Review: Long and Foster was my property manager for the past 7 years and my rental property in [redacted], Maryland. The last tenant moved out the first of September 2011 and left the property unclean, damaged and in extremely poor condition. I advised Long and Foster about these issues and they have denied any responsibility concerning any of these matters. Broken oven, missing smoke detector, house not clean as required by the lease agreement and unauthorized pets as per the lease agreement. Since I am no longer renting this property and no longer a customer of Long and Foster, they just want me to "go away quietly".Desired Settlement: I wish to be refunded for the broken stove and the urine stained hardwood entry in the house.

Dear **. [redacted]:

I am enclosing, under cover of this letter, strings of emails that should present the conditions surrounding **. [redacted]’s complaint. **. [redacted], after many years of utilizing the property as an investment, elected this year to discontinue leasing the property. The reality of the situation is he had hoped to recondition the unit at the expense of the last set of tenants. (On sale market, MRIS attached). Based on the allowances of the State of Maryland and [redacted] County Maryland, L&F was unable to support his claimed damages as “tenant responsible" and therefore deduct the cost from the tenant’s security deposit.

I did explain to **. [redacted] I had issued a request to the former tenants ([redacted]) of his claim of damaged in excess of what L&F had already assessed and deducted from the security deposit. I had asked the former tenants, based on the Landlord’s request, to refund the additional claimed damages. I informed **. [redacted] that he always had the recourse to pursue legal action against his former tenants if he felt outstanding compensation was due him.

The former tenants, although explaining the additional claimed damages appeared not to be their negligence (normal wear and usage) felt they would prefer to close this chapter and simply move forward. Therefore, upon my request, they elected to send the additional funds. Our office received $301.92 from the former tenants on 12/5/2013 and released $301.92 to **. [redacted] on 12/11/2013. I think, if you now check with **. [redacted], he will report he now feels he has been fully compensated.
