Having done some more research, it appears that we have responded to all of the maintenance requests, and have spent somewhere in the neighborhood of $trying to remediate the problem, not including the replacement of the roof.The timing of the roof replacement was out of our hands, as unfortunately, the owner had to authorize the expenditure.Having said that, we do not want to have tenants living somewhere they do not want to, so we are willing to allow the tenants to move out at the end of their lease which is May 30th, and we will waive the cleaning/carpet cleaning requirementsThey will be responsible for repairing any non wear and tear damages that were not caused by any water damage, and their final utility bills.We are also willing to reduce their May rent by $If this is acceptable to them, I will draft up paperwork for them to sign restating all of this, and providing them their notice to vacate paperwork and move out instructions.Respectfully,.Chrysztyna

I did an onsite inspection at this property last week, and from what I could see there is minimal mold. I can send pictures if necessary. The roof at this unit was recently replaced, and I have a work order in to have someone come and assess if the areas that I saw are ongoing or if it is just from...

any moisture that was getting in before we replaced the roof.I would be curious to see any pictures that the tenants have of the mold that they are talking about, as from what I could see, there was just a very little bit and it was in the ceiling/wall junction in one bedroom.Having said that, the house does smell excessively of animals, and animal urine, and from the information that the contractor that we sent in gave us previously, it is that moisture that could also be creating an issue.Please let me know if you need any more information.RespectfullyChrysztyna

I am rejecting this response because: although the mold was not visible when there was an inspection just last week is because we clean it up so we don't have to look at it some of it is in places that you can't see unless something is moved out of the way. It took over 2 years to get that roof replaced and the bathroom ceiling replaced which had very visible mold that we kept cleaning and then it would just come back. The cause of the mold is not due to there being animals. I don't have mold on my ceiling or behind a picture up on the wall or other places because an animal may have peed on the floor. Which in a spot that the animal may have peed there is no mold in that area, which again pet urine does not cause mold! This house is poorly ventilated. Now that there is water damage to the wood floor when it rains it is creating MUSHROOMS growing out of the wood and carpet of the bottom of the stairs therefore causing it to mold. I brought this issue up about the water damage from rain and how it is ruining the flooring and creating mushrooms; severe health hazard. Which I got no phone call or response to whether or not it was being taken care of. After 2-3 weeks I called to see if it was being taken care of and no one seemed to care that it was a big concern just that they were trying to contact contractors and the owner. No on once followed up with me and when I called to see what the inspection was about, there seemed to be no concern on looking at this damage. We have had people come in and tell us how there is a ton of moisture in that house which has caused the mold. Our carpets have a wet feeling to them because there is so much moisture in the air; again this is not from the animals. It's the path in which we constantly walk. We have pictures from the day we moved in up to this date. I have taken pictures every time those mushrooms grow in as well before I have to clean them up each time. I can get all these pictures together printed out and dated if you think that there was never once an issue in this house and still is.
