I have corresponded with Mr*** in reply to his e-mails on 12/16/and 1/19/Mr*** states that no action was taken to response to his emails which is patently not true. A move out inspection was done on the home Mr*** rented at *** *** *** from 4/1/to
11/18/after he vacatedThis inspection was done on 11/18/ It was noted that some cleaning was necessary & that molly bolts needed to be removed from the wall in the front bedroom & the wall patched.The cleaning person was instructed to clean the filter under the microwave, dust the drapes, clean the wall vent & remove the hard water stains from the shower door in the master bedroomNone of these items were noted on the move in condition report signed by Mr***Our cleaning person charges $per hour with a hour minimumMr*** was charged $for her services.The maintenance person was sent to remove the the molly bolts in the front bedroomMr*** denied that he installed those bolts until I informed him that we had photos from before he moved in and after he moved out-- they were not there until he moved outHe then admitted that he in fact installed the boltsTwo slats were broken on the downstairs blinds when Mr*** moved inThe maintenance person replaced them as there were replacements in the house that he just installed. The maintenance person has a one hour minimum of $per hour plus taxMr*** was charged that amount--$We would not have sent the maintenance person to replace the slats but the bolts had to be removed so he was sent.It was also discoved that one of the outdoor sprinkler heads was broken but Mr*** was not charged for that.Please let me know that you have received this answer & if you need any further information.Respectfully,Maria T***, RMPM-T MANAGEMENT INC.509-922-

I am rejecting this response because: I initially contact M-T Management on November 28, about disputing the charges that were possibly being assessed. I did not receive a response until I emailed a second time on December 10, 2016, at which time I received a response from Judy on December 12, 2016. Judy passed my file off to MsT*** at that time. I did not hear from MsT*** until December 16, 2016. MsT*** responded to my emails, but never responded to my demand letter, which was sent certified mail. ** *** signed for the demand letter on January 3, 2017. The demand letter is what I was referring to in my initial complaint. I emailed on January 19, asking if MsT*** was going to respond and she stated, “I do not plan to take any further action”. When I received my copy of the invoice and move-out inspection on December 10, 2016, is when I noticed the statement “fasteners left near arch top window”. The anchors that MsT*** is referring too are plastic drywall anchors and not molly bolts or hook fasteners, as they have been referenced previously. I never actually admitted or denied to installing the anchors. MsT*** informed me of the photos the first time on December 16, and again January 19, 2017. She also stated in the January 19, correspondence that the maintenance person had “removed the fasteners in the wall to the left of the arched window”, which finally clearly identified the location of the anchors. The invoice from the maintenance person stated “Remove hook fasteners from arch of front window”. The confusion was not clarified until January 19, when I received MsT***’s last correspondence. I was only trying to figure out what Judy, the maintenance person, and MsT*** were referencing since these anchors have been referenced as several different things and in different locations during our correspondence. Had the location been explained a little more clearly and called them what they are, plastic drywall anchors, then I would have known what they were referring too. Again there was nothing on the move-out checklist that indicated that any wall anchors, nails, etcthat needed to be removed prior to vacating the house. If you reference my moinspection you will see that we annotated, nails in several rooms and wall anchors in one of the bathrooms, yet they were not removed before I moved in. I am not sure exactly what the urgency for removing the plastic anchors are; and had it been on the move-out checklist I would have removed the anchors from the wall. The maintenance person replaced the slats, that are annotated on our moinspection, checked lights and smoke detectors while they were at the home, which is another item that I paid for, yet should not have been charged. MsT*** statement that “None of these items were noted on the move in condition report signed by Mr***”, is completely incorrect. Please do not attempt to call me a liar as you did with this statement and your previous statement about responding to emails. Please reference the documents I have uploaded that clearly show that there was “glass door calcium build up” in the master bathroom and “basement slider missing slats, cracked”. There are no drapes in the house only blinds. If we use correct terms there is no confusion as to what is being referenced. The blinds in the living room were pulled up to the top of the window for two and a half years and cleaned before we left. The vents were cleaned prior to our departure as well. I used the furnished checklist to clean the house. If it wasn’t on the list it most likely didn’t get as much attention. The sprinkler head was not mentioned until December 16, 2016. This was almost a month after we vacated the premises. In good faith I left several sprinkler head parts from my previous residence so that the next tenant or the management company could use them in the future. I adjusted sprinkler heads, so that they weren’t pointing at the neighbors house, installed sprinkler heads that were not covering the intended area, fixed a hole in the drywall that was annotated on our moinspection, fixed the door handle on the upstairs sliding glass door, and the yard was in much better condition that when I moved into the home. I would ask why these items where not fixed prior to my renting of the home?

Review: We did not receive but $128 of our deposit back which we felt many of the charges were wrongly applied. They charged us $105 dollars for cleaning which 3 family members and I spent around 8 hours cleaning this unit. They charged us $279.23 for repairs and 86.91 for an appliance repair. They charged us for repairs in the screens when they were all intact when we left. Charged us for the blinds being broken in the front room which had been for several months before we moved out which I complained about but no one came to fix and before moving out went to the office and was told that I would not be charged for this. Then we got charged 86.00 for leaking in the refrigerator, which we did not cause because it had leaked from when we moved in. It was fixed but started again, we did not know until we moved out. I originally sent a letter to them in regards to the first letter they sent stating that they were going to be charging us for certain things, but never heard a reply just a bill and a check with the remaining deposit. At the time we moved in the washer hook-ups leaked water into the walls where the hookups where. We found mold in the closet behind the hook-ups and under the sink. All they did was come in and paint over the mold. My child was sick when we were there, in which I had talked to the pediatrician about and she stated that it could be caused by the previous tenants having cats which you could tell cause whenever the house would be humid you could smell cat pee, because the floors where not treated correctly. Since we have moved out our child's congestion has cleared up tremendously.Desired Settlement: Getting our deposit back for the items that we were wrongly charged for.

I am in receipt of your letter dated September 4, 2013 & will address the issues. I am also attaching copies of the deposit disposition for your information.

1) The cleaning person was sent out to do some cleaning. She has a minimum charge of 3 hours/$ 105.00.

2) The maintenance person was sent to do repairs on screens which were indicated to be in good condition on the tenant's move-in report, replacing burned out light bulbs, replacing missing wand on the blind, replacing the closet door knob, which was indicated to be in good condition on the move in report.

3) The refrigerator was repaired when the tenants moved in. A few days before they moved out they reported that it was leaking. The repair person found debris blocking the drain. Once the debris was removed, it stopped leaking. I will reverse the charge of $86.91 and send a check to the tenant as this problem happened before.

4) See #2 above.

5) The move in report states that the blinds were in good condition.

6) The walls were checked and sealed. There was never any report of moisture or odor problems.

Dear M-T Management,

I recently received your letter in regards to my claim through the Revdex.com. I am writing you today to let you know that we are still unsatisfied with the claims brought upon us.

The cleaning was a minimum of $105 dollars for 3 hours. Before leaving the unit, I enlisted the help of 4 family members to clean the unit from top to bottom. I personally was 6 months pregnant and was down on my hands and knees cleaning the unit. We left the unit in excellent condition. Even removing items such as pot/pan and old picture from the previous tenants. When you sent the first reply in regards to the standing of our deposit you noted that the cleaning was due to the cupboards not being wiped down which I personally did.

The repairs we got charged for replacement of screens, broken blinds in the living room, torn screen material on the slider screen in living room, replacement of the double light cover in the garage, and replacement of closet door knob in bedroom. When we moved in all the screens where in the garage we did not touch/move them the whole time we resigned in the unit so we should not be charged for replacement. The broken blinds in the living room, I contacted you about 4 months prior to moving out to let you know they were broke, I was told that someone was going to come fix them. Also, when giving you are notice of intent to move out I informed the man at the front desk about this problem and was informed by him that we would not get charged, same with when the women that showed us our house originally came in while we were cleaning to bring a plug so that the washer hookups wouldn’t leak she also stated that blinds we would not be charged for. The slider screen was not torn when we left the unit. The double light cover in the garage and the missing door knob in bedroom was noted when we first did our walk through we were under the impression that the women doing the walk through with us was noting these items for us.

We feel that the above claims were wrongfully charged to us. Thank you for your time.
