After noting ***’s most recent complaint regarding standing water,
our foreman consulted with site engineer *** *** ** *** on Monday, June 16th. *** advised us to first analyze the nearby drainage areas in order to determine the exact cause of the problem. He believes there is a possibility that the lack of drainage is in fact being caused by improper routing from the house in question and not due to a grading issue at the neighboring house.
In order to determine the exact cause of this issue, we effectively re-routed all the drains/pumps from the neighboring house on Thursday, June 19th. Once the current standing water dries, we will have a clearer idea of the origin of the problem and then we will determine the best course of action towards a resolution. We plan to have this issue completely resolved within 10-business days.

Review: We have had concerns about the grading of the lot beside ours when the house was being built. [redacted], the foreman for the company under LC Homes indicated that they will make sure they fix the grading so the neighbor's water (from snow, rain, or sum pump) will not cause water to stand in our yard. After there was heavy snow in February my husband expressed his concern to the foreman as there has been standing water that does not dry up in our backyard from all the water that's coming down from the adjacent lot. Again, the promise to fix the grading once the house is built. Now it is June and still nothing has been done about it, after non stop rain yesterday, June 10, all of a sudden our basement had some flooding and water is everywhere in our backyard. When my husband and I contacted the foreman, he claims he was just in our property to check and the water he claims has receded. I went home immediately from work to check on it. I have pictures and videos to prove it has not receded. Again this foreman wants to wait 24 hours to prove that the water will recede (which didn't happen in February when we first expressed the situation to him). Claims it was not his fault there had been some flooding in our basement, that basement never had a problem prior to this new house being built. Even the water from the neighbor's sum pump goes out to our backyard. The neighbor even stated he sent pictures to the foreman so the issue can be fixed and tried to contract him, still nothing.Desired Settlement: We need the grading for the next door lot to be graded properly, so their sum pump doesn't pump water out our backyard and the water doesn't go to our yard when it rains or snows. This foreman needs to be accountable for what he said he will do to begin with.
