I am rejecting this response because: Ms*** ***'s response to my complaint is certainly inappropriate and unprofessional. Regarding the rental increase; I originally signed a rental contract five years ago when I moved in; at $per month for rent. Every time my lease was up, the rent would increase by an amount that was never a set amount. One year rent went up by $per month, another year the rent went up by $per month, to my current rent amount which is $per month. Each time I agreed to the increase. This year, it was proposed to me, by *** ***, to increase to $per month for the first year, $per month for the second year and $per month for the 3rd year as my lease will be up in October 2016. This would put my rent at $per month by the 3rd year, 2019. I did not agree to these terms in writing and have yet to sign any agreement. I replied to the e-mail from Ms. *** asking her to speak in person so I could be more clear on the terms. This was on May 17th. I never heard from Ms***. On 06/14/2016, I received an e-mail from her stating that the owner is renegotiating the terms to a $yearly increase, for a long-term lease renewal of years, which seemed cheaper than the other terms they were requesting previously. As stated previously in my complaint, I made attempts by phone to speak to a person that could explain exactly what this meant to me so I could better understand the terms. I never received any call backs from the agencyTo this day, I have not agreed to any terms and have not signed any paperwork agreeing to a renewal of my lease in October or any increases to the rent.Maintenance request; I submitted a request for the leaking toilet in the downstairs section of my home on May 25th. I did make an attempt to talk to *** ***, via phone, regarding when or who would be contacting me to set up an appointment for the repair so I could be expecting them. As always, I did not receive a return phone call. I do not feel comfortable with people entering my residence without my presence and I am always available for an appointment if anyone calls me to set it up. I have to this day to hear from any contractors or the rental agency, so I am not sure what is Ms*** is referring to. They have my number and if I am not available to answer my phone I have voice mail. A leaking toilet is unsafe and unhealthy. I do not know what standards Ms*** maintains in her home but in my home I do not want water leaking from the toilets on to the floor I step on. It is disgusting! I pay rent and I should have all bathrooms working. I also do not like the fact that my guests have to use the bathrooms upstairs. My bedrooms are upstairs and that is my private space. The dishwasher issue; The reply from Ms*** concerning this, is ridiculous. The dishwasher was leaking under the floor with no other visible signs of leakage. When I came home one day and stepped on my wet floor I called and reported it. The following day a contractor came to the house to begin the repairs by setting up a fan that sucks up the water and left it on for hours using my electricity that I paid for and was not compensated for. I met them again, in hours, to fix the dishwasher and remove the fan. Each time I meet folks, I take leave from my workplace. I am always available if someone calls me but I am a working person too and need to make arrangements. I do not even use the dishwasher and had to deal with all this!So to respond to Ms*** there is no delay from me. If someone/anyone returns my call I will make arrangements. Again, even after my complaint was submitted I have nit heard from anyone yet that will come to make a repair. I pay rent on time every month and I should have a home that is in working order.It is true that I have been their tenant for years and has always been on time with my rent and took care of the house

Please be advised that we review before and after pictures before we decide what is tenant responsibility and what is landlord responsibility.The gouges, smudges and scrapes on the walls were beyond wear and tear and were excessive which was admitted by the tenant. She was not charged for
a full interior paint. We do have to hire independent contractors to conduct all make ready maintenance there prices are higher because of contract labor.We do however make sure that the contractor is giving us a competitive price before we proceed. The tenant accepted the property is this condition and could have refused to rent the property because the kind of existing paint that was used. The tenant failed to work out an agreement with our company and therefore we had no choice but to send her to an outside collection agency. If the tenant contacts me directly, I am willing to work out a payment plan to help remove some of the collection fees associated with the balance owed. We acted fairly and honestly regarding the disposition of the tenant's security deposit.Thank you,*** ***,Manager

To Whom It May Concern:I'm not certain what Ms***'s point is regarding the rental increase. The terms were negotiated in advance as part of the renewal process and the extension was agreed to by Ms*** as she signed the Extension of Residential LeaseThe maintenance request
regarding the toilet was sent out to the contractor and according to the contractor's follow up records, they documented that they have reached out to Ms*** a few times and she has yet to return their callsWe do require for our tenants to be present during repairs however, arrangements can be made in advance for a contractor to check out a key if Ms*** gives the contractor permission to do so but only during business hours. Ms*** has been a tenant for years and is aware of our policy regarding maintenance requests and the scheduling of all repairsWe will gladly have a contractor check out a key IF Ms*** will send us her written request to allow entryMs*** creates delays for the maintenance requests that she submits because she does not make herself available. The dishwasher issue was a result of the tenant not reporting maintenance in a timely manner which almost resulted in tenant responsibility for the secondary damage in which she created the delay. There is more than one toilet at this property, therefore we reject the tenant's request for rent compensation. There is nothing in the house that was unsafe or a health hazard. We dismiss all allegations from the tenant simply because her pattern is to first delay submitting maintenance requests then creating secondary delays when contractors try to schedule with her because she simply does not make herself available for whatever reason. I will have the contractor call the tenant again to schedule an appointment. I hope that Ms*** will make herself available for all future repairs and/or make the necessary written requests in advance so that someone from Rental Property Pros can be availableThank you.
