This man will lie to get your money. His houses are apaling. I would not allow my most hated enemy live like this. I have spent close to to months in one of his house now an will not be here for a third. IF YOU HAVE A CHOICE BETWEEN BIENG HOMELESS OR RENT FROM HIM IT IS A NO BRAINER>>>>>>>>> BE HOMELESS. I have no idea how his houses have not led to someones death....NO JOKE. I even fell thru the dam floor. I know if your reading this its probly to late but on the off chance I caught you in time. DONT DO IT!!!! IT IS A TRAP!!!!

Review: I had been on craigslist looking for a place for my family and I when I came across an ad for a two bedroom house. I met a man that went by the name of "Spanky" which he claimed he just purchased the two bedroom house and had it for rent. We met up at the place [redacted] and he gave me a tour of the house. It wasn't the best house but it was something for me to keep a roof over my families head, so he asked when would I be able to make a payment towards the house being that I wanted to rent it, I gave him 300 dollars as deposit on the house signed a lease agreement and agreed to give him the rest of the money which was 400 dollars(200 security deposit and 500 for rent) when he had the place ready for move in. Spanky told me he could have the place ready by the that Friday and he would give me the keys to start moving in. Well, Friday came and he said it would be another day before he got the place ready, I waited till the next day to contact him to check the progress and he started to give me excuses to why he couldn't give me the keys. By Sunday I still didn't have the keys and things just wasn't feeling right so I contacted him and told him that I decided not to take the place and wanted the 300 back because he didn't keep his end of the verbal agreement we had for me to get the keys and once I told him that he became unresponsive. I tried numerous of time to collect what was mine but he never responded with a confirm time when I could get my money back, he told me I would have to wait because he had to put the house back on the market. Time went by and I still received nothing, then one day he contacted me saying if I wanted out the lease I would have to write a letter saying I wanted out the lease as it stated in the lease. I went to the legal aid building and had the lawyer right it for me and I took it by his office and I still didn't receive my money and he has been unresponsive since then.Desired Settlement: I feel the business should return the money I gave them as a deposit because when I talk to legal aid I was informed he didn't even have the right to rent out the house.

Review: I have been renting from Spanky for two months now, & he has not finished fixing the house as he promised. The wiring is all wrong, the electricity pops off, there is no heat or AC. All they did was paint over the mold instead of replacing the dry wall. The house is falling apart, he wont fix anything, but he wants money. Now he's trying to evict me. He lies, & his houses are health hazards.Desired Settlement: He should return all of My money so I can find a safer more equipped place to live.

REPSONSE TO LETTER OF 3/28/2016 COMPLAINT [redacted]To whom it may concern:I wanted to respond to this complaint by the tenant that I have at [redacted] in [redacted]The original lease was signed by [redacted]. She is the one that showed [redacted] the property. After seeing the property [redacted] decided to sign the lease with her. It was two months later that she wanted me to sign a new lease with her.On both occasions [redacted] did not send in the property checklist which is required by the Landlord Tenant Act. This has to be done within ten days and is a declaration of problems in the property. If this is not done the landlord can assume the property is acceptable to the tenant. Which is was. [redacted] had two occasions to do this.She paid me the rent once and I accepted it. At that time she did not mention that there were any problems with the property. I did tell her that I would replace the ceiling tile that was taken down by either her or the other tenant that occupied the property.When I inspected the property which I have done several times and did not see any of the visible issues she is mentioning, ie the mold, the electric, replacing drywall, not really sure.I did stop her husband one day when the rent was not paid and asked him about it. He attacked me, swearing and calling me a liar. At that point we are done. One one has to be abused to the extent that he did to me.According to the law stated in the Landlord tenant act, copy attached a tenant has the right to assert their rent and claim issues. Whatever they may be. This tenant did not do this. Therefore, releasing any claim that they may have. That's why there are laws in place. The Judge would then decide as how to release the funds based on facts not the rope de dope play on non payment of rent.If indeed a place is as bad as she says, then why is she living there. One reason is that she can live for free.[redacted] has been evicting from several places in the past for non payment of rent as you can see by the records of the court. She is a pro in the rope de dope.The house was recently renovated and we have had previous tenants that were happy.She complained to our new property manager there [redacted] about some electrical concerns. [redacted] and the electrician by the house 3 to 5 times and no answer at the door to check on her issues. She claims she wants no one in the house when she is not there. Wonder why.I have obtained a UD for eviction and was not present for the case and it is under appeal now.Detective [redacted] I understand has advised her to put the rent money in escrow and assert her rights. My bet is that she will not do so. They, those who do not pay rent usually do not want to follow the procedures of the law and only use outside sources to circumvent the payment of the rent in the beat until they are bet method of living large.She does receive money each month as an entitlement from the government. She could move. But maybe the truth be told that her reputation is so bad no one wants to rent to her and I was one of the few that would.Her husband even told the new property manager that he would give him some rent. That was another joke. [redacted] will submit a 5 day notice for non payment of rent. They can assert there rights, but I am sure that they wont. This is a slumlord the properties conditions are not liveable. His business ethics are outrageous for [redacted] harassment to verbal threats he walks in your house when ever he wants so dose his staff for no reason because he dose not fix anything

This s the worst co called landlord ever. He will cheat you out of your money. He rent houses than are condemned and unlivable. He lies to you and about you. He is harrassing abusive and just rude. There is nothing but problems with him and his houses.PLEASE BEWARE DO NOT RENT FROM THIS PERSON.

He is the worst landlord I have ever come across in my life. When we moved into our rental property, there were promises that the issues the house had would be fixed within the first week. It has been 6 months and our bathroom and kitchen floor are caving in! Our rent is always on time and we have proof. Yet, he texts us threatening to evict us, threatening us in general, harassing us, etc. His houses should ALL be condemned. My husband worked for him to repair some of the houses and he doesn't repair them, he just paints over them and tries to hide all the mistakes. It's a miracle no one has been injured. He has been in jail, people. DO YOUR RESEARCH.

[redacted] the owner of this business is a SLUMLORD. He paints over problems instead of fixing them, not only that but he is verbly abusive to his workers and his clients.
