contingencies (see Document #1) to rent [redacted] VA [redacted], on July 18, 2013, and they viewed the property while it was occupied by the current tenant. The exiting tenant was vacating the property on July 31, 2013. [redacted] and [redacted] requested the lease to begin August 1, 2013, and to occupy the premises in accordance with the terms of the Lease (see Document #1A).As [redacted] was moving into the property, he reported some cosmetic defects. Carpet and house cleaning were addressed (see Documents #2 and #3); however, the Owner did not approve replacement of the carpet, and the Owner hired a contractor to paint the living room and foyer.
Regarding late and returned rent payments, please review Paragraph 3 of Page 1 of the Lease, the Notice of Material Non-Compliance letter, and the notice of returned check/fee (Documents #4, #5, and #6). This practice is put forth for all tenants under lease with the Owner through Long & Foster.
Enclosed is written notice from [redacted] to vacate the property which was sent to the Owner. The Owner instructed Long & Foster to provide the tenants with written notice to vacate the property by lease end on September 30, 2014, because the Owner decided to sell the property (see Documents #7 and #8).If service with Long & Foster was poor, as indicated in the referenced complaint, then the tenants did not indicate otherwise when the lease was renewed last year. This company withheld over half a security deposit for "cleaning" an 1800 sq. foot house--which was more than 1000.00 dollars, when the house was professionally cleaned and a receipt to that effect was presented, as well as when checkout was done with the agent she gave the us,the renters, an excellent review and said we could probably expect a full refund or close to full of the security deposit. Then afterward Long and Foster charged huge fees for what they claimed was cleaning and basic repairs such as touch up paint on stairs. This is after a 2 1/2 year lease, when things like touch up paint are supposed to be normal wear. As an fyi and caveat emptor to renters that work with this company--take lots of pictures, get everything in writing at checkout, and beware. I am still trying to get the interest they owe me on the security deposit returned almost 4 months later.

Review: Wish to not renew my contract with the company, they threatened to sue for 2200 for not renewing a contract.

Previously the company signed my name on a lease without my permission. After telling them this was unacceptable they did the same exact thing the next year.

After a long dialogue about not renewing the management agreement set to expire on 01OCT, they are now holding me liable for 2200 because they signed a lease in my place that extends beyond the term of the management agreement.Desired Settlement: Requested a fair termination of the agreement, they refuse and have sent several threatening letters to my wife, along with calls to my house.

Review: Poor service and unfair treatment

I'm filing this complaint because of very poor service I have received from Long and Foster. I rented a property from them which was very unclean upon my arrival. Prior to moving in, I was told the carpet would be replaced and walls painted. The walls were heavily marked. Carpet smelled of pet urine and was heavily stained. I reviewed the inspection report from the previous tenant, deficiencies were listed and were not corrected prior to my move in. I didn't move in until 11 days after due to cleaning and disinfecting. The previous tenant had long hair and I what appeared to be dogs, which was woven all throughout the carpet which was heavily worn and stained. After numerous attempts the urine smell went away.

I created a details report with pictures of discrepancies and forwarded it to Lisa C[redacted]. She persisted to tell me how things were at her home and said I will be ok. I let her know that I pay entirely too much to have the property in this condition, on top of the fact that I paid a double deposit. She expressed to me numerous times top leave the property how I found it when I leave opposed to correction of issues. Eventually a painter was sent. He spot painted and everything looked a mess. On top of that, he didn't use drop cloth, dropped paint throughout the house as well as paint on my sneakers, tables, windows and personal carpets that I brought. After numerous complaints, they came back and painted the living room and the steps area but left the downstairs bathroom spot painted as well as the dining room. The entire 2nd floor was spot painted. The 2nd floor was never addressed again and is currently spot painted. In the family room, one of the higher windows exhibited a possible mold situation which the painter covered and I was promised that this would be taken care of. It was never addressed. I spoke to the owner of the property as well and she apologized for the condition. She told me she couldn't afford carpet now and that's when we compromised on the painting of the downstairs and carpet and window fix after the new year.

After numerous complaints, I finally got them to come clean the blinds and window panes which were very filthy.

I put in my 60day notice late which extended my lease. I planned on staying for 3 years. Upon inspection with Lisa, I asked her about the terms and she told me it's on the owner and unless I plan on staying regardless, I may want to put it in. I'm responsible for 2 additional months. In my notice, I asked for the terms we agreed upon to be met and I would stay. I had no intention of moving but couldn't have a 60 day on record in the event that they wouldn't. After submitting , all I received was a move out checklist.

My mother, which is also on the lease, called Lisa and asked her to contact the owner to propose an agreement. This was 9/5/14. Lisa said call her on 9/8/14. My mother called and Lisa still hadn't spoke with the owner and said she will get back with us. On 9/9/14 Lisa submitted a 5 day notice, and we still haven't heard from her to date. I've called their corporate office and filed a complaint previously for the same type of service. I understand the 5 day notice, I didn't want to pay until we spoke, but for her to not attempt to honor our request is disappointing and has been the theme from the beginning. The owner originally thought I was an irate tenant because of what Lisa conveyed. After the painter came, he relayed what he saw and that's why the owner apologized.

I really feel mistreated and somewhat discriminated against. July, Aug, and Sept, I have been late, which is unacceptable. Prior to that, I was on time and took very good care of the property and received horrible service. I never would have imagined that a highly regarded and recommended company line Long and Foster would conduct business this way.Desired Settlement: I would like my double deposit back as well as my last month's rent.
