M&M Private Lending is trying to inflate payoff fees, incl. double charges on late fees, prepayment fees, previously non disclosed document fees etc.
Their payoff document now disclosed fees in excess of $2,000 next to pre-payment penalties in excess of $14,000.
I tried to resolve this case amicable but they are not willing to compromise and instead increase fees every time.
I need assistance and like to file a complaint.

Billing Adjustment Suggested adjustment for a resolution is to keep old payoff amount from 5/3 or adjust the 5/9 statement which has an increase of $600 to previuos: $489,50 (late fee for jan) + $250 (NSF fee on addition to late fee), SOM fees $168.50 agreeable - payoff amount: $566,957.39

The private lender references that they follow disclosures, but the applied fees are not disclosed:
disputed items:
1.) $489.50 Jan 9 late fee for 12/18 payment, posted on 1/2 and applied on 1/9
> even 1/9 does not warrant a late fee as the coupon says after receipt past 1/9 late fees are applied - disputed
2.) $250 NSF fee, undisclosed & disputed
3.) $168.50 SOM fees undisclosed & disputed
last comment: The request for earlier payback of the loan on 5/21 was also matched with new late fees of $489.50 and a new statement fee of $100 although I requested the payoff amount be valid for 30 days.
