This is not what took placeThe more I gave them, it was never enoughWhat was stated is that "I had no way of getting my full divorce decree,( which was the last issues, so they said at that time) because I had given them first and last pagesI was the person on property when if was originally purchasedI feel I was jerked around for months, given wrong information (rudely and disrespected in process)I still never got anything saying my request was granted of why I didn't wish to proceed with the loan,,,,because LoanDepot took my money without caring if I got a loan or not!!! After emails were sent last December 18....manager claims he never got....very bad business practice....to deceive people, disrespect them and rob them never mind what was originally told and said but after that fall back on technicalities

When I got the preliminary paper, I did not sign them *** *** called me and asked me when I would be sending I the signed paper I told him that I did not agree with the good faith estimate of fee They were not what he had promised He told me that they gave to disclose the fees on the good faith estimate but they will all written off on the final documents I believed him and went ahead and signed the preliminary papers Then went I saw the final documents showing those fees, I knew that he lied but I had received the email from *** stating she would call me and go over these figures When I did not hear from her by MondayI started making phone calls to her and leaving message for her to call me I am still waiting for her to call me back If you would like a copy of the email I can forward it to you I know for a fact that they can reverse a loan or make corrections on them I work for Citimortgage and we have had Togo that on occasions They just want to get more money out of me

I WOULD LIKE TO BE REIMBURSED FOR ALL OF THE LATE PAYMENT FEES I WAS CHARGED AND THE FEE FOR THE RETURNED CHECK CHARGE FROM MY BANK SINCE LOANDEPOT MANAGER TOLD ME TO DEPOSIT A CHECK THAT HAD BEEN CANCELED. The charge back fee was $on 5/and there was also an overdraft fee of $due to the balance being incorrect after the deposit was made. I'm not sure how many late fees I have been charged. I was assured along the way of trying to fix these errors that I would not be charged but they did it anyway

May 17, Borrower’s Complaint Filed with the Revdex.com: At the initial stage of the loan process loandepot requested a credit report on me with my approval, I believe that at that time the loan processor should have identified that the mortgage companies were not reporting to the credit agencies due to the bankruptcy, this should have been a RED flag especially since you were aware of the chapter 7, this was not brought up however, they did informed me we could not do a cash out because of the chapter 7, I was informed I only had the option of a FHA merging both mortgagesThey the experts, people like me rely on a loan company’s expertise and adviseAnother item that concerned me was that they did not “catch” the fact that my wife had to be in the ”deed”, as they mentioned, in the state of *** it is a requirement, they informed me of this well into the loan processA large company such as this should have processes in place to identify items such as theseI would think that being a large lender you should know the rules and laws of the sated where you do business, so you can anticipate any issues with you customers so you can provide the best service possible, so your lending process is as smooth as possible, so your customers are satisfied and perhaps return with future needs and of course recommend your company to their friends and familiesThat is how I see business operateI don’t feel that I received that from loandepot, and I request that the $I spend on the home appraisal be returned to me based on the following: You as my loand processor began my loan processing advising me through each step, below is a breakdown of how this loan process developed and died: 1.On initial conversation 1-28-16, you said based on the information I provided to you I could not do a cash out due to my chapter 2.Based on my credit report (you viewed my report) you said that I could do a FHA loan merging my two loans, I agreed to do this and the process began3.You sent me documentation for me to sign 4.You requested a $fee to “lock” my interested and I provided credit card information to lock the rate5.You requested $for an appraisal on my home6.I sent you credit card information for $for the appraisal 7.You received the appraisal, the home appraised at a decent amount 8.You informed me my wife had to be on the deed due to a *** rule (almost a month later) I believe a lender as big a you are, this requirement should have been identified immediately at the beginning stages of this loan9.You sent documentation for my wife to sign10.You informed me that my two mortgages are not showing on my credit report (shouldn’t this have been identified at the beginning stages?) You did have access to my credit report right from the start! 11.Finally 3-24-16, you inform me that you cannot lend me the money because in the state of *** a second mortgage taken after the initial mortgage is considered a “cash out” loan and since I have the chapter I have to wait yearsI understand that the world is not perfect and things go wrong but I feel it’s unfair that I had to pay $for nothing, really nothing, I believe that if you had caught or been diligent regarding the “***” rule on second mortgages being considered as cash out, you would have “hopefully” informed me of this and the process would have stopped and I would not have had to pay $for a useless appraisalYou are the lender and I consider you the expert on loans, and must do your due diligence for your customers it is an expected practiceSo with that said I once again respectfully request a refund of $290.00, as I don’t believe I will using loandepot in the future once I meet my timeframe for my chapter It took almost months for loandepot to inform me they could not help me! We appreciate the opportunity to respond to our customer’s rebuttal. In our previous reply, we outlined the reasons that we are unable to perform the dispute of the appraisal, on behalf of our customer. We must comply strictly to the laws that govern the lending process. We regret any inconvenience the customer feels, having to gather the information for the dispute of their appraisal value. After careful review, it has been determined that the reimbursement of our customer’s time spent collecting data for their dispute, is not warranted and denied. Furthermore, the refund of the appraisal deposit is denied. The appraisal was completed; our customer was provided a copy. The funds have been used to pay for the appraisalthank you

I re-financed with loanDepot two months agoI have always
made partial payments with my previous lender (per month from my banks bill
pay service)loanDeport advised that they do not take partial payments AFTER
suckering me into signing
closing papersI informed loanDepot that if they had
disclosed their terms in the closing documents I would have stayed with my
previous lender or gone with another lender as I had other offersloanDeport
replied that if I continued to send partial payments three things could happen
" (1) returned to you, (2) applied to your loan, (3) accepted but held in
a non-interest bearing unapplied funds account until you send us additional
funds sufficient to equal a full periodic payment due." I replied that
option was OK with me as this is what my previous lender has doneloanDepot
also informed me that the only way they took partial payments was if I signed
up for their "Budget Plan"In other words they want to force me to
give them control of my payments and let them have my bank informationI did
review all my closing documents and loanDepot's only disclosure was the amount
of my monthly payment and the date is was dueNo disclosure that I had to make
the entire amount in one paymentI made a partial payment of $on 3/17/
and loanDepot choose to apply the payment as additional principal

My wife contacted Loan Depot in October about getting a VA
refinance loan on our mortgageThey didn't want to include her on the loan so
they only ran my credit score and determined that they could proceedWe
informed them that I was transitioning to a new job and would be taking a $4/hr
pay cutWe were assured that everything had been taken into account and the
refinance would proceedI filled out all of their documentation and provided
them with bank statements, last two years tax returns and pay stubs from both
jobsAround Thanksgiving they notified us that the refinance would not be able
to proceed because I would not be making enough money due to the career change
which they had already assured us wouldn't be a problemMy wife had stopped
making credit card payments thinking that they were being paid off in the
refinance so her credit score dropped below Then Loan Depot told us we had
to do a joint refinance to make it work but now her credit score was too low
Once her score reached in February, they said we could proceed with the
refinanceOnce again we filled out all the documentation, bank statements,
last two years of tax returns and pay stubs from our jobsWhen we finally
closed March 5th all of the fees, services and payoffs were explained to us
One of the credit cards was not on the HUD breakdown of payoutsWe were told
to contact Loan Depot to find out why*** *** said further into the
paperwork that the credit card was included and informed *** ***, our
closer, where to find itShe showed us where it was and he assured us that it
would be included in the payout and we could continue with closingNow we are
being told that the card will not be paid off, we used money to buy down points
to 4% and there is nothing we can do about it because we already closedMy
wife talked to Ernest's supervisor and they found the recording promising us 4%
with no buy downI feel what they did was unethicalThey drug this out for

1. Borrower claims that one of his credit cards was
to be paid off at closing and was not paid off
2. Borrower claims that there are excessive credit
inquiries on his credit report
loanDepot Findings and
Response:
1. After a review of Mr***’s loan, the borrower
was initially offered a 4.000% VA Fixed Year Standard loan on October 8,
This was the initial credit pull and tri-merge, but loanDepot cancelled the
loan on October 10, due to party not committed
2. Mr*** again contacted loanDepot on October
15, to again discuss refi optionsAn application was submitted and was
locked in to a VA Fixed Year Standard loan on October 15, In
order to verify credit worthiness, loanDepot again pulled a credit report for
Mr***loanDepot was unable to qualify Mr*** due to Debt to Income
issuesIn order to attempt to qualify Mr.*** for the loan, additional
income was needed, in which loanDepot added Ms*** to the loan and
initiated a joint credit pullAt that time, the joint credit scores were still
insufficient to qualify for the loan presentedThe loan was then placed on
hold in “Restructure” to allow Ms*** to improve her credit rating
3. Ms*** contacted loanDepot on
December 5, to advise that they have worked on their credit and authorized
another credit pull to see if they were eligible to reinstate the loan with the
improved creditloanDepot initiated a single credit pull for Mr*** to
verify credit worthiness, and the loan was taken out of restructure and put
back in processAfter reviewing the single credit pull, it was verified that
both Mr& Ms*** will have to be included in the loanMs***
contacted loanDepot on December 13, and December 22, to authorize a
joint credit pull to verify if their scores improved enough to qualify for the
loan At that time, their combined
scores were still too low to qualify for the VA Fixed Year loan
4. Ms*** contacted loanDepot on
December 29, to advise that Mr*** was concerned regarding the
multiple inquiries to his creditIn doing so, Ms*** requested that
loanDepot only make inquiries to her credit to verify if improved enough to
qualify for the agreed loan programloanDepot made another inquiry for Ms
*** only on January 6, which was still too low to qualify for the said
loan programMs*** contacted loanDepot on January 15, stating that
her score had improved and another inquiry was submitted, but the credit score
was still too low to qualify and the loan was declined on January 21, due
to “Delinquint Past or Present Credit Obligations with Others”
5. loanDepot received communication
from Ms*** on February 10, that her scores had improved and it was
verified through another credit pullAt that time, the credit was within range
to qualify for the specified loan programA loan program was identified and
Mr*** was locked in to a VA Fixed Year Standard loan on February 10,
A final tri-merge credit report was ran to verify credit worthinessThe
loan funded on March 10,
6. A thorough review of the file was
conducted; all requested accounts to be paid at closing were provided to Mr
*** at the closing of the loanThroughout the process of the loan, all of
the accounts included to be paid off at closing were provided and included in
the Payoff Schedule and Settlement StatementloanDepot communicated to the
borrower on March 13, that the loan amount was not significant enough to
include the payoff for the requested credit cardIt was communicated that the
cash out, escrow refund, and the missing of a mortgage payment was to allow Mr
*** to pay off the said creditor
The reason in why loanDepot pulls multiple credit
reports throughout the loan process is to ensure the borrower is still current
with their monthly financial obligations and that they are still credit worthy
for loanDepot to lend upon
Should Mr*** have any additional questions or concerns, he may

For your reference, details of the offer I reviewed appear below.I do not accept the appraisal fee not being refunded. If it wasn't for Loan Depot's incompetency I would not have had to cancel my loan process with them. I did not back out just because I changed my mind; of which is why loan companies have that non-refundable clause in the loan. I closed my loan due to Loan Depot not meeting the expectations that they promised and promise everyone via their website and over the phone. As far as my income being verified; there was not a problem with that as you alluded to in your response being the reason I cancelled. I have already refinanced my home with another lender as of last month without any problems.The other issue of Loan Depot's I.Tdepartment decoding my password protected document prior to me letting *** *** the password. *** *** told me himself that his I.Tdepartment was able to get into my document before I called. So, you can cover it up all you want, but that is against the law. It also proves that a company of your size should be able to offer a secure portal for clients to upload and download documents where they can not be hacked into.Also, are you compensating the other person that had their information sent to my employer by accident? Because their rights were breached as well

On April 9th, I used a website to inquire about mortgage rates, e.grefinancing my existing mortgageI was subsequently contacted by any number of mortgage companies, one of which was LoanDepot, LLCAt no time did I ever authorize any of these contacts,
especially LoanDepot, LLC to prepare a loan packet to give any indication that I wanted to proceed in the process (especially LoanDepot because its rates/closing cost were not competitiveHowever, on Aprill 16, 2016, I received a fully prepared mortgage loan refinance packet seeking our signatures for loan number ***This business is resorting to deceptive and unauthorized loan practices
Borrower’s Desired Resolution:
I want an apology from the business and confirmation that this loan origination process has been terminatedThe loan officer involved, *** ***, should be censured, admonished, and reported to the appropriate regulatory authoritiesIf I do not receive an apology from the company, then I will report this matter to the necessary authorities

Mr*** was contacted on April 09, by loanDepot from a lead provided by ***After gathering Mr***’s information, the call was transferred to a loanDepot Licensed Lending OfficerDuring the call, Mr*** indicated that he would like to combine his current mortgage and a HELOCFurther into the call, the Licensed Lending Officer obtains authorization to pull Mr***’s credit reportBased on the rate quoted to the borrower, Mr*** indicated that he would rather proceed with his current lender as they are offering a better rate with no discount points
Mr*** received the TILA-RESPA Integrated Disclosures (TRID) on April 12, which was days after the initial call with the Licensed Lending OfficerIt is mandated by the Consumer Financial Protection Bureau as part of the Dodd- Frank Act that these disclosures are sent out to the borrower when information such as property address, estimated value, customer name, social security number, and income is given to the lenderThe TRID Package is required to be sent to the consumer days after the initial phone application takes placeIf it is determined at the end of the phone application that there is no benefit to the consumer, the TRID Package will still generate as an application was takenThe TRID Package contains information such as interest rates, monthly payments and the cost to do the loan if the consumer chooses to proceedloanDepot is unable to proceed with the loan process until the consumer agrees to these terms
Furthermore, Mr***’s phone number of *** and his property address of *** *** *** *** *** ** *** were added to loanDepot’s Do Not Solicit lists on April 18, Please know that as of April 22, 2016, Mr***’s loan application was cancelled
loanDepot has not been able to reach Mr*** to offer clarification on the process and to further explain why the TRID Package was sentAs mentioned above, the TRID Package is required in order to stay within compliance of lending laws
