This is the absolute worst place to live. Two years of rudeness in the office. Rent going up without warning and consistently. Rental assistance not paid by apartment complex and no info to give. Office staff yelled at me on the phone and spoke to me like a child and continued eviction threats. And no answers to where our money went. Three months of waiting for a check they claimed to never receive. But real quick to evict. This place is shady and full of inexperienced staff that only come around when rent is late. ABSOLUTELY THE WORST PLACE TO LIVE. They get no stars from me.

They will charge you all kinds of extras to pay
The property I love in is ridiculous with there extra charges for water and sewage. I have been complaining about water heater not working. Till this day I can only take a 5 minute shower before hit water turns completely cold. My water and sewage at first started about $20 and now I am paying $50 to $60. Rent is $860 but the also charge $15 for trash, $3 for pest control and $10 for renters insurance that will not cover any of my belongings. The price you pay for this place you might as well get a house. Why pay renters insurance if it does not cover my belongings. After everything I pay from there charges, my bill comes out to about $930 a month. They make more profit while tenants pay for everything. Nothing seams to get fixed and we are forever delayed on repairs. Greed is the subject. This is why they don't seam to be able to retain their clients. The Hudson apartments. Stay away unless you don't mind paying more then you should.

Estates at Avenstar Property in Houston, TX
Looking on their website they claim to promise comfort and convenience, both of which I have not seen or experienced since moving in September of 2020. I signed my lease from out of state and came to an apartment with no electricity whatsoever, so I couldn't even stay in the apartment for a month with several issues because of a previous tenant. Work orders are constantly put in and it takes days for someone to fix issues. I had water leaking from the ceiling that took two days to repair. Not only that maintenance kept using items that were my property to repair issues! My last straw currently is the fact that my A/C has not worked in two days (which I would consider to be an emergency maintenance call). Several work orders were put in and I have called the office for days without someone even picking up the phone, very unprofessional. I have small children with asthma this is EXTREMELY unacceptable. For the amount of apartments here on the property maintenance is rarely seen for resident issues, only doing the work of the office. My family has had to sit OUTSIDE to cool off because the apartment has been ridiculously hot. Coming from another state I am highly disgusted at the disorganization of management yet they work day and night to upgrade the office and clubhouse but can't handle simple matters of the residents.

They don't want to spend money to improve their apartments
For months now, toilet paper, water, and feces has been leaking out of a hole in the sidewalk between Buildings 1 & 2 of the Alpine Creek Apartments in Tyler, TX. This is also the area close to the playground. We have filed complaints (and so have neighbors many times) over and over. I do not believe it is the local management's fault. I point the finger at Lurin Property Management. The plumbing system is very, very old.
Our windows are black all around inside; our bathtubs need new surfacing--or we need new bathtubs. I have lived overseas in several countries that would be considered "3rd world," and this rates these apartments. Shame on the owners!

Poor management of property in Alpine Creek Apartments in Tyler, TX. Been living there for over 6 months now and during that time the AC has broken down several times with a temporary fix of a handful of days and a couples of weeks go by before any kind of "fix". Water is turned off without any kind of notice for more than half of the day, a few times a month. It's either no hot water or no water at all. Mice, roaches, and spiders in all apartments. Management is just there to look pretty cause they don't do anything and just say everything will be taken care of immediately but they really mean in days or maybe even weeks, sometimes months if at all. Dishwasher doesn't even work. They only care about the residents when it's time to pay the rent, and that's only to make sure they're getting their money. So much for "luxury apartments". It's just a sad excuse of an apartment. Moving out ASAP.

Luton has taken over Gulfstream Isles in Fort Myers FL and since taking over the property, it's been a nightmare. We had a water hazard issue that was notified to the tenants living in my building. They said the issue would be cleared once a biological water survey showed the drinking water was clean. 3 weeks had passed without water and there was no response as to if the issue had been fixed. The company and phone number that was put onto our water notice was not even the correct company that had done the job originally. When I called for an update, they said they had never worked on that apartment complex.

To cut to the point; I had spoken to staff here at Gulfstream who had responded very rudely (every interaction with staff has been this way) and brushed off a quick response telling me "the problem was fixed". They couldn't tell me any other information about my drinking water or if the survey had actually been complete and by what company it was done through...

The staff here in general is lazy, rude, and doesn't do much of anything to remedy any issues or concerns that we have about our apartment.

Moved in 12/28/18 and 1/4/19 I'm being forced to either move to a new unit or cancel my lease due to plumbing issues and management is unprofessional.

I hope you've had a wonderful holiday and a happy start to your new year. I wish I did but unfortunately, one of the properties you manage has made it a living nightmare. Everything I'm about to tell you I've told the management here at Palmetto Creek townhomes in Charleston, SC, I'll try and keep it short. I moved in 12/28/19, turned my key ran to the bathroom just to see *** all over my toilet and muddy floors. Clean the toilet just to find out the toilet would not flush the tissue. That same night(my first night) the A/C broke, waking me out of my sleep in sweat. The next day I noticed when I flush the toilet, turn the shower on, use the sink.. I can only use one at a time, due to a lack of water pressure. And the water does not get hot, so I've been taking warm showers daily. Now the plumbers came and decided this apartment is unfit and has to be repiped. Palmetto Creek gave me two choices, 1 move to a new unit or 2 cancel my lease. I asked what would I be compensated for this nightmare and they said 100$ after a long dispute.. I do not feel this is adequate enough for my suffering and lack of a home that I was given to live in this past week. They showed me the new unit and it seems a bit smaller, I took measurements of my current one and will see tomorrow if they match up. Long story short, I'm considering cancelling my lease. But a fair compensation for my troubles of having to move and deal with this would be in my mind a fair and reasonable consideration for me to stay..The management team here has been very rude and they even gave me the wrong email address which is why I had to google and find this one, I hope it gets to the right people. I've already sent an email to my lawyer just to get his oppinion on the matter but I hope if I do cancel my lease, I would be refunded my whole deposit. I am seeking a fair compensation for being moved into a uninhabitable apartment and then being asked to move to a new unit, with no assistance provided.

Hello, I would just like to update you, Lurin Capitol gave me the option of opting out of my lease. After the emotional distress caused by their unprofessional behavior, I felt this was the better option for me to go and find a new home. So I no longer am looking for any compensation other than my deposit back which they said would be returned.. not in full tho.. They want me to pay a pro rate for the days in January I spent.. But Thank you Revdex.com.

I have had billing issues with Lurin Properties since June 2018. The company's property where I live, The Valora at Homewood Apartments has had very poor communication, customer service, and billing issues with me for the last four months. I have attempted to resolve issues with the leasing office, where I get no response, so I contact Lurin Property directly. There is always miscommunication between both offices, which leads to inconvenience on tenants such as me. Since June I have had an inconsistent billing with water, which is usually paid with rent every month. Lurin Property, because of their mistake of not sending out bills or showing a bill online, makes it very inconvenient and in June did not have a water bill for me to pay. Then July, they stated that there will be a bill since they have a new water bill company and that August will be on time and able to view. August there was no water bill and I contacted both offices complaining that I do not want to pay two water bills like I did the previous month because of their mistake. August bill was created after the first. I paid it included with my rent. After notifying Lurin again of their inconsistency and poor communication service to tenants, the associate , I inquired about rental increase of next signing. Craig advised me of fees, upgrades, and a few changes in the property. After thought I stated my lease isn't up until September 2018 ( next month). He advised me to make sure I go sign it again before September to avoid any prorated amounts and also advised me of my free rent included in the month of September. I made sure he repeated himself and advised him I will do that. I renewed my lease with an associate in the leasing office on August 14, 2018. The associate advised me also and agreed that yes only water bill is due and free rent for the month of September 2018. I come home today, 9-11-18 and see a Notice of Rental Agreement Noncompliance letter stating that I owe $430.00 by seven days or lease termination.

Desired Outcome

Billing Adjustment I would like this bill to be adjusted. I owe no rent fees for the month of September as signed and agreed. I also would like for all parties involved in this issue ( leasing associates, accountant, and Lurin Property) to be contacted and reprimanded for poor management as well as miscommunication. This brings me anger as well as worry in my own home. I have to stay on top of this company about my own well doings. This is ridiculous and should not happen to tenants who pay rent every month.
