Mr [redacted] is a new tenant at one of the properties we manage for an owner.We received a phone call on our after hours Emergency phone line on 8/17/at about 7:30am Our Service Manager spoke to the tenant and learned that the septic was failing and sewage was backing up into one of the bathtubs The tenant was advised to submit the maintenance issue through their online account as we require written maintenance notices so there is a trail of the work order The tenant was also told that in the meantime we would be contacting the owner and contacting a vendor to go and assess the situation right away.I have attached a copy of our maintenance log for this issue for your review You will be able to see that the request came in on the 17th of August and the repairs were completed on the 18th I believe the situation was handled as quickly as possible and does not warrant a review in this nature We do not have record of Mr [redacted] contacting us prior to morning of August 17th We first learned about the situation on the morning of August 17th The tenant also states that we did not answer the his phone calls but that is not true, he was contact by us and was also contacted by vendors to make sure someone would be home when they got there so they could access the inside of the property The owner was contacted on the morning of the 17th and he advised us that he would be sending his vendor that same day The owner then contacted us at 4pm on the 17th stating his vendor could not get there and asked if we could find another vendor to go We contacted vendors to see who could get there quicker Curtis D [redacted] was scheduled to go out to the property on 8/18/and they determined that the Grinder Pump needed to be replaced.The owner then sent his vendor to make the repair and it was completed late in the afternoon on the 18th It turned out that a new pump was not needed but a rag was jammed in the pump and caused a wire failure.It should also be noted that the vendor who made the final repair noted that there was a rag type item found jammed in the pump causing it to fail Our lease states that only toilet paper should be flushed down the toilets to avoid clogging and/or back up I attached a copy of the lease addendum page that states this with tenant signature for your reference Also attached is pictures from the Vendor of the items pulled out of the pump and the invoice Since Mr [redacted] just moved into the property on 8/5/2016, we cannot 100% determine that this tenant flushed these items as it is of course possible it was the previous tenants Therefore, Mr*** has not been charged for the Grinder Pump.A cleaning crew was also sent to the property after the repair was fixed to ensure all sewage was removed from the bathtub correctly.Please feel free to contact me by phone or email if you have any questions.Thank you and regards,Marie-- Marie J***Director of Operations

They are the worst management company to rent a property fromThey are thiefs and their property managers are unaccountable, unprofessional, and liarsWhen you are paid up until your written vacating date and they illegally change the locks and deny you access to the property you have paid for that is considered illegal evictionThis is all regardless of having everything in writingEveryone at this company seems to have amnesiaI gave them notice that I was vacating the residence July 31st and that they could start advertising the property to be available thenOn July 8th Ariane C***, one of their listing agents walked the house with me and I discussed letting the new tenants know the option of buying my washer and dryer and that I had intended to move most of my stuff and have it cleaned up for them to showOn July 13th I had an extra set of keys made and dropped them off at their night dropbox and let MsC*** know in writing that I was dropping off the keys so that they could show the property whenever they neededIn hours she contacted me asking if I had left behind my washer and dryer and that she had the inspection report on her deskMy lease requires that I be notified within hours of the move out inspection so that I could be present but that did not happenThey went ahead and started their work and denied me the opportunity to fix my own nail holes, etcThe director, Marie J***, then called me unapologetically stating that I turned over possesion because I dropped off keys even though I stated in writing that I was dropping them off as a conveniance so they could show the propertyThe maintenance coordinator, Ken G***, apparently is a thief himself or employs thievesI had vacuum cleaners and other belongings stored at the residence and the director informed me that the vacuum cleaners were not thereThe director does not care that they screwed upShe tries to bully people that may not be fully aware of their rights as renters

They are the worst management company to rent a property from. They are thiefs and their property managers are unaccountable, unprofessional, and liars. When you are paid up until your written vacating date and they illegally change the locks and deny you access to the property you have paid for that is considered illegal eviction. This is all regardless of having everything in writing. Everyone at this company seems to have amnesia. I gave them notice that I was vacating the residence July 31st 2016 and that they could start advertising the property to be available then. On July 8th Ariane C[redacted], one of their listing agents walked the house with me and I discussed letting the new tenants know the option of buying my washer and dryer and that I had intended to move most of my stuff and have it cleaned up for them to show. On July 13th I had an extra set of keys made and dropped them off at their night dropbox and let Ms. C[redacted] know in writing that I was dropping off the keys so that they could show the property whenever they needed. In 40.5 hours she contacted me asking if I had left behind my washer and dryer and that she had the inspection report on her desk. My lease requires that I be notified within 72 hours of the move out inspection so that I could be present but that did not happen. They went ahead and started their work and denied me the opportunity to fix my own nail holes, etc. The director, Marie J[redacted], then called me unapologetically stating that I turned over possesion because I dropped off keys even though I stated in writing that I was dropping them off as a conveniance so they could show the property. The maintenance coordinator, Ken G[redacted], apparently is a thief himself or employs thieves. I had vacuum cleaners and other belongings stored at the residence and the director informed me that the vacuum cleaners were not there. The director does not care that they screwed up. She tries to bully people that may not be fully aware of their rights as renters.

Review: This realty company does fully engage the consumer on the products they offer when choosing "NO CREDIT CHECK." was approved for a 3 bedroom TH in Stafford VA on 3/28/2016. The Rental was 1145 per month. I was emailed a Rental application on 3/25/16 and told to digital sign which I did. On Monday 3/28/206 I was emailed "YCONGRATULATION YOU ARE APPROVED FOR $980.00 PER MONTH. 1ST MONTH 980 WITH DEPOSIT OF THE SAME." e I jumped for joy thinking they had reduce the rental price due to my salary. On Wednesday I emailed the property manager back stating thank you for the good news, I would like to move in on 4/10/16 due to my being in a forclosed home and I had contacted the broker for this home to notify him that I had obtained housing prior to the 90 day notice to vacate which would be up on 5/18/2016. He sent contract for cash for keys and wanted me to sign as they offered me "Relocation Expense Check. That paperwork went to him on Wednesday 3/27/2016. And I would need to have him do a walk thru this home to ensure there was no damage or theft as I ensured him there was not.

Per MacDoc Realty agent on my email from her stated I was not approved for the TH in Stafford for 1145..but there is another available now for 1195 per month. I was furious as I have already signed to vacate this home. I feel MacDoc Realty is not forthright in dealing with people in telling them what exactly what to expect. The stipulate that the candidate should make 3x's the rent amount. But they kept stringing me along.Desired Settlement: That Mac Doc will revise their "NO CREDIT CHECK POLICY" DO NOT HAVE "CONGRATULATIONS YOU ARE APPROVED LETTER- THEY SHOULD HAVE THE TOTAL AMOUNT OF WHAT THE RENT IS FOR THE PROPERTY. NOT HAVE A CONSUMER PUSHED TO SIGN A CONTRACT, ONLY NOT TO BE CONSIDERED FOR THE RENTAL.

Review: I purchased a home a few yrs ago. I purchased it via seller-financing or contract-for-deed, which means I'm buying directly from the owner (without a mortgage company or bank). Per the contract, I was supposed to re-finance within 3 years. I made a downpayment of $8,900.00. When it was close to the end of the contract, I secured a lender, and called MacDoc properties to get a payoff. They would not give it to me and kept avoiding my calls. Even my lender tried to contact them. I spoke to at least 10 ppl trying to get the information I needed. The only person that wold talk to me was the office secretary, who told me she was sure someone would call me back soon, and she kept saying not to worry - they are not the kind of company that would take someone's home. Well, that's exactly what they tried to do. I didn't get a call back until a week after my deadline. An office mgr called to tell me that since I had not secured financing, I had to leave my home - because it was no longer my home. Well, I refused to leave, and I just kept paying the agreed upon amount each month, which they took. Now I have received an eviction notice that gives me 30 days to vacate. They are saying I'm a tenant. Well, I wasn't a tenant when I gave you almost $9,000 as a downpayment, and I wasn't a tenant when I had a fence added to the property, which greatly increased the value - at a cost of $7,000. New stove, new refrigerator, a/c fixed 3 times. House flooded twice, and had construction company come in ($3,000). No one has ever come out to upgrade or fix anything - that's not a tenant. This company is trying to mussle me out of my house. The reason I believe they are doing this to me - because I bought the house for $147,900 - and now it's worth almost $100,000 more. They simply want to steal my equity! They are crooks!Desired Settlement: My desired outcome is to let me continue with the refinance/purchase of my home, as was promised in the contract. I spoke to an advisor who suggested that maybe the terms of the contract can be negotiated or another 3 yrs be added on, or a split in the equity or something like that. I may, reluctantly, consider a compromise, but my ultimate desire is for MacDoc to do the morally right thing and work with me so that I can own my property.

This business only cares about money. I currently rent from them. They promise a rent to own program on the signs, but when you go to sign the lease they make no mention of it. They make you think you are in it and you're not. Maintenance is horrible, it took over a year to repair broken stairs. the office staff doesn't return calls. The fees are HORRIBLE.. Late rent is 10% plus an extra $5.00 every day. They are taking advantage of people with less than perfcet credit. they allow section 8 renters to rent propertiesd because they know it's guaranteed rent, but they do not monitor them. No normal maintenance is done on any of the rentals. They clean them up and rent to the next person.. and when something breaks they add it to your rent.... TERRIBLE.....
