We apologize for the delay in responding to this Complaint. The notice received today 1/13/is the first time we have seen the Complaint. This could be the result of problems with receipt of emails in our office during the week of 1/2-1/6/In response to Complaint ID#***, the
customer did report to our office concern over the smell of what he believed to be illegal drugs filtering into his apartment and each time, the owner of our company personally contacted the tenant in the apartment below the customer to discuss this matter in attempts to resolve it. We do not dispute the customer’s report of complaints or that the property was left in good condition upon his move. However, he did break his lease term and as indicated in his lease, the security deposit is only refundable if all terms of the lease are fulfilledIn an effort to resolve this matter amicably, we have discussed this complaint with the owner of the property and have been granted authorization to refund the customer’s security deposit. However, there is dispute over the amount of the deposit paid. Our records indicate that a security deposit was paid in the amount of $(see attachments) not $450. Therefore, we can refund $to the customer and will mail the payment to him next week if all parties are in agreement

In response to complaint ID#[redacted], we provide the following information.  [redacted] called our office on Thursday, January 5th with regard to her heat not working.  Our HVAC tech responded on the same day (January 5th) and found the thermostat in the OFF position.  He proceeded...

to inspect the unit and found nothing wrong with the electric furnace.  Ms. [redacted] was concerned that she has to run the unit on the emergency heat setting and her power bill will be high.  The unit provided is an electric cooling unit with an electric furnace, not a heat pump.  The current thermostat is designed for a heat pump system and in order to activate the electric furnace, the switch has to be turned to the emergency heat setting.  The tenant also inquired if we had received calls in regard to high power bills from the previous tenants and we did not.  Prior to the tenant moving in, she was encouraged to contact [redacted] in order to get an estimate of an average bill.  The owner has agreed to change the unit over to a traditional heat pump system in an effort to resolve this issue and make the heating system more affordable for her.If any additional information is needed, please let us know. Thank you,Chase E.
