Lumina

This is an apartment complex, in my situation I had to leave the state to take another job working for the military, it didnt involve orders due to me being a contractor. to leave the apartments I was told to pay $2,000 break of lease fee, 60 days rent ($ 3,400). they took my deposit $250 and my pet deposit $500. Totaling $6,150. The apartment was brand new when we moved in, we lived there almost 9 months and left it very clean with no damage. the company proceeds to bill me for heavy painting, and carpet cleaning (90%) of the house had hardwood floor only the 2 bedrooms were carpeted. one of which we never used and or even let access to, its hard for me to comprehend why they need more money but the company is unwilling to explain charges unless addressed on a public forum (google reviews) they quickly delete my comments due to the fact that I explain to future residents the fees invoked. aside from my complaint I have friends I met at the apartment complex that are in the same situation and their bill is closing in on $ 10,000. I understand this complaint is emotionally motivated due to the high cost of an apartment. its a lot of money. but the biggest complaint I have is the fact that they are relentless with calling me and my girlfriend who was on the lease with me. they are even going as far as to call the people she placed as references on her application and telling them personal information regarding my finances to them, while these are people I know they are not people I want knowing my business. its verging on the edge of harassment. this place has me on the verge or bankruptcy.

On or around Sunday, January 5, 2020 I lost my detached garage remote control. I have reported the loss of the garage remote to the main office, Lumina at Spanish Springs. I was told I will be charged $50 fee for loosing the remote and additional charge of approx. $150 maintenance fee as the garage had to be damaged to be opened.

While on the phone with Lumina at Spanish Springs guest services representative I expressed my disappointment in being charged $150 maintenance fee assessed to fix their own garage door/property. I stated they should have secondary remotes to resident garages in case a resident looses a garage remote, which they do not. Moreover, Lumina at Spanish Springs failed to install locks on garage door which allow the doors to be released and easily opened.

Employees sent me an e-mail instructing me to sign and authorize the work order to the garage. I did sign and authorize the work order because my car was parked inside the garage and I would be unable to retrieve it for an indefinite time frame. It should be noted, because I was unable to use my car I had to take an Uber to get to work and my wife had to drive me to work the following day. The work order took approx. 2 days to complete.

I did loose the garage remote and I am more than willing to pay for it. In my opinion it is not fair for me to be assessed a $150 charge so that Lumina can fix their own property. After all they should have installed the locks on garage doors as a preventive measure prior to releasing garages to residents or simply have a spare remote. After all, they do have spare keys to residents' apartments.

It should be noted on or around January 8, 2020, residents received letters informing us Lumina will be installing locks on each detached garage door. I can provide this letter upon request.
Residents were instructed to turn in the garage remotes to the office. Additional e-mail was sent to residents stating if remotes were not turned in by deadline, office will assess $150 fee.
