Dear Ms***;As Agent for and on behalf of MACARTHUR VILLAGE HOMEOWNERS ASSOCIATION, I write to you, on behalf of our Community and in response to the letter dated 9/10/and received 9/17/15.Please be advised that the customer's statement of the problem is not accurateThe Customer rents a privately owned condominium unit within MacArthur Village Homeowners AssociationThe Association has rules that have been adopted for the benefit of the entire Community (copy of parking rules pages 15-attached).As such, residents are required to properly register when moving into the Community and comply/abide by all association rules and regulationsThe customer is aware of the Association’s rules and has signed an acknowledgment letter on 2/14/agreeing to abide by ALL rules of the Community (a blank copy of the acknowledgment letter without the customer's information is attached).In regards to parking vehicles at MacArthur Village, there are two types of permits/passes (resident and guest)Residents after properly registering with the Association office receive electronic parking permit stickers which Association affixes to their vehicles and guests receive guest passes from the onsite security guard station when entering the CommunityIn order for residents to obtain their parking sticker, they are required to complete a registration packet, which includes (copy of renewal letter to all residents attached):• Resident information form Owner’s information & authorization form Proof of residency– mortgage/deed info by owner or lease by tenants Copy of photo ID Copy of current vehicle registrations — registered to the Community address Parking Information & Rules acknowledgment formThe customer/tenant is not compliant in properly registering his then girlfriend’s (now wife's) vehicleTo date the tenant/owner has not submitted an owner authorization form or updated lease, in order to complete the registration of another tenant and their vehicleTherefore, customer’s statement #of being registered as a resident is erroneous.1st Because a valid permit sticker was not eligible in this case, the tenant obtained guest permits and exceeded their 30-day per year allowance for their guest (rules page paragraph 5), resulting in the guard’s enforcement of no entry due to exceeding the guest limitTherefore customer’s statement #is also erroneousThe office and guard staff are being compliant in equally enforcing the Community rules amongst all residents.The customer/resident and his now wife/guest have been difficult and defiant in their willingness to comply with the Association’s rules and regulationsTheir behavior has been witnessed by Association staff and Community volunteers on the 8/30/NEW parking transponder distribution day (copy of distribution and transponder information attached).Should the customer/resident/new tenant wish to receive parking permit for the Community, they only need to complete the necessary registration paperwork and submit it to the onsite office for processing.We appreciate your time and efforts in reviewing all of our Community rules and procedures relating to parking and permit/pass distributionShould you or the customer have any questions,the onsite office is available to answer the questions and assist in parking permit distribution when the registration paperwork is complete.Sincerely, [redacted] , CMCA Community Property Manager On Behalf of the Board of DirectorsCC: Board of Directors
