has venting that the insurance company didn't pay for. Please release this complaint so that we can move forward with other remedies on this jobI have responded in good faith and tried to compromise but I do have other ways to recover payment from this homeowner

I am rejecting this response because:Liberty has based their figures on the insurance estimate & scope of workUsing that document as well as referring to Liberty's "Final Invoice", deducting all materials not installed or work effected, I have calculated $4,balance owed LibertyThe document showing those calculations is attached. Liberty must be thinking of another unhappy customer when discussing the guttersUpon seeing the state of my roof, I was able to give Liberty more than hours notice that the gutters would need to be placed on holdAlso, no complaint has ever been made regarding removal of the gutters, as the letters and emails I have sent to Liberty attest.If Liberty will provide a corrected bill of $4,344,15, I would be willing to agree to deducting $2,from that amount and finding another company to address necessary repairs.Regards,*** ***

I am rejecting this response because:Pre-painted vents are an industry standard, not an extra cost. The priming and painting was indicated by the insurance company because the previous vents, and jacks, were painted the same colour as the roof, which is red. The insurance estimate covers all these materials and work. Again, the insurance company paid for drip-edge, with no exceptions. Liberty asserts on their final invoice they removed and replaced all metal on the roof. As can be seen in the photos from the inspection report (attached), this clearly is not true. These are examples of why I repeatedly have requested a complete scope of work and accurate and detailed invoice regarding materials used, work accomplished, and their costs. Liberty continues to refuse to honour these requests.

We have tried no less than 10 times, via phone, email and in person to try to resolve any issues we are responsible for on this project. The homeowner doesn't like the format I have used to type out my resolution suggestions. I am willing to fix the things her and I have talked about but she is...

insisting on us fixing things that have NOTHING to do with the job we did. The homeowner had another company look at her roof and they told her many things were wrong that were not or was not our responsibility. I am willing to fix the things that are our responsibility or deduct $2000 off here final bill and never have to touch the job again. Our final bill has been sent to her it is $6641.48 balance due, which includes the removal of the gutters. The homeowner has stated that we are trying to commit insurance fraud by billing her and the insurance company for removing the gutters which we did remove and are entitled to get paid for. There are many problems with the property that were existing prior to us starting the job and we will not be addressing any of those that the insurance company didn't pay for. I have asked her to allow us onto the property to fix any complaints and she won't allow it. the roof passed inspection with the city and she complained enough to get them back out there and fail it after the fact. Part of the failure was for flashing that we cut to install the new gutters back on the house. She cancelled the gutter guys after they pulled up to the house to start work. I am willing to resolve this by letting us work and get paid what we are owed in full or give her $2000 off of her balance of $6641.48 to get someone else to fix her complaints and we don't ever have to go back.
