This home is a modular home that is built indoors by the house manufacturer and shipped to the customer’s site to be placed onto the foundation and then completed. There are numerous stages to this process.  Once the home order is placed then the house is scheduled for delivery and setup onto...

the foundation.  A month prior to the delivery the house was actually scheduled to be set onto the foundation; the day that we placed the house was September 27th.  The house was sealed to the weather and the siding was completed the very next week.  In the process of completing the siding we were short a piece of drip edge, this drip edge that is mentioned was ordered from the manufacturer and was installed prior to our walk through inspection.  There were other minor siding issues that needed to be addressed and it was agreed that these would be taken care of.  All of these issues were cosmetic in nature and had no bearing on occupancy of the house. Once the house was placed on the foundation then the customer was responsible for having electric and heat installed into the house.  Electric service was turned on in the house the week of October 17th and we started work on the interior the following week.  Heat was available in the house the first week in November and we started to do drywall work at this point. There were some items that came up during the normal process of construction such as the top step being a different height.  This item was taken care of by the manufacturer prior to the walk through.  A walk through of the house was scheduled for 11/27/16 with the customer and the bank, at this time a small punch list of items was listed and there was agreement as is normal to turn in the warranty items to the manufacturer for correction and take care of any other small issues.  There was an offer to expedite the couple of items such as the rail connector by having it shipped FedEx, so that the customer could get moved in but they requested that all items on the punch list be completed.  The dent was found in the range at walk through and was immediately agreed to order a new one and have it replaced.  Other items that were manufacturer warranty were, the small imperfection in the fiberglass finish of the tub, the toilet tank that was slightly leaning due to one set of bolts being tightened more than the other, the stair railing connector, and the grout on the master bath tub needing to be sealed were all submitted to the manufacturer to order parts and schedule warranty repair.  These parts were ordered and repair scheduled for the week of 12/27/2016.  We scheduled the remaining drywall and minor trim issues for repair at the same time. Long’s Homes has been in business since 1961, we have 56 years of experience and always consider customer service to be our number one priority.  We have addressed every issue that has been submitted to us and have agreed to fix all of them. At no time has there been a phone call or an e-mail from the customer that we did not agree to address. Many of these items are normal punch list issues or warranty items that would be addressed in the usual process of completing the house.  All items and concerns from the walk through were listed on an inspection sheet and given to the customer in writing that they would be addressed. At this point all items have been addressed except for two minor warranty issues. The house has passed inspection by the local building inspector and the bank. Payment has been received and we have given the customer the keys to the house.
