Business cashed check to perform background check after I was initially told in advance of the background check my income was insufficient to qualify
Gave business $100.00 to perform background check on July 15th. When realtor submitted check to business she was advised prior to the background check being performed that my income was insufficient to qualify. I called Pat at the business and requested they not cash check for background check if I didn't qualify. They performed the background check against my wishes and cashed the check anyway.
Requesting refund of $100.00 for performing unnecessary background check.
I recently applied for residency as a 55+ mobile home community and was declined.
We wanted to buy at this community so we applied with the association for residency. We called about a week later and were advised we were declined due to $42,000.00 in credit card debt. Since we know that is not true we were advised we would have to get the credit report to challenge it. We got the report that in fact did not show any such thing and called back. This time we got the run around advising that the office did not make these decisions and we would have to speak with Wendy in Corporate. We called corporate and they advised that the office makes these decisions. We called that office back and next were advised that we were declined because we had a discharged bankruptcy from (5) years ago and that was something that automatically disqualified an applicant. If that is the policy, fine, however, that was never disclosed when we gave them $130.00 for the application. Further, they initially advised it was due to credit card debt which is inaccurate. We believe that they looked at the $42,000 which includes our two car payments and automatically declined us. They never bothered to check our income which is $150k, they never called our current residency which is also a mobile home community where we have been for 3+ years in excellent standing paying early every month. This an unethical and inconsistent business practice and I believe a Fair Housing violation. We have since applied at another similar Mobile Home community with similar practices and were approved in 1 day without any issues.
I believe that this office is being run by people who are unsure of correct policy. I want to make sure that they disclose up front to people that they will automatically be declined for certain criteria. I want to make sure that if they declinied me based on this criteria that they are consistent with everyone who lives there and applies. I want to be refunded for the $130.00 since to this date I have received nothing about why were were declined and was advised (2) weeks ago it was mail, and also because no one really seemed to know why we were really declined. I believe that their files should be audited to be sure that they are consistent in thier businness practised and not just picking and choosing whomever they like to live here.
