had to start over with the processFinally the customers ran out of time and abandoned the projectWe agreed to refund the deposit in fullWe are currently selling some real estate to the funds since sales are almost nonexistentSettlement was scheduled for May 10th, but a zoning issue postponed itAs soon as the sale closes we return the deposit.Sincerely yours,

Dear [redacted],It is my recollection, that the [redacted] family wanted to purchase a home from [redacted], an independent contractor at the time. I seem to remember that they could not produce receipts for the alleged down payment.They were going to try to verify the downpayment. In the meantime,...

they stopped at another dealer (more in their area) and we agreed to give up any rights to a home sale that we may have had, clearing the way for them to freely purchase from the "new" dealer, who claimed to be able to sell them a home without regard for some of the credit issues they had. haven't heard from them in years and assumed the transaction was completed with the other dealer.The independent contractor who was dealing with them died of heart failure and is not available for comment.Sincerely,Lawrence H.President

Review: my wife and I contacted [redacted] who is an independent contractor with love inc with the intent of purchasing a doublewide manufactured home. we started the process at the end of February 2013. we went thru the required paperwork that was needed in order to make the purchase of the home. the initial contact was on February 22, 2013, **. [redacted] contacted us on February 24, 2013 (Sunday) with a pre-approval from a lender. the first week of march 2013 we took out what was to be the first of loans to secure the down payment of the home, including paying for the banking fee to secure the cost of the home as well as an initial payment of $250 and $750 as part of the down payment. over time we added more monies as per requested by **. [redacted] to put towards the cost of the home, i.e.: several payments of $100 each, a payment of $574 that my wife paid out of pocket to help with the closing cost/down payment. in may of 2013 we took out a second loan to help secure the down payment of the home. another $1300. total money down over $6000. over the course of the several months **. [redacted] continue to keep changing the terms of the deal, including but not limited too the date the home was to be done and available for move in which at first was to be by June 2013. June came and went and still no home. at this time the pre-approval for the home had expired and we had to get an extension on the loan for the house. details of the changes were not explained to us in a timely matter and **. [redacted] always needed more money down. we started to get suspicions that we were being conned out of our money due to no product being delivered in a timely matter. July 2013, we were finally informed that the home would be available by the middle of September 2013. **. [redacted] stated that he needed more information to submit to the bank without ever explaining what the terms were. we had stated to **. [redacted] that we needed to give our current landlord a 60 day notice to vacate before we moved into the home. my wife started asking questions as to when the home would be ready in order for us to make the proper arrangements for moving. **. [redacted] kept changing the move-in date and as of august 5, 2013 we were informed that the home would not be ready until October 2013. this was not acceptable to us since we never agreed to move that late in the year. upon hearing this my wife became outraged and threatened to contact the district attorney office to investigate whether we were being duped out of our money. once **. [redacted], who heard her outrage over the phone , heard this he changed his mind and stated "your [redacted] house will be ready on September 20, 2013. it was only when we threatened to go to the district attorney's office did we finally get a move in date. as of now we still don't have this confirmation in writing and find the **. [redacted] behavior to be completely unprofessional and withholding. he was not upfront and honest with the full terms and details of the contract and did not provide the home in a timely matter as was stated from the start of business which was in late February 2013. also we strongly feel that his behavior was less than professional for the business at hand and when pressured for answers we were treated with the upmost disrespect including by not limited to using foul language and not be honest. as of today we are still awaiting for the final move-in date for the home.Desired Settlement: if the home is not occupied by the date specified we demand a full refund of all monies we applied for a home that we don't have as of yet.

Review: On 8/27/11 I ([redacted]) entered into an agreement with [redacted] currently employed with Love homes. The agreement was for a new modular home to be built on property at [redacted]. A $500 deposit was required at the time of signing of the agreement. I was told by [redacted] that the $500 deposit was completely refundable whether the home was built or not.

After an estimated one year had passed with very little to no results from [redacted], he had asked I pay for probe holes / a perk test and engineering fees for a property subdivision. I asked to pay in cash, which I did. I had [redacted] write up a receipt on his company’s letterhead to assure payment was documented. The amount paid to [redacted] was $1750, all in cash.

After several months of no results from the payments made, I felt that I was being taken advantage of and being scammed. I spoke to several other builders, banks, and previous customers of [redacted]’s and Love Homes and they had all stated to me that they knew someone that had been ripped off by [redacted]. They paid for services and did not receive anything for those services. In fact when I decided to move forward with another modular home builder, I started hearing a lot about Love homes and their fraudulent practices. [redacted] I spoke with would not deal with Love Homes because of the fraudulent activities. They take money from one customer and use that money for other projects never repaying the customer they ripped off. Contractors I spoke with would not work with them in fear of not being paid.

On 2/6/13 I started documenting all conversation through text messaging between [redacted] and myself. I was receiving a lot of delays from various excuses that was delaying my home from being built. I finally got tired of all the excuses that delayed me building a home for over 2 years 4 months. On 3/21/13 I informed [redacted] that I will be moving on and wanted a refund of the money for services never provided. [redacted] admitted owing the money through our text messaging conversation and gave many dates to which he would return the money. Many dates and deadlines upon which he promised me the reimbursement came and went. To this date I have still not received a dime and now he is no longer answering my phone calls and or text messages.

Upon hearing all the fraudulent activity that he was involved in from previous customers, banks, and contractors, I decided to do some research about [redacted]. Upon researching, I discovered articles about [redacted] scamming other home owners in which he robbed them of $88,000 for services not provided. I am enclosing the articles. I also, discovered that the Revdex.com has 7 complaints registered with them concerning Love Homes.

Since I have decided on using another builder, I have been very happy with them. What [redacted] could not do in over 2 1/2 years, the new builder has far surpassed any progress [redacted] had ever made. In fact I will be closing and should be ready to break ground in about 3 weeks. I signed paperwork with the new builder on 6/22/13. This process only took 2 months with the new builder. Even my new builder was aware of the fraudulent practices that [redacted] and Love homes have a reputation for and cringed when he saw my paperwork that I had from Love Homes.Desired Settlement: Either $1250.00 refund with documentation of engineering work that was supposedly done. Or a full refund $2250.00 which includes price of probe holes that were not done, a $500 completely refundable deposit for project, and alleged engineering work that was suppose to be done. I never received any documentation of any engineering work that was done. Nor were any probe holes dug.
