LSE Builders Group Reviews (3)

Mr ***,Thank-you for taking the time to address your experienceAgain, as you can see by our many other reviews, your experience is certainly out of the norm for usWe will try to address all of your issues for resolutionThis is LSE Builders Group's first experience of its kind and we take
all feedback very seriously. We understand that you are still confused about the process of your project and what actually happened with permitting and the inspectorWe will reiterate: LSE Builders Group always pulls the necessary permitsWe absolutely always planned on pulling a permit for your job and we did pull a permit for you and it, of course, is documented and paid for(see attached *** Permit)For this permit we also were required to provide architectural CD’s that were paid for as well, so the architectural scope is a real cost toward the project and it was included in the estimate(see attached *** Bid)The electric work was done with a permit and our electrician did do additional work from your original contractors that you firedWe did pass the inspection for the electricalThis is also documentedThere is a check mark next to the electrical on our permit from the inspectorThe electrical scope was addressed in the original estimate for the same amount that we chargedThe electrician also received payment from you via us-payment for the work that he did and you did not have any issue with during the estimation phase or during the time that the electrical scope was being executed, a process of about days(see attached *** electrical invoices)You are now asking us, in part, to rescind his payment in order to resolve your issueThis is an impossible resolution for us. As far as the insulation inspection, we have attempted to explain the inspectors' role in this process to you once beforeIt is not possible to lie to an inspectorHe looks at the insulation, sees the # and makes a professional determinationWe passed your inspection and even put in the kind of insulation you desired after the inspection but your personal requirements for a different insulation have changed several timesAfter you alone had your inspection changed from a pass to a fail (something we have never encountered in all of our years in construction), we offered to come and put the greater R-value insulation in for you but, as mentioned above, you changed your requirements again and would not let us back in. We would like to address our termination rightsThis is also something that LSE has not had to do before, but it states very clearly in our contract that if a client should unreasonably interfere with the success and progress of their project, we can invoke these rightsIn addition to the above experience, you emailed us stating that you would make sure that we fail all of our upcoming inspectionsWe do have a copy of this emailAdditionally, you also made an attempt to complete business transactions with LSE suppliers in order to circumvent LSE builder and management fees which is allowable per LSE's binding contract only with written consent of LSE personnel which you did not ask for or procure(see attached *** cabinet invoice)And lastly, while LSE does everything we can to be an advocate for our clients, we do not tolerate being spoken to in disrespectful tones and explicative languageWe have never been faced with such a threat that a homeowner would do everything in his or her power to ensure that we fail inspections. It is for these reasons we collectively decided this would not be a healthy environment for our companyYour negative review online nor your constant defamation of LSE to its' colleagues are not what caused us to invoke our rights, contrary to your beliefsWe responded constructively to your review and posted it publicly and our colleagues, with whom you have spoken to, have also spoken to us and as well, they continue to do business with LSE regularlyWe noticed in your Revdex.com complaint that you state that we have not moved the project along at allIn our opinion, we have done everything we can do but you are mysteriously standing in the way of your own project's progressAs far as "pressuring you" in order to keep your money, we respectfully disagreeWe did only practical, necessary work on your project, all of which was included in the estimate that you agreed to (see attached)Losing money by invoking our termination rights only applies to damages (=$4500) which we are not seeking. Sadly, we decided that we cannot make this project work in terms of stakeholder management and we respectfully disagree with your accusation of any lying or unethical behaviorWe have reviewed the entire project with dollars spent, the contractual language and prices based on the estimation that was provided to you and we stand firm on our positionWe hope you can complete your project to your satisfaction. Sincerely,LSE Builders Group

Complaint: ***
I am rejecting this response because:*** *** continues to be deceitful, and I hope that the mediator can talk some sense into him *** *** took advantage of us in a vulnerable situation - we were without a home for months, and he swooped in like a vulture, took advantage of our trust, took as much money as he could in as short a time as possible, delayed our reconstruction by a month, and walked off with our money. We were left having to find a new contractor while at the same time having to pay $for a lawyer to try to get back our money from himThe stress & damage he has caused is beyond words We were lucky enough to have found new contractors which are true professionals - they build according to code, they take the time to make sure things are done right, and they dedicate themselves to the job to make sure it's the best it can be In the days since we hired the new contractors, we are further along than *** *** had gotten us weeks in.In no way, shape, or form do I accept *** ***'s response here as a resolution, and I hope that future customers are able to read about my experience about how *** *** had only his best interests in mind, so that they can avoid the pain my family and I had to go (and are going) through
Sincerely,
*** ***

Good Afternoon,We will certainly do our best to respond to all of this new information; please excuse our surprise as this former customer never brought up the majority of these new complaints before and we certainly did hear from this former customer many, many timesWe always go above and beyond for our customers so whether this is a former customer or not, we will respond to these new complaints as best as we can. It is important to note that both the former customer and LSE Builders Group have agreed to go to mediation regarding the former client's issues so while we value this process via the Revdex.com, we are unsure if we can resolve it hereWe do see mediation as us approaching "middle ground". First, we stand by our previous statement that we have been nothing but transparent and truthful in our entire dealings with this former customerWe respectfully disagree with his insults and accusations of lies and deceitWe provided all of our documentation to him on a shared google drive, hiding nothing and some documents here on the Revdex.comIn two separate responses, he provided none. We absolutely stand by our contract and we disagree with the client's claims of any breach of contractAll of the contract claims here are but we feel the specifics would best be addressed in mediation. It is clear the former customer does not understand ,or is unwilling to understand, our requirements with the cityWhether or not we got an over the counter permit, it is still the city and/ or county's decision to grant it, not a general contractor'sWe assumed the former customer wanted his permit faster as his frustration reached huge proportions. It is clear he also does not understand change order requirementsIf something was not done, an update will suffice because there is no new work being done to require a change order. The former customer is still maintaining we terminated our contract because he asked us to do something differently with his insulation and wrote us a negative reviewAs we stated before, this is not whyLSE Builders Group did not think it was a healthy relationship and we felt that the former customer was unreasonably interfering with the project's progress and success due to the many threats we received including an email, which we have a copy of, where the former customer said he would make sure we fail all of our inspectionsThis alone (although there were many more inappropriate behaviors involved) puts LSE Builders Group well within our termination rightsWe certainly do not enjoy invoking these rights but to be sure we did not enter into business without a solid understanding of our contractWith all due respect, we do not want to cause anyone stress but we believe it is an unfair characterization to say we walked away because of the former customer's insulation needs and we feel he is not taking ownership for the behavior leading up to what we saw as the only healthy resolution for our company. We stand by our electrical work and our electrician, whom the former customer contacted and can attest the electrician has been paid in full by LSE Builders Group. We would never lie about our superintendent's hours and we have his time sheet from that period of course. Regarding the cabinets and architectural designs, we feel we have provided the necessary documents to refute the former customer's new claims in our previous responseWe do not see any documentation from him regarding his position on the cabinetsTo be clear, there were absolutely architectural drawings made which we, the former customer, and the architect have copies of. Regarding the drywall and remaining monetary complaints from the former customer, we think these should be addressed in mediation. We thank the Revdex.com for the opportunity to be fairly heard. Sincerely,LSE Builders Group
