On 07/18/I reviewed some work needed on our house in Lampasas with MrVictor M [redacted] Living Room - The first item was a repair of flooring in the living room It was agreed that MrM [redacted] would cut the flooring back foot from the outside wall This repair would extend the entire length of the floor He would then inspect the structure for any other damage and advise me of any other issues A price was agreed uponBack Deck / Stairs – The second item was a removal of an existing ramp with a replacement of a small deck and stairs The location of said removal was agreed From that spot, two steps would be added, then an “L” shaped deck around the side of the existing deck, and then steps down to the ground All items needed to be ADA compliantAt this point I will provide issues with the Living Room repair as to include the Back Deck / Stairs would take some time to write upOn Monday, July 18th MrM [redacted] indicated he was going to start the floor repair on the 19th On Wednesday, July 20th he indicated he had finished the floor and would be sending an invoice I placed a check in the mail – payment in full $– deposit = $On Sunday, July 24th I met with MrM [redacted] to review his repairs The following is a text I had sent him (pictures and text saved as documentation)Victor – per our discussion this morning the following was a concern• The floor was patched (see attached photo) and not repaired (2’ of flooring to be removed from one end of the room to the other) • Payment (ck# in full was mailed on 07/as discussed when you indicated the job was completed and mailed me an invoice (#10582) • You indicated you weren’t finished when we crawled under the house to inspect and that some foam and another board was to be mounted from underneath Normally I would put a stop payment on the check but we have a job in progress (back decking and stairs) You’ve also indicated you’d “make it right”, but to make it right would require you to repair the floor as originally agreed uponBecause there are also numerous issue (see following text) with the work completed on the back deck and stairs, I am proposing the $I have sent you be an understanding all work thus far is paid in full and no other work is required by youMrM [redacted] agreed to the terms

Living Room - The first item was a repair of flooring in the living room. It was agreed that Mr. M[redacted] would cut the flooring back 2 foot from the outside wall. This repair would extend the entire length of the floor. He would then inspect the structure for any other damage and advise me of any other issues. A price was agreed upon.
Back Deck / Stairs – The second item was a removal of an existing ramp with a replacement of a small deck and stairs. The location of said removal was agreed. From that spot, two steps would be added, then an “L” shaped deck around the side of the existing deck, and then steps down to the ground. All items needed to be ADA compliant.
At this point I will provide issues with the Living Room repair as to include the Back Deck / Stairs would take some time to write up.
On Monday, July 18th Mr. M[redacted] indicated he was going to start the floor repair on the 19th. On Wednesday, July 20th he indicated he had finished the floor and would be sending an invoice. I placed a check in the mail – payment in full $850 – 200 deposit = $650.
On Sunday, July 24th I met with Mr. M[redacted] to review his repairs. The following is a text I had sent him (pictures and text saved as documentation).
