I would never buy another home from Liberty homes
so Liberty homes flyer said home on 1.5 acres , so it was only about a half acre < but we did settle and accepted the half acre after that no one change the acres to what it was supposed to be, at closing so we closed on Dec2 , 2020 and are still waiting on the corrected deed and no plat was ever filed and still waiting ,1nails are already showing though the walls, 2 linoleum is coming up in kitchen floor. 3 around windows and door jams the medal stripping's are showing though the paint and the paint on the walls are so then that when u wipe them off the sheetrock show's though. 4floor guy's had to come back and stretch the carpets . I could go on and on< so be careful when looking for a home and property and make sure u get your right acres >

Good Morning:We would like to respond to the above referenced complaint from Mr [redacted] .The cracked window (top sash) that was noted at walk through was ordered from our supplier but unfortunately was on back order; it is due to arrive at our office on December 2nd at which time we will make an appointment with Mr [redacted] to have this installed We have set aside a paint touch up kit to also be delivered at this time We had agreed to resolve both issues previously and were waiting on the window arrival We would have gladly delivered the paint touch up kit earlier had we known the window delivery was going to be delayed.Regarding the ‘sink hole’ that was noted at walk through, this was due to settling around utility lines in his yard A grading contractor did fill in this area a week after the walk through, we have dated, paid invoice on file if necessary The area apparently settled again and we were notified in late October that Mr [redacted] had contracted to have this repaired himself

Revdex.com spoke with *** from the company and she stated that they authorized a flooring company to go to the consumer's home to look at the problemsThey have a written warranty with the consumer stating that there is "no squeak free floor guarantee." *** stated that the company has gone out to the home several times in their month warranty agreement and they only are supposed to go during the warranty one time to complete all the work

I have reviewed the offer and/or response made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.They have made no offer to repair any of the items in the complaint1. The bathtub is still not grouted/mortared properly even though it did not pop at the precise moment the superintendent visited. It still has a bulge in the side where the bathtub was pushed into place and the mortar expanded into the sidewalls of the tub causing the sidewall to bulge (which the superintendent witnessed). The tub does not pop on demand, but pops frequently enough to cause concern that the tub bottom is shifting back and forth over the mortar base and will eventually crack due to the stress and friction from rubbing a stony/gritty substrate against the bottom of the tub.2. The screen porch proposed to me was to be like the morning room on the model home, but with open sides covered with screen. Liberty never provided detailed drawings for the porch or otherwise indicated it would not have an overhang. I believe the model home has overhangs on all gable ends on front and back of the house (sides of house do not have overhangs). All gable ends on the fronts and backs of Liberty homes that I've viewed appear to have overhangs, including porch stoops. Liberty is implying that the request to repair with an overhang is unreasonable and that water should be expected. However, this porch has overhangs on the two sides, and those remain dry. The main side of the porch does not have an overhang and water pours down the screen and soaks all the wood trim, floor, railings, and corner posts on that side of the porch, which suggests poor construction that will contribute to premature weathering and rot All other corners and sides are dry where overhangs are in place. My request is to repair the deficient side of the porch.3. I don't believe the chimney was part of the original warranty request although I mentioned it in this complaint. I am not asking them to fix this, but since they responded, here are additional comments. The manufacturer's instructions indicate the chimney should have additional support straps if the stack is higher than 20' above the support. This pipe is approximately 28' and only consisted of one set of straps at the elbow just before it enters the top of the fireplace, leaving at least 24' remaining with no additional support. I hired an external fireplace/chimney inspector (Virginia Chimney Liners) to inspect this installation and this was their recommendation at the time of construction, among several other recommendations that either had to be repaired by me at my expense, or were never addressed. This inspection report was provided to Liberty. Screws were also missing in each pipe joint (28' of chimney pipe were just pushed together at the connections). Additionally, the pipe moves freely all the way to the top of the chase and the wind blows it freely back and forth and the only stabilization it receives at the top is from the chimney cap. Liberty did manage to place the screws, but did not address the other items in the report. I originally requested the inspection from an external party because there were large holes in my upstairs bedroom and on the exterior of the home that were cut to install the pipe after the entire chimney chase was constructed and closed up without the pipe being installed, and the interior of the fireplace appeared to be poorly securedCounty inspectors, in most cases, do not read the manufacturer's instructions Liberty failed to address recommendations from professionals who specialized in the area, even though it would have generated minimal cost to them at the time of construction.Liberty did manage to fix the superficial items on the warranty list after visiting times for the interior items, which included a single broken window lock and approximately 3 sheetrock blemishes that were minimal (cracking along staircase), and attic baffle stabilization. I would appreciate them taking ownership of their construction flaws and fixing the larger items so I am not left with the responsibility of addressing them on a brand new home. If they are not addressed, I will end up with a rotted back porch and a cracked bathtub, prior to the expected life of either item. Both are large expense repairs. These are not the only items that had to be addressed with the home. The other items I have either accepted, or fixed at my own expense. The plumber destroyed the edges of my kitchen cabinets with 4" wood screws when installing the dishwasher, and I've also had the gutters repaired as most of the downspouts were terminated 2-feet above the ground and at least one was terminated on the wood deck allowing water to pour on the deck. The ones on either side of the front stoop were un-level by over a foot. These repairs were made at my own expense. Additionally, the roofer papered the roof around the shingles that were delivered to the roof peak, so I had several places on the roof where no underlayment was installed, voiding the manufacturer's warranty on my roof. At the time of closing, an amendment was signed by Liberty to provide certification and photos proving the roof was properly repaired. To date, they have not provided this as required in the final closing contract amendment.I also feel that I was not allowed back at the home due to my finding many issues and reporting them for correction. Liberty usually allows their customers to freely visit their building sites despite the contractual language, but invoked it in this case, in my opinion, to prevent further discovery of the inadequacies and deficiencies that I was uncovering regularly. The president even indicated that in his years of experience that he has never invoked that clause. I realize that I was probably more attentive during the building process than a customer, however, I feel that my discoveries were appropriate and that I was simply being a good steward for the money I was spending with the seller and that the actions taken by the seller were to prevent me from discovering more issues and not for anyone's physical protection or safety. I was overly cautious as the very first experience I had with the actual building was that they put my garage door on the wrong side. Then the main drain was out the wrong end of the house. After that, my oak stairs were installed and rain poured on them through the unfinished roof (and they still have a water stain). Even after I was not allowed on site, my deck was built foot too small. I did not feel that Liberty was concerned or being careful with the thousands of hard earned dollars I was investing in a home construction entrusted to them.I feel that reparations to the bathtub and the screen porch would restore some faith that they are not out to take advantage of their customers and that they may actually take pride in their work and value their customersI don't feel it should be my responsibility to repair those items to protect my home from premature damage or exterior wood rot, as they have been problems since construction that were not noticed during the final walk through. Their lack of responsibility for these items and lack of an offer to repair is disappointing, at a minimum.I've attached pictures of the porch problem showing both the wet side of the porch and the dry side on the same day.Regards, *** ***

In response to her concerns; we have authorized several trips by the flooring contractor to evaluate and subsequently repair reported squeaks in her floor.  At the last visit by our company to evaluate a kitchen floor squeak, neither the homeowner or our company representative were able to locate a noise or area of concern thus leaving us with nothing to address.  The warranty paperwork provided to [redacted] prior to  settlement states that we cannot guarantee a squeak free floor.  Liberty Homes provides a ten-year limited warranty through 2-10 Home Buyers Warranty which the homeowner accepts at the time of contract signing.  Repair and Construction Performance Guidelines are referenced in the warranty booklet provided to the homeowner.
 
We remain agreeable to repair the sheetrock concerns reported by [redacted] and will be scheduling the visit by the sheetrock contractor very soon.
 
We have been responsive to the requests of [redacted] and regret that she is unhappy with our efforts.

I am not satisfied with Liberty Homes. They took it upon themselves to end my warranty a month ahead of the expiration date. My kitchen floor is not squeaking right now, although it was when I called them about it. They took three months to come out and look at it. By then, the weather had changed and the problem was no longer apparent. They did not look at nor address the squeak in my master closet nor my second bedroom.

Review: I purchased a home from Liberty Homes on Aug 1, 2013. I have a contract with them stating their subcontractor services are warranted for one year. I have had NUMEROUS issues with my floors moving and creaking. Their subcontractor, [redacted], have come to my home approximately five times to fix different areas of my flooring. They fixed my bedroom floor twice because it wasn't fixed the first time. They had to totally replace my living room carpeting because of holes from nailing through it so that accounts for four visits.

I contacted Liberty Homes about my master closet and spare bedroom floors creaking about a month before my one year warranty was to expire. I was told by [redacted] that they could not guarantee a squeak proof floor and they had basically done all that they could do. She suggested I contact my home buyer's warranty company. The problem I have with this is the fact that there is a charge related to this and I shouldn't have to pay to get my flooring fixed when it was still under warranty. I had a valid repair and they are not fulfilling their contractual obligations.

I have had so many issues with Liberty Homes anytime I needed something repaired. They take forever to get it resolved and offer no apology for it. [redacted] gives the home buyer half the information that they need then tries to blame you when something goes wrong. I have nails popping out of my walls that need to be repaired. [redacted] came out to my home, supposedly to check on creaking of my kitchen flooring per [redacted] email. Yet when he arrived he wanted to look at other issues for my eleven month warranty follow-up. [redacted] left this important tidbit out when she emailed me. I would have rescheduled had I known this because my husband works at night and sleeps during the day. We had to go into the bedroom, turn on the light and open the curtains so that [redacted] could see the nails, waking my husband in the process.

I contacted them about the kitchen floor problem in early spring. By the time they got to my house to check on it, in July, it wasn't creaking because of the outside temperature change. I was told that they would "keep an eye on it". I'm assuming I'll probably have to end up paying to get that repaired also. Liberty Homes is a horrible company when it comes to customer service.Desired Settlement: I want my floors (kitchen, master closet and second bedroom) repaired free of charge, as they are obligated by their own contract.

Review: Liberty Homes Inc. is a builder/contractor constructing a home adjacent to my home. I have repeatedly had to clean up their construction trash that blows into my yard from their job site. They demonstrate significant disrespect to the neighborhood by not disposing of loose articles of trash and construction debris in a reasonable manner.Desired Settlement: Liberty Homes should offer an apology to the neighborhood association and explain what policy changes they will make to prevent this problem from occurring again. They own another undeveloped property in the neighborhood and I'm sure the folks that live next to it do not want to clean up someone else's trash either.

The job site is regularly policed for loose articles of trash. A dumpster is on site for use by all trades and suppliers that visit the job site. It is unfortunate that small amounts of debris may be blown from the site. We will discuss with the field personnel to take additional policing measures.
