Awful businessmen, slow to finish, disorganized. I turned to this company principally because my insurance company assured me they were "good to deal with". This was completely inaccurate from a consumer point of view. After ordering my roof, several months later (and weeks after a first estimate of when roof would begin), the roof tile delivery truck showed up in front of my house asking where to put the tiles. My roofer could not be reached and, since it was so long since we had ordered, I was reluctant to let them go....so I had all the pallets of tiles put in my drive. Unfortunately, when Lionsgate finally showed up, they could not get their dump truck to fit down the driveway to get it close to the house. So it was up to me to find a place to store the tiles until Lionsgate could finally tear off the old tiles. When that was done, they finally got around to loading the roof and putting down the new tiles. One of the conditions of them doing the roof after Irma was to reattach a cold return duct in my attic, so that I could use the fireplace. Their "fix" lasted about 2 months...So 10 months later still cannot use fireplace and Lionsgate will not return calls or return to fix the issue. In addition, I had to make a special trip from Ohio to this Florida home to supervise installation of the gutters, 3 (three!) months after the actual roof was put on. At this time I tried to deposit the insurance company check but was told by my bank the endorsement from Lionsgate was not adequate and so the check could not be deposited. I made the mistake of giving the endorsed check to a Lionsgate representative because I still thought at the time, that I was dealing with a reputable business. Lionsgate proceeded to deposit the check in their account and despite still owing me for certain parts of the insurance claim that they did not do, they have not sent a check or responded to emails, calls or show any interest in making their customer whole.

I accepted an unsolicited sales pitch from Lionsgate Development's door-to-door salesperson, who was soliciting "new roofs - we take care of your insurance paperwork" in our community (which has a strict "no solicitation" policy). Throughout this lengthy and often delayed project due to lack of communications, planning, material, and SEVERAL failed inspections (which thankfully the inspectors insisted they repair/correct) I resisted filing complaints since Mr. ***s, realizing that I still held one of the insurance checks, would occasionally respond to my emails with promises to address my concerns - which he reluctantly and "eventually" did. Thanks to the diligence of the Lee County Building Inspectors, I believe and am hopeful that while not a quality job, should be an "ok" new roof. Therefore, at this point in time, I released the final check, and as a result, the already poor communications and promises degraded further now that I had given up that leverage. As part of their sales pitch, they promised lower insurance deductibles and would furnish a Wind Mitigation Form to provide to my Insurance Company. After the company received their full payment, it is very difficult to even get replies from their office when inquiring about the form. The occasional emails are hopeful with statements such as "next week" "I just have to consult with an engineer and will get it to you Tuesday" or "sorry I was on vacation. I'll have it to you tomorrow". This had been going on for months until he finally (in error) sent me someone else's Wind Mitigation form which he prepared for their house. I'm sure his defense will be that there was nothing in the contract requiring him to furnish this form and he would be correct. I simply trusted him to be a "man of his word". His refusal to comply with such a simple request to a promise he originally made has certainly caused me to question what he has to hide, especially since he routinely provides this form for his other customers.

Attached you will find the contract between *** and Lions Gate Development Inc. In the fully executed contract there is no mention of this Wind Mitigation form as a curtsey I did try to provide Mr *** and another client with that form, but after further research, I found that FL licensed Roofing contractor are not allowed by the state law to complete this form and told him that very thing Please see the link to the state of FL Ins office. Here it shows who is allowed to preform this task. Roofing contractors are not ,one of them. This is the rules of the State not mine.

· A home inspector licensed under s. 468.8314; who has completed at least 3 hours of hurricane mitigation training which includes hurricane mitigation techniques and compliance with the uniform mitigation verification form and completion of a proficiency exam. Thereafter, licensed home inspectors must complete at least 2 hours of continuing education each year, related to mitigation inspection and the uniform mitigation form;
· A building code inspector licensed under s. 468.607;
· A general, building, or residential contractor licensed under s. 489.111;

I am rejecting this response because:First and foremost, part of his defense is a brand new revelation to me where he now states that he is not allowed by the state law to complete this form! I'm not convinced that this is true due to bullet points 3 & 6 from the state law which he references in his defense, but I am not an expert on such matters and will not debate this. He may very well may be correct in this regards, but wow, why didn't he tell me this from the beginning!?What I do object to is the fact that he chose to falsely claim that I was made aware of this fact by himself! Here again, is part of what he stated in his defense: "not allowed by the state law to complete this form and told him that very thing". (Emphasis mine)He did NOT once inform me that he was not allowed to provide this form. I can guarantee you that he cannot produce one email or other correspondence which supports his assertion that he told me that he was not allowed! His dishonest assertion that I was told he could not legally provide me with the form is in my opinion, an attempt to portray me to the Revdex.com as an unreasonable customer. After Mr ***'s company swooped into our "no soliciting" SW Florida neighborhood after it was devastated by Hurricane Irma, making promises (of which only a few were included in his paper contract) I was actually relieved and hopeful. What followed was a series of ignored emails concerning various questions we had, an ignored request to not bring heavy equipment onto our street for a 4-day period when the street was being re-surfaced, insufficient tiles being ordered which I alerted them to and again was ignored causing additional delays and throughout the project, three failed inspections which again caused more delays, ultimately resulting in a violation of the contract where it was promised that work would be completed with 6 months of 4/9/2019. (Interestingly, this clause is not shown in the contract you've been provided with by Mr.s, so I've attached my copy of the contract. Please see "Lionsgate Contract.pdf".) The only reason in sharing this, is to defend myself now that Mr.s has portrayed me as being an unreasonable customer. Throughout this frustrating experience with this company, I did not involve the Revdex.com until this issue with Mr. false promises in regards to providing the Wind Mitigation Form. Rather than being labeled "unreasonable", I would think that I could more accurately be described as "long suffering"!Second, why would a reputable Roofing Contractor not know the State's Laws he's doing business in before making promises that he is not able to keep? If he had known he could not provide this from the start, he could have just told me and I would have moved on to someone who could legally complete the form and I wouldn't be out of pocket the discount I've lost on my Home Owners Insurance, due to his empty promises and delays. I was led on for months that the form was forth-coming and based on his promises, I did not hire a third party to complete this form. I have communications from Mr.s going back to March 15, 2019 and in every one of them he promised the Wind Mitigation Form would be provided imminently. Below are some excerpts from these emails. I have downloaded the form I will complete this and get it to you by mid next week..."3/27 Email: "I could have sworn I email you yesterday...I am currently filling that out..."4/2 Email: "Any word on checks?? I will have mit form to you tomorrow"4/17 Email: "I am asking some advise from a engineer waiting on his response.. I have not forgotten about you promise..."5/25 Email: "I've been out of the country for last 2 weeks. got back in today.> I will send to you Tuesday.. Sorry for delay."6/26 Email: "Thought I responded I can only give you something on the roof.. I will resend in a few moments."The third reason for rejecting his defense, is due to his refusal to take ownership for any of his shortcomings throughout this project. This concerns me as I believe that this attitude will certainly cause his current and future customers to experience similar issues and frustrations when dealing with LionsGate Development. Any business that regards itself as infallible and unteachable is a business that does not value it's customers and will never be able to improve its business practices. Mr.s has shown no remorse whatsoever and has not taken ownership for any of the issues I've experienced. At this point, I'm not looking for or expect anything from this man or from LionsGate Development, but wow, not even an apology for the headaches and broken promises? Is his refusal to take ownership for any of the issues brought forward in my complaint as big a concern to the Revdex.com as it is to myself? I truly hope that I do not have any warranty issues with this roof. I shudder at the thought of having to deal with this company if this eventuality should arise.In closing, I would ask the Revdex.com to assist me in warning other consumers about this company. I plan on using Yelp, Angie's List, Home Advisor, etc. but would appreciate your help in preventing others from going through what we did.Sincerely

Total estimate for roof was paid in Jan 2019. Five months later they start calling and coming over saying there is a 7 thousands dollars supplements due. Will not break down and say what. No extra work was done that I can see. Contract was paid in full.

As per the contract signed by the client, there are multiple boxes checked and some initialed by the client himself showing that all supplements are payable upon approval. Please find attached the contract with that information in addition to the final invoice with the breakdown. All phones have been forwarded to corporate for some time now and I do not have record of the client calling to discuss as I would have been happy to explain this myself. He is also welcome to call his agent who I am sure will also be glad to discuss the supplement process with him. This is certainly normal business practice and is generally always settled after the project is complete and often takes months for completion. If he has any questions, pease do not hesitate to call corporate directly at to discuss. Also, all payments are to be sent to Lions Gate Development, Inc's corporate office at *** E. Original contract is not broken down in same manner as final bill. All items on final bill are standard items included in a new roof estimate per home owner insurance agent on 6/18/19.

The orginal contract number is 13,503.23. in Fl it is my understanding we have to place a hard number in the agreement to make it a Valid agreement. In the middle of the contract you will see language that allows me to supplement as long as it does not exceed the client out of pocket expense. Additional work. The ins company came out and stated that there were only 7 items on the roof look at our final bill there are an additional 6 items for a total of 13 total items, the carrier had missed the other 6 and there was a price adjustment due the material and labor increases.

In the middle of August I was approached by an employee from Lions gate roofing ask him if they can do a free evaluation of my roof . After the inspection was done the employee said that I have a lot of roof damage that would be covered by my insurance company . That day he called my insurance company and explain to them the damage , The insurance adjuster's came to my house and then inspected my roof . Two weeks later I received a check from the insurance company in my name and the company's name Lionsgate . For the last seven months they kept telling me don't be here next week and come to find out the gentleman that came to my house his name is *** has been fired and the girl that I've talk to her name is summer has quit . Every time I call now to find out about my roof and my money nobody answers and I've left messages and have had no calls back . All I'm wanting is my roof done or my money refunded .

It has been brought to my attention that this was a scam. We had two former employees who scammed a few clients and as they come in we deal with them.. We are in the process of sending money to the client I guess you might say a refund. I am also looking into bringing charges against the reps who did this.

I have done business with this company out of Florida and I have never had the remote indication from this company that they in any way were a bad company to deal it. From start to finish they did exactly as they said, and I found them to be a great construction company and at no point did I feel intimidated. They will alway be the first company I call for my homes need when it comes to a major repair.

Lions Gate Roofing was contracted to install a new roof on our home due to a City wide Hail Storm that happened on June 2017. On Sept 7 2017 the company finally showed up to install the new roof. After many rescheduled days by the company representative not communicating the date the crew would arrive. My husband came home that day and witnessed the employees on our roof skimping on the ice shield over our garage roof along with the portion of the roof that covers our front entry.. We already was frustrated with the local representative with the change orders, lack of communication, unresponsive to phone calls. etc. we had to have several phone calls back and forth with this gentlemen setting up the final install date, color choice, product choice. While the roof was being installed one of the roofing employees slipped on our roof and grabbed the Gas vent slew and bent the pipe. We had many many issues getting this problem resolved. We had to have a local AV/AC contractor come in and check our home to ensure that there was not gases leaking into our home. We finally resolved that issue with the company and they deducted that AV/AC bill off of the total cost of the roof install cost. On July 26 2018 our city had several days of rain, we discovered that the roof was leaking into our upstairs bathroom closet and into our garage. Upon request of our insurance company, we inquired an outside contractor for a second opinion, it has come back to us that the whole roof will need to be replaced. We now stand for probable legal litigation

We did the job and he accused us of damaging his HVAC pipes. I told him to call a HVAC contractor of his choice and we would pay for it. He told me he wasn't going to pay for the roof. Then a HVAC Contractor went out there and He sent an invoice for $250. The tech came out and there was rust in the vent pipes. I paid for that and we weren't even responsible for that. I received a letter from him with a quote from another company to replace the entire roof. I called the consumer and he stated the roof was leaking. I asked him where it was leaking. He just said it was leaking. He told me it was leaking in three spots and I told him it doesn't mean you need a whole roof replacement. I contacted one of our reps to go down there. The rep showed and the consumer declined to let the rep check out the roof. In our contract it states that we have three days to remedy a situation. He claims there's more problems at the house. I told him the rep would come out to his home. All he had to do was call the rep and set up a time. His insurance company didn't pay for any flashings. If we take the siding out, we are going to break the siding. We are not willing to take that chance because it is deteriorating. I told the consumer in writing as per the contract in section 14 anything with winds over 35 mph on the roofs, we are not responsible for any leaking damage. There have been winds in his area over 45 mph that happened around the time he claimed this damage.

Unfinished work.
April 4th gave check, supposed to order roofing tile, but didn't right away. Supposed to start the work in 10-14 days it was supposed to be ready to go. Didn't order tile until 6 weeks after giving the check.
Didn't start work until July.
The work is still undone. The tile has been sitting in the driveway for more than 3 weeks.
The crew doesn't show up, or goes home after an hour.
They put the tile loosely on the roof and the tile is falling down. This is terracotta tile. These tiles are very heavy (possibly 20-25 lbs) and could seriously harm someone.
Now we have notice that the tile company is suing them for non-payment and they could even put a lien on our home.
We have been regularly communicating with the company throughout this time. This problem has not been resolved.

5-10-18: City of Indialantic called permit is ready for pick-up, picked up and posted on homeowners’ home. Tile order increased to 23sq to account for waste or broken tiles

5-21-18: Homeowner called upset saying this is taking too long. Explained the tile timeline to get and begin.

5-23-18: Tile order update requested from Beacon

5-24-18: Beacon responded that on average it is taking 8 weeks, no exact date known yet.

5-24-18 – 6-14-18: Many conversations with the homeowners touching base letting them know we are waiting for the tile to come in.

6-14-18: Request for tile update from Beacon, no update on date yet.

6-22-18: Dry-in material ordered to start the dry-in process

~6-26-18: Tile arrived at material house, scheduled for delivery on 7-3-18 to homeowner

6-28-18: Dry-in material delivered to the home

6-29-18: Dumpsters delivered to homeowners’ residence

6-30-18-7-3-18: Dry-in completed, inspection called into the city

7-10-18: Beacon tile invoice paid

8-22-18: Conference call with the ***s, they understand the wait for the new tile order and are going to wait just want the old tile removed from driveway.

8-23-18: Spoke to representative at Beacon, waiting for exact time for new tile to arrive, she will call be back.

8-25-18: Old tile was picked up and removed from homeowner’s property

8-27-18: Received Revdex.com complaint

8-28-18: Spoke to homeowners who are going to retract their complaint against Lions Gate Development. Homeowner’s broken pavers from the dumpsters repaired. Another message left for a status update for the tile delivery date.

As you can see by the time line there has been movement to complete the ***s roof, unfortunately due to their HOA denying the homeowner’s color originally chosen, ordered and paid for it has delayed the process to complete the roof - causing upset and unnecessary expense to both the homeowners and ourselves. We have been in constant communication with the homeowner, sometimes up to 5-6 times a day. All outstanding issues have been resolved and are just waiting for the new tile to arrive and be installed. The material house, JPA Beacon, standard business practice does send out a pre-lien notice to all homeowners letting them know that material has been ordered for them and if there is a failure to pay they can lien their house, as you will see the original tile order was paid in full on 7-10-18. We are in the process of asking for a partial lien release for materials already paid for and is in no way to be considered a threat to sue from the supplier. You will also notice the complaint was filed at the same time that the HOA denied the installation of the color chosen by the homeowner on 7-24-18; and since the ***s did not want to accept full responsibility for their decision on the original color against the bylaws of the HOA we had to remove the originally ordered tile and start the process over again. At this time the ***s are fine and understand the timeline for new tile. As of 8-28-18 they agreed to retract their complaint. See below.

Thank you for the good work the Revdex.com does for Businesses like mine, ***, Inc., Lions Gate Roofing, as well as Consumers.

My Name is *** W. ***, Sr. The purpose of this E-mail is to let you know that my Grand Daughter originally submitted the Complaint against Lions Gate Roofing on behalf of her Grandparents, Claire & *** (me) for good cause. Since the complaint was submitted, Lions Gate Roofing has corrected their Operations with coordination with my Home Owners Association, which was very hostile in various Technical Factors, one was the HOA originally claimed that Lions Gate Roofing had not attempted to coordinate with them, which we proved was untrue and they admitted they “FORGOT” and in one case (the first) it was I that Contacted The HOA President when he and his wife (the HOA Secretary) were about to Board an Airplane at Melbourne International Airport (FL) for a Hawaii Vacation. Our Treasurer met with their Sales Representative and she also “FORGOT” their meeting calling me up 2 months later early IN THE Morning waking me up, saying permission had not been given to perform the reroofing and being and old Retired Soldier I gave her an ear full of “words”. I knew she knew. When she reroofed (Tiled) her house, she did not ask me! And I have a vote also. Finally, they said the Tile had to be removed because one of the members protested it was “S” Style Tile.

This frustrated my wife, Lions Gate Roofing and all personnel working on the project. Then Lions Gate Roofing began experiencing their Teams being Hijacked/ Poached from them by other Roofing Companies. Due to all of this I had to set down with Lions Gate Roofing and select a Choice of Tile Manufactured and looked as closely as possible to the “ORIGINAL” Tile that THE Coral Cove HOA was originally built with IAW THE HOA Covenants.

Lions Gate Roofing, like the *** Family became victims of circumstances, caused by people in charge of the HOA whom knew not how to perform their positions. Hence, I/ we withdraw our Complaint ID #: ***. I appreciate your help up to this point and I thank Ms. *** at Lions Gate Roofing for her efforts in helping to resolve the HOA problem and select and order the new Replacement Tile, which unfortunately causes a delay of the project. I also, thank my Grand Daughter Ms. Nicole *** for initializing the complaint for her Grandparents.

I contracted Lions Gate Roofing to repair and replace my roof after a tornado went through my town and felled a tree on top of my house at ***. The company sent out a sub contractor to do this work. Once my contractor came in to start my remodeling we found that the roof had not been repaired but only patched and then shingled. I made a personal complaint to the company and was told it would be taken care of. Then sent two certified letters asking for this matter to be looked into and to be contacted in regards to this. I have yet as to date received a letter or a phone call in regards to this problem. I have since had the roof completely redone by another company that fixed the original problem and then re-roofed the structure. I have sent a third certified letter asking for my deposit back due to the fact that the contract had not been fulfilled on Lions Gates part. I'm asking for my deposit of $1900.00 be refunded as Lions Gate did not do the job as contracted.

This has become a legal issue we have filed a lien on the property. First off, *** isn't the contract holder, its her mother. secondly we arrived at the property it was in total neglect thousands of roaches weeds in yard over 4 ft tall. Just a mess. Should have walked away at that moment. Client never initially contacted us about any complaints but had another contractor remodeling the property repair her issues, denying our right to remedy, we never heard of any of these issues until I had to call a contractor R&D because one his workers told mine. I spoke to the contractor who did the repairs have a taped conversation on the matter said 800.00 would have addressed the issue. it was her that decided to have a new roof put on the contractor who did it stated it didn't need it.

This lady has not wanted to pay the bill since day one. This has become a legal matter we have filed a lien and will be filing suite against her for non payment.
