Been with Lubin Property for a minute after the home my family live in was taken over by their company. Ms Erica is very helpful and understanding. Been having a lot of problems on my end which caused me to get behind on the rent. They didn’t try to put my family out . I love Lubin Property Management and the owner of the home for giving my family time to get things together have not had any issues with the home but the one time I did the maintenance man came right out and fixed it . Lease a house that the air conditioning went out of 5 days ago and I cannot get my leasing company to get it repaired.My air conditioning went out on Thursday the 22nd. I called my leasing company that day and reported it. I have called all four days and keep being told it is going to be fixed the next day. I finally was told they would be in on the 26th between 8 and 12 but then was called back saying they couldn't be in until the 27th between 11 and 3. Every time I have called in a repair it has never been fixed through this leasing company. I have paid insanely high rent for two years on time and cannot get the courtesy of having anything fixed when requested going through LPM.Desired SettlementFix my AC!!!!

Return of my rental deposit of $900.00, leased property with the company for the past 3 y[redacted]s.The property was left in clean excellent condition. I moved out of one there property located at [redacted] Cove, 38117. I had lived at the property for the past 3yrs, paid my rent on time every month. Gave them 60 days notice in April that I would be moving, left the property in excellent condition. I have photo proof of the condition the property was left in, did the final walk through with (Mr. Rick B[redacted]) an agent with the company. Turned in the key on 6/1/15, the walk through was done on 6/3/15 I have a $900. deposit that they are trying not to return to me. Over the course of the 3 y[redacted]s there had been so many maintenance issue. Roof leak, main water line under the house was busted, it took 2 month for repairs. Pluming issue inside, mold issue, HVAC system issue...etc. I could go on and on but the one thing I did was always pay my rent on time. Worked with them on maintenance issue, the reason I stay so long was because of the location. My daughter was a student a Overton High and I felt safe, I thought I had a good relationship with them. After the walk through with Mr. B[redacted] "he said he would turn in his report" that everything looked great. I told him that I had notice that there was a hole over the from door were squirrels were getting in the attic. He said he would make a note of that days went by I had not h[redacted]d from them, called the office. Spoke with the owner (Mr. Ryan L[redacted]) he stated to me that the had 30 day to return the deposit.Then I received a call from a working with a very nasty attitude,say the house was infested with fleas. I disagreed with this issue I contacted the pest control company that they use (Lewis Pest Control). Although I have a dog my dog he has never had fleas, my dog is regularly groomed and his record show no fleas. I asked the Tech if he know squirrels can carry fleas he stated that he didn't know. On July 2, 2015 I went into there office to request my deposit be return. I stated that I had never received anything in writing of this issue. The woman that I spoke with told me she did handle that. I stated to her that they were in violation of my tenant rights. On July 27, 2015 I sent a certified letter to them outlining these issues. As of today I still have not h[redacted]d from them or received my deposit back. They will not return my call anymore.At this point in time I will be filing a complaint Better Business, this company represent slumlords activities. Please help!! Business Response Resident was told she was not getting her deposit back due to treating a flea infestation she was responsible for as well as the lost rent due to an actual resident having to delay moving in due to the same mentioned flea infestation. I didn't receive anything from them stating that my deposit would not be refunded. No invoice from the extermination company showing the cost for the infestation. How is it my responsibility for the new tenant move in delay. I move out and returned the key on 6/1, did the walk thru on 6/3 so how is it that they rented the place before the 6/3. I had lived there for 3 years they were not going to paint and do get ready for the new tenant. So how could I delay the move in, did they show the property on the day I returned the key???? If this was so that means the property was in good clean condition. I can maybe see the cost of the extermination being deducted from the deposit with an invoice of cost. I feel that Lubin is very unprofessional in dealing with there tenants. There only concern is getting there rent. Not provided quality service in there maintenance of there properties. The air conditioning unit went out on the property I rent from them and I would like to reimbursed for having to rent an air conditioner. The central h/ac unit went out on July 17, 2015, I caLled and reported the issue to maintenance and the office, I did not get an response as to when the unit would be fixed. I had to rent an air conditioner from rent a center and I would like to be reimbursed for $42.19. The h/ac unit was not fixed until July 21, 2015.I have the receipt showing the costs of renting the air conditioner. The $42.19 Can be deducted from my rent amount. Terrible termite infestation in my home, Bathroom is in horrible conditionI have been trying to contact Lubin Property Management for approximately 10 days, with no luck. I moved in my home in September 2014. The home was shown to me in the dark, so I didn't notice any of the problems the home had. Several of the floors in the home are weak due to water damage. The bathroom floor is puckered up from the damage, and the tub is rusted and has peeled terribly. I contacted them on several occasions to come and fix the issues, but they never did so I just gave up on that. It's in such bad shape that we are unable to sit down and take a bath. We have to stand on a bath mat and take showers, because we refuse to sit in a tub that looks that bad. Approximately two weeks ago, I noticed bugs around my front door crawling and flying. I come to find out that they're termites. There are millions of them and they have now gotten inside the home. I have made over 200 calls to the Landlords and have not gotten a response yet. They are all in my living room and den. No pest control will even come out and inspect the property because I'm not the homeowner. I've been told that the landlords will have to contact them and get the problem taken care of. I've even tried contacting the owner of the management company, leaving a detailed voicemail about the issue. I have not received a call back from anyone yet. I refuse to live in a home that is infested with termites and I have two small children. When I first moved in, the home was infested with roaches. I got that taken care of myself, but the company is going to have to get rid of these termites ASAP before they take over this house. I need a better environment for babies. This breaks my heart that I've made all of these calls to them and nobody seems concerned.Desired SettlementI wish to terminate this lease and move to a better property that is more suitable and healthier for my children and myself.Business Response We have responded to every call and complaint the resident has made. there have not been 200 calls made to our office as we have 24/7 answering service that answers every call. A tech was there last week and sprayed for termites. There has been one call for termites and as far as the office knows it has been resolved.

THEY ARE NOT FIXING THE ISSUE CONCERNING THIS PROPERTY.THE WOOD AROUND THE HOUSE IS ROTTEN AND FALLING APART. MOOD UNDER THE KITCHEN CABIN ON WALL IN THE BATHROOM, DISHWASHER DON'T WORK. SINCE I REFUSE TO SIGN A LEASE THEY ARE CHARGING AN EXTRA $100.00 FOR MY RENT. We have the items scheduled with service technicians and upon completion, we will waive 1 month of the Month to Month fee if she renew the lease by April 1, 2016. Lubin Property Management refuses to fix my air condition. They have called three times saying they had someone on their way there, but never showed.Lubin refuses to fix my air conditioning. I have tried contacting them but they refuse to return my calls. One of their maintenance men by the name of [redacted] called a week ago and said there was someone on the way to my house. They never showed, never called back, and when you call the office to report this or any other problems, you only get a voice mail. I have a 7 year old child that suffers from asthma. I explained this to them, but it doesn't seem to mean nothing to them. I also have a newborn child there. This is not healthy for them. I had to take my child to the ** last week because of this issue. I have been having this problem with Lubin since they took over the property last year. This is my second complaint.Desired SettlementFix my air or give me all of my money back so I can get out of yall house.Business Response Resident has been called every time she called in and did not return messages to the vendor. She is correct she called 3 times and each time the call was returned and message left. Resident only called the vendor after I called and asked why she had not returned his call. We have 24/7 answering service with live people answering the maintenance lines. If she is getting a voice mail, she isnt calling the correct number. Issue resolved on May 7th to my knowledge. There has not been any calls into maintenance since 4/13 the original call date. Consumer Response (The consumer indicated he/she ACCEPTED the response from the business.)Although my calls were not returned as stated, and you can never get anything but the answering machine when you call, they did come out and fix my air.

My complaint is with lubin property I have made several maintenance requests that have not been completed. I moved into the home 5/9/14, before my move in date the there was gum on the floors throughout the house that was suppose to be removed, wood and dirt on the patio was suppose to be remove before my move in date. I had to clean the gum off the floor myself since this was not done. These things were not done and since moving into the home the roof leaks and the faucet in the bath shower leaks when the faucet is on. The hot water faucet becomes very hot to the touch when trying to turn it off. There is also a refrigerator that came with the home that did not work, I bought a replacement and they have not removed the old refrigerator and I had to place it on the back porch. I have made six service requests for maintenance to come out and resolve this issues. Maintenance have been out and will do one thing and then the service request is closed and I will call again and nothing is ever completed. The leaky roof that is causing the ceiling in the bathroom to fall. The back patio is leaking and causing the two support beams to become damage. There is a snake in the yard where the wood is. I Had to purchase products to put done for the snake, but I would like to get some help getting these issues resolved because I am scared to go in the backyard because of the snake or snakes in the yard. I need to be able to get in the backyard to cut the grass and enjoy my backyard.Desired SettlementI would like to be reimbursed for the snake away product I purchased for $ 17.47 on 6/10/2014 Business Response We will reimburse her the $17.47 with a credit towards her rent.

Refund of Security Deposit I've been a resident of Lubin Property for 8 years and I've decided to move because of more needed space and location of a desire school zone for my son. I put in a 30 day notice on April 1, 2015 and I've yet to received a refund of my deposit as I've phone, left messages, & emailed to no avail. A young lady called me on June 3, 2015 at 2:35(Wednesday) and said that she was going to look into it and see how much of my refund will be return and she took my info such as my new address and other info and yet after to see when will she know if or will I've only got a voice mail as usually. I left the property clean and in good conditions(took pictures) and still to date(June 12, 2015) no response. SadDesired SettlementI only want what the lease I've signed on Jan. 1, 2008 said what I was entitled to once I've vacated the property on good terms.Business Response I appreciate the condition that the resident left the property in but as you can imagine there is a lot more than wear and tear over that time period. That along with the fact the deposit was only $250.00 it isnt hard to figure there were items that were not covered under wear and tear. In the company reply they also contradict its own self and stated that I've too left the property in good condition. I've checked the status of the property after I've moved it was still a $250.00 deposit for the new resident as well, so with that said 8ys later(would they required the new resident more deposit money to recoup repairs in the day and time fees. I've never said any negative things of this company and the only reason for my leaving is the location there would've sent my son to a not desirable school, other than that reason I probable would still be a resident there. Since a month after I moved in on 07/2014 I have been having mice issues and repair issues while living in this house.I've sealed up holes with foam and put down arsenic throughout my whole house and even around the outside of the house because maintenance said it's my problem. They never came to spray my house when I complained about spiders and snails in my home because they don't care. On July 17, 2015 my house was broken into by my neighbors. They broke out my son's window and stole all of his electronic game systems, games, and two flat screen tvs. I made a complaint about that and my broken window and it took them a week to come out to board up my window but not replace the window itself. The lady told me she had to make sure it wasn't my doing cause they don't fix windows if it was my doing. I gave the lady my report number. Here it August 21, 2015 and the maintenance is coming out to measure my window in order to replace my window. Here it is on August 19, 2015 I come home to a dead mouse on my kitchen floor and a live mouse running away from the dead mouse and I called to get maintenance out here to spray and to get up the dead mouse and the lady said it's not their problem. I've being having mouse issues since I moved in in 07/2014 and a year later I'm still having mouse issues and repair issues because Lubin Property have sorry people working for them and they're too lazy to fix things around my house. Also another issue is my son's ceiling is leaking with the ceiling falling apart. A maintenance came out to fix it and it's still leaking. After that I called twice to make a complaint and get a ticket number about the ceiling and my window and I also went up there 3 times and nothing has been resolved and I'm tired!!! It's just me and my 11 year old son and I'm on disability with back problems and surgery on my back. I have arthritis in my right knee as well as I've had surgery on it and high blood pressure and I'm tired of dealing with these people cause all they are doing is stressing me out and I'm about to just give up and let this house go if I don't get and resolutions!! How can they be accountable for some of my water bill because it took them two months to come out and stop the leak? What can I do? I've called the Renters Right through MLGW twice and I still haven't heard anything back from them. They don't want to let me out of my lease but they don't want to fix anything as well. I'm going to also go complain to Memphis Housing Authority because my house is through Section 8.Business Response [redacted] had actually told us that she was going to move because of the window situation, and we told her that she couldn't move as that would jeopardize her housing voucher. Our vendor tried on numerous occasions to repair the window and she always had a situation, doctor's appts, and she would not call him back in order for him to come and repair it. She finally decided about two weeks ago to call Russell back and let him repair the window. The water bill, as that sounds ludicrous, that she got a high water bill because her neighbor had a leak, she would need to take that up with MLG&W. And, as for the issue with her son's ceiling this is my first knowledge of that. I was told on yesterday that I had an appointment from 11-11:30am for the exterminator to come out. After 11:30am I called the office to let the lady know that no one has showed and she told me he will be here by 12pm. About 5mins later the guy who was suppose to come out called me to cancel my appointment. He lied and said he came by at 10am but never called me to let him know he was outside so he claimed he serviced the wrong house even after knowing that he was speaking with my neighbors. So instead of calling my phone he left. This is the bull [redacted] that I keep dealing with while renting from Lubin Property. He told his manager something different and for her to reschedule me like it's not an inconvenience to me. Again they're lazy and don't want to work. That's all they do is make excuses for everything. I will be so happy when my lease is up because in April I will be looking for somewhere else to stay. I WILL NOT BE RENEWING MY LEASE WITH THEM!!! They don't put their tenants needs first as a priority. Just because I get a voucher and assistance don't mean you can treat me any kind of way. I graduated high school been working since I was 16 and raised 2 kids. I have college credits and joined the Navy in which I am a Veteran now. I got injured while in the Navy in which I am now disabled and can't work is why I'm on assistance so the people at Lubin Property need to get it together and quit looking down on people with assistance and vouchers and think that everybody who gets assistance don't want to do nothing but collect assistance. I'm one who has book sense and I don't tolerate foolishness because you think I'm one of the ones who don't know nothing and will accept anything. I'm not the one to be played with. I will go above and beyond to get Lubin Property to get off they lazy tails and do what is expected of them as a Property Management company.Final Business Response Update to previous comment: I was able to speak with Ms. [redacted] today and got her updated phone number.
